You're in the legacy rates mode, so the rate table widget will only show your seasonal rates.

If you upgrade to the new rates mode, the rate table widget will be able to calculate rates based on the season and spot rates you've got configured (from PriceLabs).

The other thing you can do is on the Multiple Month Calendar widget, show the rates there (see screenshot). This works wether you're in legacy rate mode or not.

I am using Dynamic Pricing (Price Labs, like I mentioned in my OP). That's the crux of my question - how do I get the Price Labs prices to show in the Widget? It only shows my seasonal rates I specified (which are now overridden by Price Labs).

Thanks for the reply. However, in the Create (or Edit) Widgets I don't see anything about Nightly Rates. The only options are text Color, name, Publicly Accessible, Properties, and CSS.

VRBO API OR Integration issue with booking 1 reply

We talked about this via support tickets but I just wanted to post the solution here for future questioners... The issue was that it was a platform booking, not via API. This can happen from sending a quote to the guest using the Vrbo App. Vrbo has a bug where if you send a quote it'll make a platform booking instead of sending it through API. They do not currently support sending quotes when you're API connected.

Yes, this is a limitation of the Airbnb API.

To pull in previous reservations, use our Channel Bridge tool: https://www.ownerrez.com/support/articles/channel-bridge-what-is-is-how-it-works

The rate widget displays the pricing you already have.

You can create some sorts of dynamic pricing within OwnerRez like last minute discounts: https://www.ownerrez.com/support/articles/last-minute-discount

For more detailed dynamic pricing, we integrate with other tools like PriceLabs, Beyond Pricing, and Perfect Price: https://www.ownerrez.com/support/articles/dynamic-pricing-overview

For edification for future questions, this is because Airbnb includes all reservations in their iCal whether they are accepted yet or not.

The best way to solve this issue is to switch to the API integration: https://www.ownerrez.com/support/articles/channel-management-api-integrations-airbnb

Editing my Airbnb listing through OwnerRez?? Can't find where to do it. 6 replies

When you're API connected, the settings in OwnerRez will update your Airbnb listing. The calendar in OwnerRez will be pushed to Airbnb, and the listing content on the Description, Amenities, Photos etc. tabs of the property will be pushed to Airbnb as well (if you are in Everything sync mode).

There's a lot of information about what settings control what in the docs: https://www.ownerrez.com/support/articles/channel-management-api-integrations-airbnb

What settings in particular are you trying to update?

Editing my Airbnb listing through OwnerRez?? Can't find where to do it. 6 replies

My Airbnb listing has all kinds of incorrect settings on it and I've tried to use the Airbnb app to edit them. However I get a message that says "This property is managed by OwnerRez, so you can't edit its content on Airbnb. Visit OwnerRez to update the listing's content."

I've looked everywhere on OwnerRez to find how to edit the Airbnb calendar, the booking availability settings, the booking policies, etc. and I see nothing. It's causing a problem because my Airbnb calendar is showing OPEN for dates that are booked and I have no way of fixing that or editing the other booking settings. It's also showing several other parameters that are incorrect and I'm really afraid I'm going to end up double booked.

Can anyone assist please?

Thank you!

Any suggestions on which credit service you would recommend. I had tried Costco's and I have been getting a run around.
I have one property and a 3 to 4 month window to rent.

Curious. As I shift all my rental contracts to digital signature through OwnerRez, has anyone had a chargeback which they lost or won using a rental contract with an OwnerRez digital signature? Legally is the OwnerRez digital signature just as good as an actual signature?

Thanks!

Derek

VRBO API OR Integration issue with booking 1 reply

I am newly integrated with vrbo. I just had a booking come through on vrbo and it is showing as reserved. however, I haven't received payment on OR, no rental contract completed, no guest information on OR, the booking says there is no API integration on that booking.
On Vrbo is says the guest paid but the taxes are missing...
Not sure what is going on. I was going to contact integration at vrbo tomorrow but was hoping one of you knew what was going on?
Thanks!

I have imported my booking calendar from AirBNB, but it only brought in the reservations from now going forward. How do I import all my past data?

Nope - we use a different system, so this won't affect OwnerRez users at all.

Wow, ok, glad I am following this. We also do require their email to send all access information as we no longer use the message portal to send access info. So, do you think we need to not communicate whatsoever outside of the message platform?

Unfortunately, Airbnb has turned off the automatic email addresses that they used to provide for reaching guests.

Fortunately, you can turn that feature back on again in your Airbnb control panel. You can opt back in to getting the proxy email if you use a hidden setting in the account area, under Professional Hosting Tools.

We strongly recommend that you do this. OwnerRez uses this address specifically to have the guests sign your rental agreement, just as they say, so this is not a violation of terms.

I only saw an email about the email changes and we could no longer reply to anonymized email addresses. Now, how are we to get the guests to sign our rental agreement? We need their email address. Airbnb is becoming more and more of a nightmare. We also need their info to send all information as we are an integrated API software. They are so frustrating. I am curious how this affects API integrated software partners.

Received this note today. Anyone else?

“I hope you are doing well and staying healthy during these times. At Airbnb, we are seeing recovery in drive-to destinations and we are working hard on our “Go Near” campaign to help drive more demand to you as our industry recovers!

We’d like to draw your attention to the new Off Platform Policy. Respecting our hosts and guests is a top priority for Airbnb, so we’ve published new guidelines around messaging between our guests and hosts based on feedback from our community on how they’d like to receive messages and share contact information.

More details can be found in the link above, but as a reminder, the following behaviors are generally prohibited on Airbnb:
Asking guests for feedback off of Airbnb
Asking guests for their contact information
Asking guests to create a separate account or install a third-party app
In an effort to ensure we can avoid any future violations of this policy, please review the help center article carefully and inform your CS and operational teams of this policy. You may need to make operational changes to ensure you’re following the Off Platform Policy and our Terms of Service.

With this new policy, we’ll no longer be providing guests’ anonymized email addresses. If you require this feature to email documents to guests, please attest online here that you will abide by the off platform policy in your continued use of this feature.

Thank you for your attention to this matter.

Stripe & Chargebacks Experience 2 replies

Hey All,

We are in the process of seeking a new processor. In the meantime. Does anyone here currently work with Stripe? We do and their customer service is not the best. We have had some recent charge backs where the traveler cancels and based on our cancellation policy they would receive partial or no refund. Every time we submit our documents it has not been in our favor. Is there something that we might be missing on our end to stop this from happening. I know they seek specific information and criteria. We feel like we have everything covered on our end through the checkout process but something is lacking. The rental agreement is there, our policy is in the listing. We understand that this has to do with the credit card holders bank. We are hoping that others may have experience with this and could shed some light? Thanks
