Disable or Re-enable a Property

Maybe the property has been sold (and you won't be managing it for the next owner), or you will no longer be offering it as a short-term vacation rental. In these scenarios, the property should be disabled to avert any future bookings. If this is a short-term need, though, blocking the property's availability via Blocking-off Time or Property Snoozing may be the better route.

What is Property Disabling?

Disabling a property allows you to stop taking bookings while maintaining some property information in OwnerRez. Unlike snoozing a property, disabled properties are no longer included in billing calculations. When properties are disabled in OwnerRez, the following occurs.

  • Future bookings (and their associated damage protection policies) are canceled. 
  • Guests do not automatically receive refunds or notifications, and it is the host's responsibility to manually notify affected guests and refund all monies for the canceled bookings.
  • While channel integration connections are deleted when a property is disabled, hosts are still responsible for delisting their properties on individual listing channels (e.g., Airbnb, Booking.com, Vrbo, etc.).
  • Unless your account is closed, users are still responsible for all regular monthly OwnerRez costs and fees.
  • When properties are disabled, OwnerRez deletes many connections, including:
    • Channel Integration Connections
    • Hosted Website
    • PM Owner Configuration
    • Mutual Blocking
    • Calendar Imports/Exports (iCal)

Disabling a Property in OwnerRez

To disable a property in OwnerRez, navigate to Properties and the specific property you wish to disable. On the next page, Disable Property, OwnerRez has added a link to view the affected bookings when disabling a property. Before you click Yes, disable this property. Be sure to click on View Affected Bookings first.When disabling a property, OwnerRez has added a link to view the affected bookings.

Users trying to disable OwnerRez properties with future bookings get an in-app notice showing the number of upcoming bookings and their damage protection policies that will be canceled. It is the host's responsibility to manually notify affected guests and refund all monies for the canceled bookings.

Disabled properties are available to be included in the Active/Disabled Property Statuses in the Group By dropdown list for most OwnerRez Reports.

Pause/Delist Channel Integrated Listings

Before disabling your property in OwnerRez, we recommend that you pause/delist any channel integrations in OwnerRez, such as Airbnb or Vrbo. If your channel-integrated listings are not paused/delisted, they are considered active and can still accept bookings.

Most listing channels require you to pause or delist on the individual listing site as well, especially Vrbo. Below is a list of some of the more common listing sites.

  • Vrbo
  • Airbnb 
  • Booking.com
  • Houfy
  • getawayGoGo - Login to your getawayGoGo account. Navigate to Manage Property, where you should see a list of your properties. Click Off on the property that you want to deactivate.

Re-enabling a Property in OwnerRez

Are you ready to place your property back on the vacation rental market and need to re-enable a property in OwnerRez?

To re-enable a property in OwnerRez, navigate to Properties. The OwnerRez Property list defaults to Enabled properties only. Locate your disabled property by either clicking on the green X to the right of Enabled or clicking on the green Show All.To re-enable a property in OwnerRez, navigate to Properties. Before enabling your property, pay close attention to the warning on this page.

After re-enabling this property, review each area to reconfigure. It won't automatically reconnect mutual blocking, channels, or other settings. Check calendars, rates, triggers, etc., to reconnect them.

What to do in the event of a Catastrophe

Unfortunately, unforeseen and completely out of our control catastrophes, such as floods, fires, and hurricanes, can happen. OwnerRez sincerely hopes that this doesn't happen to our users, but these unexpected circumstances may occur.

Users who know that their vacation rental property will be offline and unavailable for rent for months or more while repairs (or rebuilding) occur should follow these different scenarios, based on their expected downtime, as the best course of action after a catastrophe.

    • Less than 1 Month 
      • Cancel any bookings for the affected property.  
      • Add Calendar Blocks to the affected property.
      • Update the Property Description to inform potential guests about the current situation and when the affected property is expected to be available again.
      • This way, channel integration connections and possibly your website remain active, and your Property is still being advertised for future bookings beyond the blocked period.
    • Down 1 to 6 Months
      • Cancel any bookings for the affected property.  
      • Consider Snoozing or Disabling the affected property in OwnerRez.
      • Leave your OwnerRez account active and pay the minimum monthly amount. This way, you will still have OwnerRez access, making it easier to restart when the affected property is available again.
