    ...ssue:

    1) Any follow-up email could only be sent once per week, month, etc... so if the guest had three quotes done together, they would only receive one instance of that particular follow-up.

    2) Rather than being based on quotes, the follow-ups can be based on emails sent. So if an email goes out that has three quotes in it, it is the email itself that is followed-up on, not the individual...

I am adding tours as options to the booking. I can specify number of guests, but I need to set a minimum to make it worthwhile. Such as a minimum of 4 people

The Multiplier allows starting to charge people after a certain number, but that is no help.

    Optional Add-Ons
"Add 1/2 Day Local Tour - JW for 3 guests for $285.00 + tax (What is this?)"

...If some one checks in the same day that another checks out ==> no early check-in or early bag drop-off is possible.

If not ==> early check-in/bag drop off possible. 1) perhaps with advance request. 2) perhaps payment required for either.

It would be useful to direct an email template/trigger based on this.

Perhaps even a switch or custom code that is/is not possible within an email template?

    Thanks Chris,

Final question on this subject. Is it possible to have different minimum stays on different platforms for the same property? EG. 2 night on ABB and 4 nights on Booking.

I think you need to define number of boxes per max number of people your property sleeps. I.e it is not dynamic. And make them "required" at check out. Suppose your property sleeps 6 and only 4 will be staying , then they will have to put NA in the last 2 boxes . I thought of this and abandoned the idea because it will make form very long and cumbersome, and m places sleep up to 16.

7 properties and 2 comboes (looks like 9)

I understand ABB & HA have a mutual instant booking function to avoid double booking

So the best practice at this moment is:

    HA/VRBO api?

    Booking.com api (I think)?

and for flipkey + AirBnB what?

where does channel bridge fit in now?

...ABB to VRBO and vrbo to Airbnb).

Where you have API, sync will be instant. Where you do not have API, it will be just to/from ical calendar sync. Frankly, I think you are overthinking it. The only 2 that can penalize your for double booking /cancellation are Tripadvisor (but chances of any booking are slim) and Booking.com.

So we already established that b.com has API, so that is instant. I wo...

Looks like the Kaba interface is only in PM mode with 10+ units? Any chance those of us with only 1 or 2 units will be able to get in on the act? Would make life so much easier. Thanks!

OK. 4 groups have booked so far ( I am taking it slow).

    Major annoyance

2 scratched up several pieces of furniture. Only saw 1 chihuahua.

1 bloodied up a brand new king bedsheet (ok, was only$25)

1 left a permanent waterstain on a wood side table.

Not at all what I expected. The Mrs. is very unhappy.

What would ARDI have done in these 4 instances?

...If the guest requests early check-in/late check-out, I give them the option to pay 50% night fee to lock that in. If they do, I'll block off that night.
    - If not, I'll tell them to check back within 2 weeks of arrival to see if it's still available. If it is, I'll mark it as early or late, but tell them that could change if another guest books the night.

    A few things...

    1. I don't know where to find the sync history so I can click on those bookings you highlighted. I have looked everywhere I can think of to find the sync history.

    2. I never received a cancellation warning email from OwnerRez when the Airbnb guest cancelled their stay from July 5 - 8.

    3. I also don't understand why there would be three "silently removed / canc...

...ick on Properties up top, click on your property, then go to the Calendar Import section. Click on the calendar you want to drill into and it will show you all of the details there (see screenshot).

    2) Each calendar import has its own settings for whether to cancel directly or warn, and Airbnb is set to cancel directly. Confusing, right?

However, it looks like some Airbnb bookings were created di...

    Two things:

    1. When I followed your instructions and I clicked on the Airbnb calendar link, I don't see the same history you see. It shows me only ONE line in the history.

    2. I'm referring to the sync not putting from Airbnb, despite that I have recently manually hit the "Sync Now" button.

I do have OwnerRez calendar syncing with Evolve, even though I know Evolve does some effed up things tha...

...ions for that. I'd recommend running through that log and making sure all of those cancel items are actually canceled since you have that one set to send a warning instead of actually cancelling it.

    2) The sync is updating from Airbnb, but there are no future bookings to pull which is why there are no new sync items in the log. The only future booking in the Airbnb iCal right now is for Bianca Ber...

...use iCal for the calendar updates. The change that I have made recently in my inquiry response process is that I use the homeaway system to quote and the OR system so my potential guests are getting 2 quotes from me. The OR system is a lot more friendly for guests since it automatically charges the 2nd payment and automatically reserves the security deposit. Homeaway handles those tasks differen...

Got it, will you be looking for another merchant account provider that may offer better rates? less than the 2.9%.
Glad to know I don't have to switch, but don't want them adding their fees either since my contract says $0 in fees, so will wait and see how they do.

Yes absolutely. That's the next step here. We're looking at a number of merch providers who are cheaper than the 2.95%. We'll help you move away from the Cornerstone account you have now, but only if you want. I believe you will want to. There are a number of cheaper vendors out there.

I agree. One of the reasons for joining here for me was to avoid additional fees, which are not even that high, for example with PayPal. They are slightly higher than 2.9% plus 30 cents. That right now doesn't seem so high in comparison. I really enjoyed sending invoices and automatic emails, however, Spending $5 per invoice it's probably not what I would do.

...way, there is no interlocking dependency or need for us (OwnerRez) to need to be compensated for use of our software.

As for the $5/booking charge, it's usually lower than that unless you only do 1-2 bookings per month. Also, we are going to be creating a monthly flat rate that you can choose instead. So there will be Pay Monthly (flat rate based on number of properties you have) or Pay As You...
