EP26 - About That Opportunity

In Episode Twenty-Six, Paul and Chris respond to the feedback on their last episode about Airbnb’s policy changes. They talk about what they left out of the last episode, why Airbnb is different from every other booking channel, and what OwnerRez is building to help hosts handle it. Drawing from their years as hosts and PMs, they also share more of the background and principles behind how they think about guest expectations, goodwill, and leverage.

You’ll hear about:

  • What they left out of the last episode and why it mattered
  • Why Airbnb is different from Google, Marriott, and direct bookings
  • Why renter agreements, security deposits, and ID verification aren’t going anywhere
  • New settings to configure renter agreements, security deposits, and check-in instructions by channel
  • Translated renter agreements and other features on the way
  • How OwnerRez has pushed Vrbo and Airbnb on behalf of hosts
  • What an Airbnb confirm-and-pay page could look like if renter agreements were built in
  • Why this may be a good moment to reset how you treat your Airbnb traffic

It’s a candid follow-up on the feedback, the context that was missing from the last episode, and where OwnerRez is headed. Paul and Chris value the feedback, and they want to keep the conversation going.

Thank you very much, you guys. I appreciate knowing that you did get our feedback and clarified some of the things that have been happening from your sides. Also appreciate knowing how much you have pushed Airbnb and Vrbo to allow tools that help us using their channels.

If Airbnb allows me to have my rental agreements without having to prove that I need it for insurance and other things, and if they remove the restriction against me limiting the number of guests' visitors to my property, my home, as my city requires me to do, I will stay with them. Otherwise I have to delist from them as planned.

I think if I have to allow unlimited day use of unregistered guests and no rental agreement and Airbnb continues to be the whale of the industry, it’s time to retire/switch gears. I can work with the other Airbnb bs but not those two things. My liability policy was and is based on the risks as outlined at renewal. Now I’m forced to open the locked gate of our farm operation to ANYONE? These day visitors can do free livestock interaction, gather eggs, jump into activities provided to paying guests for FREE and my liability carrier is supposed to be ok with all that with no policy increase? Unlikely.
