    Hi Scott,

    I'm just getting the feel of everything so I dont know for sure.  However, I would think that the <Available> option would mean 2 things:  1) Trip insurance is offered.  2) That guest hasn't purchased trip insurance.   If you bought insurance then it is no longer available.  Otherwise, it implies that you can purchase several trip insurance policies against the same booking days.

    We have some airbnb bookings where when you click on the conversations tab it shows nothing. However ownerrez has got those messages in the CRM inbox, but appears to have created 2 guest files for one person.

    So you see say...
    'Joe'
    then another record for
    'Joe Bloggs'

    The booking is in Joe Bloggs name but it doesn't realise that the 'Joe' guest is the same person and...

    I like Valerie's idea. VRBO automatically sends these emails based on payment owner set payment schedules - e.g. 1-2-or 3 payments and the time they are due e.g.-all at the time of booking or final payment in 1 or 2 installments. It would be awesome to be able to set up automatic reminder emails to our direct booking guests when the next installment is due.

    ...issue I am having with guests. Would really like to at least have time stamps be in our local time zone- PST, and the customization time of day would be ideal. The Check Out email is too rushed for a 2 night stay and most of our bookings are 2 night stays.

    Thanks for the direct and honest feedback, Dori123. You're not alone. Many many OR users have asked about the QuickBooks integration. We have planned and designed but had to sit on them over time as other things have gotten in the way.

    There are basically two types of QB updates:

    1) There is no way I would ever pay $35 a month. I probably average 3-4 bookings a month, that is with 2 units (a duplex). In the high season, we have guests stay a month or more.     Have your rent as position 1 - I'm thinking it would always be at the top anyway.
    Have your cleaning as position 3... it will be next in line unless you have something that says it should be position #2... see next :)
    Have any/all discounts as position 2, that way it only discounts the rent and is discounted before cleaning, taxes, and/or any other surcharges are applied.
