    What are our gross payouts per month from all bookings? Taxes can be a different report. Right now seeing our gross payouts each month is difficult. 

    Have it be in a graph form like what Airbnb has. Shows what’s already been deposited and what is booked to come that month and future months. We want to see it all clearly on one page and not have to run a search or report.

    What have you all been finding as a result of this change? Have any of you professional PM's (we are mom and pop) figured out if the % should be 18.5%, not .34%?

    Is there a way to show guests multiple payment options when they check-out (credit card, ACH, Venmo, Zelle, Crypto, etc). Then they can decide how to pay and we can decide if we want to add a surcharge for let's say CCs. I know all of those payment options are available, but only 1 can be set up when they guest is checking out and the others need to be manual.

    So I've been waiting for this to impact our listings on AirBnB, but as of mid-afternoon EST on 10/28/25, I'm still seeing the split fee model on attempting to book my properties at checkout when clicking on 'Price Breakdown' (showing AirBnB Service Fees).

    Update: I just heard back from Airbnb tech support. Apparently there's a system-wide update going out to all hosts (not just PMS-connected ones) on December 1st, and they are anticipating that our fee structure will update at that time (but they're not going to solidly commit to a timeline either!).

    currently direct bookings I pay credit card processing  and airbnb bookings I pay the host fee etc
    I pay my owners Rent less my commissions so if I add a rate adjustment owners will think they are getting more rent but actually that's me adjusting the rate to cover the host fees?

    Now I'm going to have to back out the rate adjustment manually so...

    When you create a new quote for a direct booking for the additional night(s), you can go into the charges and adjust them there, deleting the fees you don't want to charge and adjusting any other fees you want to keep and adjust. The notifications you have triggered for direct bookings can be set to be different than for bookings via Airbnb and other OTAs.

    Our reservation system operates on a night-based booking model rather than calendar days. A one-day block actually encompasses one night, beginning at check-in time and concluding at checkout the following day. While this appears as two calendar days in the system, it represents a single night's stay.

    You should be able to accomplish this by creating custom payment options. To configure this, go to Settings > Payment Methods and click Connect a Payment Method.
