Channel-specific Check-in Instructions, Check-out Tasks, and Rental Agreement header/footer (needed for Airbnb’s Nov 20 policy)

Several Guest Instructions fields and the rental agreement header/footer have one version that OwnerRez sends to every channel. Airbnb now handles these differently from Vrbo, direct bookings and other channels, so hosts have to strip content for every channel to stay compliant on Airbnb. Airbnb already rejects phone numbers in check-in instructions, which shows up in OR as an amenities sync error.

For reservations booked on or after Nov 20, 2026, Airbnb also limits check-out tasks to “reasonable” requests and allows separate rental agreements only in narrow cases, such as when required by law, county or state ordinance, or HOA/community rules. Those agreements are uploaded to the listing’s public Contracts section, where host contact info isn’t allowed.

I’m asking for optional per-channel overrides, the same way per-channel titles and descriptions already work on the Description tab. The default would still go to every channel, and an override (for example, Airbnb only) would replace it just for that channel. That would let hosts comply on Airbnb without lowering the hospitality we give guests on every other channel.

  • Check-in Instructions (plus Directions and House Manual): keep a host phone number for Vrbo, direct and other channels, and remove it for Airbnb.
  • Check-out Tasks: keep a short Airbnb-compliant list, and a fuller list for direct bookings on the OR-hosted website.
  • Rental Agreement header/footer: let Airbnb agreements, for hosts with a legal or HOA exception, leave out contact details, while other channels keep them.
