..., it is detrimental to user experience and we wanted to group the properties by location, like the following:

    Properties
          -- Chicago >
                 - Rental-unit-1
                 - Rental-unit-2

          -- Florida >
                 - Rental-unit-3
                 - Rental-unit-4

It would be very helpful if OwnerRez had such customization options for the menus of its hosted websites.

Hi there, my hosted website went live about 2 weeks ago, and I'm barely ranking on Google.

When looking at Google Search Console, I'm only showing up on result #22 for an obscure keyword (the keyword is "brooklyn escape," which is the name of my domain).

My goal is to rank on the first page for keywords a typical searcher might try, e.g.: "rental property brooklyn," "short term rental 2br b...

...sible to do this manually because you never know how many days a guest will book, so you cannot calculate this until the guest makes a selection.  As an example, let's say you have your rates set to $200 per night with a cleaning fee of $100. If you choose to roll this fee into your rates to give the appearance of no fee, this is the way it would work below.

Software adjusts your rates based on...

    ...the hosted website (brooklynescape.com).

In an ideal scenario, it'd be great if I could set it up as follows:

    1. The "Contact Us" link is basically a mailto for owner@brooklynescape.com.

    2. Any incoming message to that address shows up as an Inquiry in OR.

    3. I can reply to any inquiry from within OR.

    Is this possible? Thank you!

if I collect $225 as a cancellation fee, VRBO will not refund their $886 service fee. by Trinity Property (/forums/users/347404033) – Feb 8, 2024 2:54 PM (UTC)

    This is not necessarily accurate.

According to Vrbo official policies, yes you are correct.  And if you or the guest reaches out to Vrbo about a refund of the service fee, and they find that you the host did not issue a 100% full a...

...not refunding service fee if you withold for a cancellation and how that can lead to chargebacks, bad reviews etc. This is a conundrum I'm working on. 3% adds up. A $7,000 booking credit card fee is $210. The guest booking fee is $886! So, if I collect $225 as a cancellation fee, VRBO will not refund their $886 service fee. Now guest is paying about $1,100 to cancel with lots of notice. I think avo...

Will this then have the platforms raising the nightly rates they advertise and thus lower on search ranking for price? by Scott J (/forums/users/347377802) – Dec 2, 2023 9:24 PM (UTC)

Platforms can do this with or without a cleaning fee.  Anyone who knows what platforms will do EXACTLY can share this info. I do not know that.

If those are incorrect, you can edit the values to apply the correct property's ID and try?  Maybe try with 1-2 rows.

I followed the DNS set up to a "T" but haven't figured out how to route those inquiries/contact us back to OR (vs. chasing 2 inboxes of inquiries)...

Let me know if you've found any answers on this or what's possible. Ultimately, just would love to manage emails in one central location on OR's site (Inquiries and the...

I do not know where you get 3.5% for square. it is 2.9% for non swiped non keyed (invoiced).

yes I mean for one off stuff. for example, my AirBnB or VRBO renter who already paid via VRBO or AIRBNB wants to add an extra night to their stay. I do not do that via AirBNB or VRBO, I just invoice them for extra night cost via Square. or sometimes I have VRBO renter who booked via VRBO and paid deposit...

I ran a calculation on using Lynbrook (with gateway fee of $15 but lower %) vs Stripe (no gateway fee and 2.9%) on bookings using my current payments totals for the year (approx 68K). The savings for me would be $49 using Lynbrook (granted I do not have all my bookings volume yet for the year, but still). The $15 gateway fee kills the savings....This may work better for those who have more volume/h...

    ...r. That, we can guarantee!

The base monthly fee will most likely change as well. For the moment, they've asked that smaller users (processing < 50k/year) pay $15/month. Most monthly minimums are $20-25 so that's better than the industry average.

    SOME OTHER POINTS TO CONSIDER:

    1) Good processing is not just about finding the absolute cheapest rate. Once you get a chargeback or dispute from a g...

...m sure there will be some challenges presented to vacation rental software vendors. The hotel software industry might open up their platforms to accommodate vacation rentals. On the other hand, the 2 industries might continue to remain separate. I do believe it will open up a lot more opportunities for vacation rental owners to market their properties. I see a lot more hotel patrons wanting the...
