I would like to request improved reporting for reservations where a booking channel, such as Airbnb, collects the guest’s payment and deposits the funds to the property manager.

Currently, the charges shown in OwnerRez—and especially the amounts owners see in their portal—do not always match the amount actually deposited by the channel. This creates confusion because owners may believe their commission and payout are being calculated from the larger amount displayed in the reservation.

For example, I have an Airbnb reservation that shows:

  • Total reservation charges: $1,414.60
  • Rent: $1,362.00
  • Actual Airbnb deposit received: $1,195.34

The owner can see the $1,414.60 total and the $1,362.00 rent amount in their portal, which makes it appear that those are the amounts received and being used to calculate their payout. In reality, only $1,195.34 was deposited into our account after Airbnb’s deductions.

It would be extremely helpful if OwnerRez could more clearly separate and display:

  • The gross amount charged to the guest
  • Fees or deductions retained by the booking channel
  • The actual net amount deposited to the property manager
  • The amount of rent or revenue that is eligible for the owner’s payout
  • The management commission calculated from the correct amount

Ideally, the owner portal and owner statements would show the actual funds received from the channel, rather than only the gross reservation charges. There should also be a way for channel payout information to automatically reconcile with the reservation so that the reservation charges, owner statement, and bank deposit all match.

This would reduce owner confusion, make statements easier to explain, and provide a more accurate picture of the money that was actually received and available for distribution.
