...ve hundreds of 5-star reviews across all popular platforms. Guests being unhappy does not mean they are indeed unhappy. What I mean is that Airbnb guests tend to act unhappy and come up with nitpicky stuff to extract refunds because Airbnb has trained them to act that way - refunding 30% for just a phone call alleging something is wrong, most of the time requiring no proof from the guest and just takin...

...ere's a lot about booking.com that gives you much more direct control and Airbnb or HomeAway does. A real security deposit, unlike Airbnb with their synthetic deposit. Immediate changes to my profile stuff and amenities and they even call me to confirm and see if there's anything else they can do for me

Bad: guests get my phone number. Like, they think I am going to chat with guests at work??? My exac...

Would it be stepping over the line to alert people to three free days of webinars from vacation rental industry experts? It is free, and I did this last year. And I didn't sign up for any paid version of it. No I have nothing to do with it. I just got an email about this year's version

Most people can learn a huge amount about vacation rental stuff from this.

Yep, we're in talks with them, but waiting for them to build an API before we can do integration other than the email stuff you're using now.

I would suggest you not to swallow around one Topic at a time. You should consider going through the following link topic by topic. You might not need the quote stuff.

Otherwise you might encounter a dozen other things you cannot do or might miss out on.

There is also a search area on top that might help.

That is why I suggested that support link. It will lead you to a lot of stuff including things you might not have considered.

go to each menu item on the top of the booking area. look at and study each carefully.

Some wander through here with blank stares.

With your own third party website (Wix, GoDaddy, Wordpress) you have to manage those content pages on your own. We ha...

    1) Get rid of Evolve. They also charge your guests high commissions, have a questionable reputation, only do the easy stuff Ownerrez does, and they control your reviews and prevent you from using Booking.com.

    2) Read the channel bridge help and forum article(s). You can search on the Support page.

Good, but that was one of nine property pages. The others are the same. I just couldn't figure out where to put that line. Is there a way to directly update stuff like that or the HTML on a hosted website without getting crazy?
    Where did you put it?

...3 unique custom builds, all different architecture and vibe, all set in acres of nature with amenities like seclusion, firepits, pool tables, hot tubs etc. Handmade rustic furniture (not rooms to go stuff) etc. The biggest thing is that none of them is in any cookie cutter "subdivision" or "resort". You can actually see starts at night and roast marshmallows on a campfire. You get the idea.

That's... brilliant. Insane, but brilliant. :-0

Now I need to go somewhere quiet for a bit and ponder the meaning of life. :-)

We're planning on upgrading the triggers so you won't have to do screwy stuff like this. But for now that's not actually a bad scheme. Might potentially cause some confusion with your API connections if you have any.

...one will ever use them. There is a local site visitmysmokies that drives a ton of traffic. I can never compete with that. I know many ppl think (Like that Vacation Soup owner) that adding all that "stuff" to one's website drives traffic - it does not, just makes it cluttered. if people want weather,. they go to weather.com, not my site. If they want Dollywood tickets, they will go to Dollywood.com, n...

...sion, I'd set Rent and Total columns to the Total (your column D) and leave the Surcharge/Discount etc columns blank and and then set the HostFee to the commission amount.
    - Host fee is used to track stuff like booking site commissions so it's not exactly matching a management fee but it's the best way to keep those separate. If you put in a discount, you'd end up with a lower total showing up in repor...

The insert field popup shows whatever is relevant to the current template. Note that there are different tabs of information there (property, booking etc) where the check in info would be related to the booking not the property, and you can also filter down in a tab to find stuff by name.

You can find the exhaustive list of all codes here:

This really doesn't help when none of this shows in the calendar we are viewing when we are creating quotes!!!!!

I need to see this stuff when I'm preparing quotes for guests. I also need to see availability for ALL of my properties, and to be able to prepare multiple quotes for multiple properties in response to a single inquiry.

    While we're on the subject...

We have designed and worked on some "Unified Inbox" stuff but it's been back burner'd several times. It's a major undertaking and not necessary for a lot of users. It's something that needs a lot of work to really get right and be useful, otherwise it jus...

Just some other stuff to keep in mind.  The processing fee % isn't everything.

    ...ect. After booking, look at:

    - the email(s) you got as both the guest and owner and their language
    - the renter agreement you signed
    - the charges and amounts you paid
    - the rules about when future stuff will be collected
    - the trigger emails that are set to go out on the booking

And then adjust what you don't like.
