    1) "inquiry is created" system alert is activated only if there is an inquiry from OR widget

    2) there is no way of having the alert to be sent to a different email address than the account email address
    when an inquiry is created from OR widget.

If this existed I could create a trigger to send the Check-in instructions when (1) the booking is paid in full, (2) Rental agreement is signed AS WELL AS when (3) the ID has been provided (which they system could validate if the custom field was checked or filled in with YES or something.)

    Question about using tags in triggers: There are 2 types of tags, one related to bookings and one related to guests.

    If we create a trigger to use "only" a specific tag, does the trigger look at ALL tags or only the tags related to bookings?

    In the case of collecting IDs, it would make sense to add the "ID received" tag on the guest so that it is visible if the guest should book another stay...

    No ETA on those yet, but definitely something we will be doing. In the meantime, a couple of ideas:

    1) You can see the unread inquiry count on the Inquiries tab on OwnerRez
    2) Create a filter in your email that looks for the "inquiry from" keyword and breaks it out into a separate label or stars it

    Anyone using constant contact, mailchimp or similar to email your past guests (or inqures) to send them "newsletters" specials etc.

    Any success with that? I have been doing this since 2016. I send maybe once a month. Over 1600 addresses on my mail list. I can trace maybe 2 repeat bookings to it.

Most cabins are in so called "resorts" cookie cutter builder grade situtated 5-8' from one to the next (no privacy) exact same perched on 40' drop off (meaning no room to walk, parking for 1-2 cars at most when a cabin claims to sleep 10-12..and no place for kids to play safely (as mentioned, steep drop offs). Ours is family market. Means kids, kids want to play.

    I just set up booking.com for 1 of my 7 properties so far. I've received 4 booking from them in the last 2 weeks with no credit card information. When I call and speak to booking.com, they tell me that I have to collect the payment from the guests upon arrival until they validate my property which may take a while because it's already been over a month since I set up the account.     Don't worry. They will likely cancel anyway or give you a bogus credit card. in 1.5 years with 2 (last few months 3) properties I had maybe 3 or 4 total reservations that actually paid and stayed, and one charge-back. Not worth the hassle. Pulled the plug last year.

    I dumped BDC last year. They are more trouble than they are worth in bookings. 3 bookings that actually paid in 1.5 years between 2-3 properties are not worth the aggravation and effort, to me.
