    I have 3 units on Airbnb  Unit1, Unit2 and Unit3. Unit 3 actually consist of both units ( 1 and 2 together for a bigger party).  When I exported Airbnb the calendars to Owner Rez. I set up length restriction for one my apartments 204 to 28 day minimum with a 2 night minimum during gaps.     I have 2 scenarios:

    1. person inquires, I send "special offer" add-on for tax, in that case tax is included in the amount when they pay
    2. person instant-books, in that case I have to send "alteration" to add the tax, and then there are 2 transactions - one for instant book, one for additional amount for tax.

    ...I believe our rate settings can accomodate that type of structure. Open your property in OwnerRez and click on the Rates tab. Then do the following:

    1) Created a rate period if you haven't already
    2) Once you have a rate period, click to view it
    3) Add a charge type
    4) Under the Charge Type dropdown, select "Single Night"
    5) Set the Rate field to the amount you charge PER NIGHT for the 2-4 night...

    There is a min gap nights rule you can set on the property in OwnerRez. If you set that it will reduce the minimum to the length of the gap -- for example if you have 4 night min rule and a 2 night min in gaps rule... if you have a 3 night gap it'll get 3 min nights. 2 night gap will have 2 min nights. And a 1 night gap would not be bookable because your min nights in gaps is 2.

We are working on integrating their in-house gateway which should be free (or close to it) so your monthly would be nothing.
