I use PriceLabs for dynamic pricing — not sure about other property managers — but as you know, dynamic pricing automatically increases or decreases nightly rates based on many factors ( like last minute discounts )
The problem is with monthly pricing. OwnerRez currently allows only a single percentage discount for monthly stays that applies to the entire year. It doesn’t allow us to set different percentages (or fixed prices) per month.
Because nightly rates change dynamically, a single discount (for example, 30%) can make sense during low season, but it becomes too cheap during high season. As a result, my monthly rates are not competitive, and I’m missing out on long-term bookings, while other software platforms already support this.
👉 The ideal solution would be for OwnerRez to let us enter custom monthly prices — either as fixed amounts or different discount percentages for each month. I prefer fixed amounts
This would solve the issue and make monthly pricing much more flexible and aligned with dynamic nightly rates. This is very important !

Look at the "Conditions" when you're setting Length of Stay discounts. You can specify what months it applies to. See below.
You can create as many variations as you need, where each one targets certain months of the year. 👍
You just mentioned me that your customer service it is great but I created multiple tickets about this topic and OwnerRez answered me that was NOT possible. Now , you are answering me that it is possible . I've tried to put it as you mentioned it for reservations over 27 nights starting on January 1st until May and once I put Arrival month of the year is on or after January , then I put the same for February it is telling me that it is not possible. Everything it is like that in ownerRez confusing. The same way that customer service replies , everything it is under interpretation
Paul's screenshot was just pointing out where you would be able to set the months. If you set the first to "On or after January" you wouldn't be able to put a second for February. There are two configuration options available:
1) Your first would need to be "Arrival Month" is "on" "January".
2) You can do ranges such as "Arrival month" is "on or after" "February" combined with "Arrival month" is "on or before" "March":
You just can't have the same month in multiple Length of Stay discounts.
I believe the "We don't do this" response you received was meant to be regarding the flat monthly cost option. That is not currently available.
Can you EXPLAIN clear how to make the setup ? How can I put the different percentages for different apartments where do you assign the different percentages here?
