For guests that are staying longer than a certain number of days, my jurisdiction will count the guest as a "tenant" instead of a guest. That means I have to provide a lease agreement with additional pamphlets related to Tenant's Rights, Lead-Based Paint, and other topics ATTACHED to the lease agreement. Obviously I can't do this now in OwnerRez. Instead, there is the text scroll box that has a Ren...

Users are unable to automate or schedule any type of reservation-level report. This means the process of seeing recent bookings created is completely manual, necessitating a human to manually set filters, run daily reports, export the csv, and clean the data as needed. It's very time consuming and inefficient.

Other PM systems can automate the daily sending of a reservation email to the u...

I have a few properties and I manage others for other people. Right now I have a single Hosted Website with multiple properties.

I'd like to connect each of the properties up with Google Vacation Rentals

I would like to use each of the per-property subpages on my Hosted Website to link to Google Vacation Rentals. Can I do this or do I need to set up a separate site for each property along w...

I have had Host.co linked to all my properties for about a year.

I have 3 Properties in Waikiki and 3 on the Beach in San Diego. So far we have had Zero Bookings for anything. Surfing Lessons, Luau's, Electric Bike Rentals etc.

These are all big sellers in both locations but a big Zero Bookings on Host.co  Is anyone else seeing the same thing?

We have called them many times...

    Hi all,

We've been having issues with some of our guests who use booking.com getting messages or notifications via the booking.com messages.   We just received the following from booking.com regarding this and I thought I would share it with you in case you are experiencing similar challenges.

Due to the recent maintenance and upgrade of the booking system, it may happen that you send...

We currently have a fixed amount surcharge for additional guest fees with the multiplier set to every 1 guest above 2 up to the property max. I’d like to have an additional guest fee for every guest over the first 2, where each additional guest would add another 5% of the initial rate to the final total. For example, if there are 4 guests and the initial rate is $100 per night, the final rate would...

I’m looking for a payments due report…. If I enter a set of dates, the report will tell me which of my units have a payment due during that time and even maybe whether it’s the first or second payment. I’ve looked. I don’t see one.
    thanks!

3 of my listings on Airbnb show incorrectly high bed counts.  I double-checked my OwnerRez and don't see any issues there.  Vrbo is fine.  I saw a comment on Facebook that this may be a widespread problem with Airbnb with their AI counting photos of bed (ie if we have 2 different angles of the same bedroom it will count as 2 beds).  Not sure if that's accurate but I need help figuring it out.  Any...

It handles single-lock properties just fine — it’s only when there are multiple locks at a property (front/back doors) where it gets clunky. I’m assuming yours that you’re referring to is a property with only one lock?

    Hi Alece,

I believe we've satisfied this request to the best of our ability at this time.

As of today, if you have multiple locks on the same booking that all use the same code, like this:

The door lock relevant field codes you use in your templates should just display the digits, not the lock names.

    If you have multip...

Today's release should prevent the name of the locks showing if, only if, all lock codes for that booking are the same. So if you have a guest with two different locks but the same code on both, only the number should display.

But if you've got multiple locks associated with the same booking, some of which do not have the same code in use, the lock names still display.

    The change released...

Airbnb and VRBO have changed their UX experience to display total prices including fees (like cleaning) in the first total. This would meet the pricing requirements for this law, correct? Cleaning fees are not illegal, it’s just that the fee has to be displayed initially, not after several click throughs. This was never my favorite experience as a host or a guest so I’m happy the fees are displayed...

    @Joel - Yes, however on Mobile it's become a multi-step process.

Unfortunately, at present there's no way to do that - editing the Hosted Website does require full admin access.

Normally I just put two returns in between paragraphs. :-)

The auto-formatting can be a bit odd, particularly if you are copying in test from some other program.  However, under the covers it's just ordinary HTML.  If you are familiar with that, you can use the Edit HTML button and make sure the <p>...</p> tags are correctly set.

There's not a standalone report, but you can certainly get that information.  Go to the main Bookings display, choose List view, and use the Filters appropriately, with particular attention to the Security Deposit Status option selection.

Here's how to keep the security deposit hold:

This does not require any interaction with Airbnb at all.

However, it sounds like your situation is a bit more complicated, in that, even if you keep the entire security deposit amount, the cost of the damage still would not be covered.

    Therefore, you have a couple...

YES! Date-specific seasons really don't make much sense in this industry!

Just in case someone's searching for this with different text, some less-common names for it would be: rule-based; recurrence; weekday-defined; floating date range.

This is not a phishing message, it is legitimately from Vrbo - we got it also, as well as other partner-level communication.
