Hi everyone, Mark here from Boostly. I wanted to check in and respond openly, as I only recently became aware of this thread.

First off, thank you to Paul, Deb, Brad, and others for taking the time to share detailed feedback. Whether positive or negative, it’s all useful, and I genuinely appreciate people being honest about their experiences.

    A few important clarifications that...

    Hi Ownerrez Support Team,

I am reaching out to inquire about a potential adjustment to the messaging settings within the platform. Currently, when we communicate with guests, the Airbnb co-host's name is visible in the messaging thread. While this is helpful in some cases, it has become somewhat challenging to quickly identify the guest’s name in conversations, especially when managing multiple...

Has anyone seen this from Airbnb this morning?

    (Full text below the screenshot)

Seems like they want deposits (even api host offsite holds) to show up as a fee in their check out.  They’re trying to show all the fees upfront on the search The problem is the deposit is a hold not a charge, but if they show it, it’ll look like a charge and make listings with holds/deposits seem more exp...

    Hello,

I know my solution is not as automatic/hands off as what has been requested in this thread, but I've created an email template/trigger to be sent to my husband on the day a guest checks out check the thermostats and door locks after each booking.

My husband can then quickly open the thermostat and lock apps and make sure they are set the way he wants them to be set while the house is empty...

Hi Alisa, after much research, I'm using an AI messaging tool and have found it helpful, although there are some frustrations. They aren't nearly as good as OwnerRez when it comes to taking feedback/improving their product.

I realize the idea of having AI respond to guests can be a polarizing topic, but AI messaging tools have a lot of functions, even if PMs don't have it automatically respondi...

Thanks for the feedback on your ACH needs.  We've looked at ACH/eCheck before, but it's complicated with many of the flows that we support.

    Some thoughts:

    * What do you do about channel bookings such as from Vrbo where you are the merchant of record and the guest's card passes through to OwnerRez?  ACH wouldn't be possible in that case.  Just ignore the ACH option and require CC?
    * What ha...

Unfortunately, there is no way to be absolutely sure the emails sent to your guests won't end up in their spam folders instead.  The nature of the Internet email system originated half a century ago, and was never designed for how it's used today.  The best we can do is to work within existing systems, and lower the likelihood that your emails will be viewed as spam.

There's a typo in your link, mountain is misspelled

A couple things jumped out at me ... All offered by the guy who has no website at the moment ;-)

    - lots of typos (Ruidos; THIGNS; Granit... try selecting all the content on your page, then copy/paste into microsoft word and inspect anything it thinks is awkward (blue) or misspelled (red)....

I'm afraid that's just how the credit card payment processing system works.  Buyers can always dispute charges and almost always win; when there's a dispute, the disputed amount is immediately removed from the account of the merchant and held in escrow until the dispute is resolved, which nearly always is in favor of the buyer.  There are a few services that provide what amounts to chargeback insur...

Works for us at a pretty high rate. The email address that OR originally imports from Airbnb is a @guest.airbnb.com email address. It's a special email address that sends email back and forth directly with the guest. It does not add messages to the Airbnb message thread (what you can see online). The message thread email address ends with @reply.airbnb.com. The @guest one only works while the b...

Stripe ... does not appear (according to their customer service) to allow for my payment method of 50% to reserve and balance pulled automatically 30 days prior to stay---basically they don't keep the payment info on file to pull that 2nd payment.

Hmm, we have lots of clients using Stripe to do exactly that.  I think their agent was confused.

The various payment processors we support have l...

Personally, I don't charge anything. If my unit can sleep 6, they can book up to 6. I do all my ROI calculations based on the number of nights I expect to rent the property out and the expected rate for those nights (e.g. for a hypothetical 2-bedroom condo in my market: $85 average for 120 nights of off-peak, $140 average for 100 nights of peak). My costs are figured as rounded-off averages per mon...

    This copied from his email.

I did last year. He brought like 20 VR authors and company leaders online last year, eg, NoiseAware. I did them all. VERY educational.

Honestly, I was not interested in his offerings. But this equivalent to going to a $800-1000 conference, no joking. March 21-24

    Hi there Roman,

I'm Suzy next door to you in Panama. Nice to meet you and good luck with your direct business. If it's of interest, here is my vacation rental.

The option I'm using right now for direct booking payments is Paguelofacil (not sure if that is just Panama or Costa Rica as well) but there is also Cuanto (also not...

@Jacques: I literally just did the same thing, and almost identical to what you said. I had DirecTV, it was also almost 200/month and I also went to Disley+, Hulu and others. In my case, the big thing was having strong enough internet. It's gotta be low latency and a pretty decent pipe with no caps. I'm on a microwave P2P system in the mountains but it works really well so I went for it. It's...

I suspect my market is similar to @BlueMtnCabins'. Our market is pretty much 40% retirees, 40% families, and 20% other (some younger couples or younger/middle-aged groups of friends). So most of our guests could probably figure it out, but a lot of older people just don't have the capacity to adapt to change as quickly and figure out things like streaming apps on TVs, even ones that fairly decently...
