Airbnb Overview

OwnerRez has partnered with Airbnb to provide a channel integration that allows OwnerRez users to distribute their existing property content, rates, rules, and availability directly to Airbnb and automatically receive booking and guest information, and, when available, the guest profile photo, all within OwnerRez. Airbnb Channel Integration Review

Airbnb remains the merchant of record for all payments, including past, present, and future transactions. Below is a list of all channel integration functions, whether Airbnb integration supports them, and details about that support.

Property Content Yes The descriptions, amenities, photos, location and layout (rooms) of the property are pushed automatically to Airbnb any time they change in OwnerRez Airbnb allows channel-integrated hosts to edit listing content directly on Airbnb. However, doing so locks those fields, preventing OwnerRez from overwriting them. To unlock fields, log into Airbnb > Listing preferences > Property management software, and select to manage from OwnerRez to unlock all attributes simultaneously.
Rates Yes Rent, fees, discounts and tax amounts are pushed automatically to Airbnb any time they change in OwnerRez  
Rules Yes Minimum night stays, restrictions (pets, max guests), cancellation policy, house rules, etc. are pushed automatically to Airbnb any time they change in OwnerRez Airbnb requires instant booking for channel-integrated-connected listings if any other channels use instant booking. You can set restrictions on verified ID, etc. Or, if you use Request To Book on all other channels, you can use that on Airbnb as well.
Availability Yes The active calendar of what is already booked versus open and available is automatically pushed to Airbnb any time it changes in OwnerRez  
Reviews Yes Reviews that the guest writes on Airbnb are pushed to OwnerRez  
Bookings Yes Bookings that occur on Airbnb are automatically pushed to OwnerRez (without the guest's credit card)  
Credit Cards No Airbnb will not pass the guest's credit card to OwnerRez for processing, so it will not be stored on file with their booking in OwnerRez  
Guest Info Yes When the booking comes into OwnerRez, it may include a guest's phone number, but it does not include the guest's email address The guest's real email address is not transmitted, even when using the channel integration.  Use this method to obtain it directly from the guest.
Quotes Yes The ability to send a different or custom rate (ie. "special offer") to the guest before they book on Airbnb  
Inquiries Yes Requests or general contact that the guest makes through Airbnb will be pushed to OwnerRez for response

Airbnb Host Fees

Airbnb has two different fee structures for hosts: a split fee and a single fee.

  • All new Airbnb host accounts will default to Airbnb's single fee structure, which deducts a flat 15.5% service fee from your payouts.
  • Starting October 27, 2025, all existing Airbnb channel-integrated properties will move to Airbnb's single fee structure, which deducts a flat 15.5% service fee from payouts.

Users can offset these Airbnb host fees with a +15.5% rate adjustment in their OwnerRez Airbnb channel integration by navigating to Settings > Channel Management > Channel Integrations > Airbnb > Change > Rate Adjustment, and set your Rate Adjustment to “Adjust both rent and surcharges” and “Increase by” and set the amount to 15.5% (or the amount you’d like).Users can offset these Airbnb host fees with a +15.5% rate adjustment in their OwnerRez Airbnb channel integration by navigating to Settings > Channel Management > Channel Integrations > Airbnb > Change > Rate Adjustment, and set your Rate Adjustment to “Adjust both rent and surcharges” and “Increase by” and set the amount to 15.5% (or the amount you’d like).

Pros and Cons of the Airbnb channel integration

OwnerRez's Airbnb channel integration keeps your property content, rates, and rules in sync with OwnerRez without extra effort, replacing the Channel Bridge tool and eliminating the need for iCal. Payments still occur on Airbnb, and the guest's complete contact information and email addresses can be requested directly from the guest. The main benefit of integration is the ability to manage content directly from OwnerRez. Anyone can join; start today!

Airbnb has special policies for long-term bookings that are not supported in the Airbnb channel integration, which may allow Airbnb to ignore many OwnerRez settings users have set.  OwnerRez recommends that long-term booking settings (28 days or more) be set in Airbnb.

Airbnb Search Quirks

Airbnb hosts may find that Airbnb search results appear differently from how they are configured in OwnerRez. Airbnb and its UX teams have determined those search configurations, and OwnerRez has no control over that, but we can provide some information to our users.

  • If browsing as an anonymous user to see what guests see (like incognito mode, or just not logged in), then Airbnb will use that context to determine search filters.
  • If users search for listings that allow Instant Booking, their listing may not appear in the search results if it has a restricted Instant Book option (e.g., for experienced guests only). It would only appear if the listing allows instant booking for Everyone, since that's the search context. 
    • It is possible that this could also apply to other things, such as a date range. A search for unbookable dates based on min nights in the advanced search (but could be bookable via RTB) could be excluded from the Instant Book filter?
  • Search results, particularly the number of guests allowed and the number of bedrooms, may display differently depending on the number of guests being searched for. Searching for one guest, search results may not show more rooms even if there are more rooms.
  • Hosts can verify that the listing is configured correctly by checking the Airbnb listing detail page, which accurately displays the rooms and the number of guests, regardless of the search terms used. However, the search results may be customized to display different information than the exact configuration of the listing.
