    #1 - How do they handle refunds?  If the average processing is 2.45% per transaction, is it 2.45% for incoming and another 2.45% for outbound (refunds) transactions?  So a $10,000 booking that is cancelled would cost $490.00 in processing fees.   $245 for the inbound transaction, another $245 for sending the money back?

    No, this doesn't work for me or anyone who takes a "reservation hold". The problem is that the "rules" of the booking and the "rules" of my agreement can't match up. If a guest is booking in July of 2023 for a stay in May of 2024, I only require a $500 deposit to hold the reservation. 1/2 the balance is due December 1st 2023 and the balance is due 30/60 days before their stay in 2024.     I have 3 units on Airbnb  Unit1, Unit2 and Unit3. Unit 3 actually consist of both units ( 1 and 2 together for a bigger party).  When I exported Airbnb the calendars to Owner Rez.     I think you are conflating 2 terms.
    1. Damage deposit (traditional) - amount added to the total as non-taxable , and refunded by you after stay if everything checks out. I define this as additional flat fee (in my case $300, non taxable, shown below tax item on quotes). Once stay is done, I manually issue a "refund" for that amount that goes to guests's cc.
