We are restricted to a minimum 14 day booking by our Association documents. Our peak months are February and March where we are 100% booked every year, so we are forced to use Request to Book for these 2 months to keep someone from booking in the middle of the month, and block/waste the VERY profitable weeks on either side.
If we could set mandatory arrival and departure DATES (instead of day of the week) by Season, we could use book now and get access to many other channels.
Also, at the same time, allow setting of GAP NIGHTS by Season, for the same reason.
Hey Richard M,
You can set changeover rules for individual dates using the Rates Calendar. Navigate to Tools > Rate Calendar, select the specific date(s), then choose "Changeover" from the Set Rules dropdown. This opens options including:
-Use the default rule for season or property
-Arrival and departure are both allowed
-Stay is allowed (no arrival or departure)
-Gap required (no same-day changeover)
-"It's complicated" for custom arrival/departure combinations
Keep in mind that Rates Calendar rule changes override both seasonal rules and property rules. So if you set a specific changeover rule on the calendar for certain dates, it will take precedence over your general property settings.
These changeover restrictions will show as gray lines on your calendar and apply to both direct bookings through your website and channel integrations like Airbnb and Vrbo.
As for gap nights in Seasons, you can do that as well!
To configure gap rules for a Season, navigate to Settings > Pricing > Seasons, then select an existing Season or create a new one. Go to Change > Rules Length Restrictions > Minimum Gap Nights. This allows you to set different gap requirements for different times of the year.
Remember that seasons settings also override property rules, and any spot rates or rules set on the Rate Calendar can further override season settings.
Thank you for the feedback.
However, as we have over 60 units in the program, and the rate calendar is for a specific unit, it's impractible to set permissible arival and departure dates this way.
Thanks, Richard. I'm understanding your concern better now.
You can set individual Seasons for Specific Dates, and do individual dates for each season using the existing arrival and departure functionality available. But, I understand how all my suggestions here would still require a lot of extra legwork for you.
