Me too... I'm looking for other PMS just because OR Statement, Expenses, Recurring Expenses... are all too "weak" solution :(

This really should be revisited. Having to reactivate a listing to see the revenue is a very fraught proposition. Owner portals should still show historical data. My revenue year to date is messed up by not showing homes that were managed. It makes sense that it would cut off when it was closed, but it should show for that revenue.

I'm confused - Duplicate does already duplicate "pictures, picture captions, all amenities, descriptions" etc. when you tell it to duplicate the listing content.
Unfortunately, since our custom cancellation policy system integrates with Vrbo, we're limited to what they're able to support - and, at the moment, they don't support the ability to set cancellation policies by season. It's on their to-do list though, but no ETA.
It would be great if we can forward the SMS in OwnerRez CRM to my cell phone. I have automated messages sent out to my guests with my cell phone number inside, however, I notice a lot of people don't read or remember my direct cell phone number and still use the OwnerRez phone number to respond, this led many incidents that I failed to timely address their inquiries or concerns due to the fact there is no immediate notification from OwnerRez unless I am using OwnerRez.

I would love to see an expansion of the Copy To Booking feature so that it works more like a CLONE Booking.
Copy To only carries over the property and the guest to a new bookings but there are often so many other customized details that are lost.
I would like the Clone Booking feature to maintain all the custom settings in a booking like:
custom rate
commission
listing site source
payment schedule
custom checkin/checkout times
security deposit
cancellation policy
With this feature we can easily rebook return guests for the following year by simply changing the dates.
Since COVID we have had a huge increase in the number of long term rentals. OR is not intended for Long Term stays so as a work around we are creating 12 - one month bookings for 1 year long term leases. Having a CLONE Booking feature would make doing this so easy and would bring OR one big step closer to being able to manage long term rentals as well.
I agree the ability to Clone or Copy a Quote with all its unique settings would be great. I would also like to see the same option for Bookings.
The current "Copy To" feature in Bookings only copies over the guest and the property. It would be so much more useful and powerful if it could also "Copy Over" things like a custom rate, commission, listing site, and payment schedule.
It would also be helpful for guests who want to book their return the following year after their yearly seasonal stay. Once they check out from their stay the first week of July, have you rebook them for the same time the following year. Nice to keep all their special settings (as a return guest) the same without having to redo everything.

Yes I agree, we have different cancellation and payment policies for Spring Break and Christmas and are having difficulties figuring out a way to handle this in OR.
It would be so helpful if we could set these based on Criteria like season or arrival dates.
I actually just looked this up and agree there still needs to be additional data duplicated (I am writing this on 10/12/2021). I mean pictures, picture captions, all amenities, descriptions... absolutely everything. As the other poster suggested, an upgrade from that would be a checklist of things to clone or not.
We're not familiar with that platform, but, we do offer an open API that any platform can use to connect to OwnerRez. If you have contacts there, you should suggest for them to reach out to our Helpdesk for more information on how to do that, or, you could introduce us both via email.
Could we work on linking with the fairly new platform of peer space; it would be nice during slower times to be able to integrate this feature.
At present this is not planned, because it would potentially cause a great deal of confusion. What are you trying to accomplish here? You may be able to do something else to achieve the same effect, like raising your Airbnb rates.
Would allow triggers to send templates based on whether the guest ha stayed before.
Even better… condition logic for triggers with true/else ability so I can send one template if criteria is met or another if it’s not. Presently, I have to create two triggers that filter against each other (but maybe I’m ignorant of a better way to do this)

Thanks for the detailed explanation, and yes we will do this. In our (slow going) redesign and mission to make everything consistent, we are also addressing pages where information is gone on small screens and adding it back with action or advanced areas or by making it expand vertically. This is a prime example of where that needs to happen. The goal is that mobile/tablet be 100% as functional as desktop view ports.
I would like to have 3 nights minimum for direct bookings through my website, but 7 nights minimum for Airbnb bookings. Is it possible to make an API rule override for the specific channel? Thanks!
If Airbnb's remitting the tax themselves, channel bridge should be able to access the total amount for that tax and populate it on the Guest Channel Fees section of the Charges tab on the booking in OwnerRez.
If you're not seeing that, send in an email to the helpdesk with the booking number and the channel bridge file you imported and we'll look into the issue.
My country has a per night fixed amount tax, AirBnB collects this and remits correctly but ChannelBridge cannot account for it automatically (that I can find anyway-there is no way to calculate it from the rate!)
This would allow me to provide a countdown in a email template leading up to a guest arrival for getting in their photo id and their legal agreement signed.
As part of my month-end financials, I comb through each booking's Charges and Transactions screen to verify that everything is correct (especially when the "Owed" figure is not a zero balance).
On the bookings "List" view, I'd absolutely love it if you could hyperlink the price showing in the "Total" column to the booking's "Charges" screen and hyperlink the price showing in the "Owed" column to that booking's "Transactions" screen, making it far faster and easier to access those respective screens.
Small enhancement but would make for a much more efficient workflow when I'm trying to reconcile a hundred bookings at a time. :)
To have a trash bin reminder feature would be SO useful. It could be easy to add something similar to Holidays, where you can indicate the trash day of the week and then be able to create a trigger using trash days to send out emails a number of days before the trash day.
Frequently, guests (who can’t read) message me through Airbnb or Vrbo asking about bringing pets to a property that isn’t pet friendly or if there are any steps at a property that is up a flight of stairs.
I silently roll my eyes at their inability to read, but then I remind myself that this is an opportunity to sell them on a place that does fit their needs, And so I send them a link to one of my other properties that is able to welcome their puppers or is a walk-in-level unit without steps.
On desktop, the easiest way to do this is to jump into the OR API settings page for that channel, which has a convenient “copy“ option with the property ID or link to the listing.
On mobile, though, you guys reformat the page and chop this important column out. Even rotating my large iPhone 12 Pro Max to landscape mode does not expose this column. So then I have to navigate through the cumbersome Airbnb app or Vrbo website on my phone to grab the applicable link(s) to my other properties.
Since you guys seem to be in a phase of making things more beautiful for mobile, can I kindly request that you do the same for the API connections page and let me copy those all-important links on my phone?

You actually can do that second message trigger already ;-) -- here's how:
1) Create an "at a scheduled time" type trigger 1 day after arrival
2) Go down to the Booking Fields and add a booking criteria for number of nights >= 2

While we're on the topic... the other SmartBnB feature that I miss (that OwnerRez doesn't have) is the ability to send a message on the 2nd day saying "checking in to see how your stay is going", only to guests who have stays longer than 1 day (ie, to set length of stay as a factor in whether the message gets sent, and then send it on the 2nd day... because guests with stays of only 1 night would already be checking out at this point). Would love to see this feature in OwnerRez as well :)
There are two ways to add the last 4 digits of the guest's phone number as their door code.
First, you can always create a Custom Field Definition and include it as a question on the Point of Contact Form (sent at the time the guest is asked to sign the Renter Agreement). You would ask the guest to enter the last 4 digits of their number in the field. Once they do that, the info will be stored in their individual booking under the "Custom Fields" page. You could then insert the field code name you created into any messages you send.
The other way is to use our Manual Door Locks option on the Settings > Door Locks page:

If you use the Manual Door Lock option, you can choose to set the code to the last 4 digits of whatever number is listed as primary in their booking. Doing this will make the last 4 digits show up on their individual booking on the left side of the Overview page. If you decide to use this option, you would insert the standard Field Code of {BDOORCODE} in your email template/messages.
I set the door codes for my locks to the last 4 of the guest's phone number. It would be nice to have a field code that would pull that info from their contact info. Then I could write an email template and pull that in to give them their door code without having to pay extra for remote lock.
The calendar showing availability should allow you to put in your requested dates and bring up the booking screen. I have had complaints from my renters that the availability calendar does not work becasue they expect it to work like the calendars in VRBO and Airbnb. It’s also not intuitive to have to hit the CONTACT button to bring up the BOOK NOW page, which is where they have to enter their dates, after checking the availability calendar.
