When reviewing the quotes OwnerRez generates, there’s a serious formatting issue with how lodging rates are displayed, especially on multi-night stays.
Example from a 3-night booking (the forum is not allowing me to upload images but this is basically the format on the site):
Description |
Rate |
Amount |
---|---|---|
Lodging |
$780 |
$780 |
Cleaning Fee - Cowboy Cabin based on $65.00 per stay |
$65 |
$65 |
Pet Fee for 1 pet based on $25.00 per night per pet |
$75 |
$75 |
Colorado Sales Tax 2.9% |
$26.68 |
|
Cortez Lodging Tax 2% |
$18.40 |
|
Montezuma County Tax 0.4% |
$3.68 |
The lodging line currently shows:
Rate: $780.00
Amount: $780.00
There’s no breakdown showing the nightly price ($260.00 per night). Guests don’t easily see how the total was calculated.
Why This Is a Problem:
Transparency: Guests expect a clear, itemized breakdown of nightly rates, especially as they get this with pet fees:
Pet Fee for 1 pet based on $25.00 per night per pet
Trust: Without a clear nightly rate breakdown, guests may feel unsure about the validity of the pricing.
Compliance:
Many jurisdictions now require full transparency in lodging pricing, including:
Clear disclosure of per-night rates.
Visibility of all mandatory fees and taxes.
Recent moves like the FTC’s junk fee crackdown and state short-term rental laws (e.g., Colorado) are pushing stricter transparency.
Inconsistent or lump-sum pricing could put both OwnerRez and hosts at risk of non-compliance with these regulations. Guests must clearly see the nightly rate and understand how the total is built.
Requested Improvement:
Instead of lumping the lodging total, show the nightly rate:
Lodging at $260 per night for 3 nights
Or, if nightly rates vary:
Lodging: $250 (Mon) / $270 (Tue) / $260 (Wed)
Bottom Line:
Guests expect — and regulations increasingly require — clear and accurate per-night rate displays. This update would:
Ensure compliance with current and upcoming laws.
Increase guest trust.
Reduce pre-booking questions and friction.
Thanks!
Have you tried Settings > Pricing Preferences > and select "detailed breakdown" in every category?
Then Widget will display like so (Standard in this example is a Season name)
And quote sent to guest will look like this
That’s definitely better, but I think it’s important to add:
“Rate” refers to the price charged per unit of time for lodging accommodations — most commonly, this is the per-night cost for a stay in a hotel, vacation rental, cabin, or similar property.
Standard Usage: Typically expressed as “$X per night”.
Purpose: Reflects the base cost of the stay, before taxes, cleaning fees, pet fees, or other add-ons.
The problem is that the way it’s currently displayed in OwnerRez — showing the total of all nights under both Rate and Amount — is confusing at first glance. It’s not immediately clear how the total was calculated, especially for guests accustomed to seeing a breakdown by night.
Here’s an example from Marriott that’s clearer and more intuitive:
* This forum isn't letting me upload images, still trying to troubleshoot the issue...but a screenshot in case the table isn't displaying correctly:
