Tax Report: Taxable & non-Taxable Charges 1 reply

Hello,

I am running the Tax Detail report for Last month:

I cannot for the life of me figure out why this report is showing some rent as taxable & cleaning fees as non-taxable and then for the same property it shows some rent as non-taxable and the cleaning fee as taxable.

The rates for this property are all entered as taxable by checking the "Tax will be figured against this rate (recommended)" box.

The cleaning fee is entered as non-taxable by clicking "No" for "Is Taxable".

Did you add this option? The guest can choose which level? I don't see it.

Yes, that's correct - currently you can't force-create multiple entry lines for the same custom field. If you use the "rich text" field type, then that at least allows the guests to create multiple lines.

Have you looked at "Settings" then "Surcharges & Discounts"? You should be able to set a % discount just for that property, and just in VRBO, for nights "Greater Than or Equal To" X number of days. This talks about it: https://www.ownerrez.com/support/articles/length-of-stay-discounts

As another option, from within VRBO you cannot do "monthly rates" but once you set your nightly rate you can turn it into a monthly rate by giving a "discount" for those who book for a month or more. Go into VRBO, to the rates calendar, and click on the "rates settings" tab at the top, right. There you can put in whatever the % is to discount your nightly to what you want for a monthly. VRBO defines monthly as 28 nights or more.

"For channels that aren't API integrated, identifier mapping allows you to match listing numbers from the channel to properties in OwnerRez. This information is used to match up inquiries, review imports etc. from the listing site with the correct property in OwnerRez. It's also used by Channel Bridge to match up properties when you are importing booking details (VRBO/HomeAway and Airbnb channels only).

I have 3 condos on VRBO and Airbnb. I'm able to use Ownerrez's API for Airbnb, but the way I sync with VRBO is as follows.

a) first off, I have the ical calendar sync setup, so that Ownerrez is calendar is kept in sync with VRBO. Bookings from Airbnb flow quickly (seconds) to Ownerrez and then 30 mins later it appears as a block on VRBO. No manual intervention needed
b) next, soon (minutes or hours) after I see a new booking on VRBO I use the channel bridge to import from VRBO into OwnerRez. Channel bridge is a Chrome browser extension, and it will bring in a ton of data about your new booking.
c) if for some reason you stop getting new bookings it's still a good idea to run channel bridge if you have gotten payments from guests. This only applies to me towards the end of ski season where I might get payments made to VRBO by the guest, but I go for a month or two with no new bookings. I don't think this has ever really happened to me, just pointing it out that there is never any harm in running channel bridge. If there are no updates nothing changes.

You'll also want to use the Channel Bridge to export reviews from VRBO and import them to OwnerRez.

Last thought. If you really wanted to you could possibly offer up various combinations of your three properties on VRBO so that you get to the 5 property limit. For instance, you could list properties A,B,C and then ABC and maybe AB. That's five combinations and would allow you to turn on the VRBO API. I'd suggest starting first with channel bridge because there are other considerations for using the VRBO API from Ownerrez such as needing a payment processor (ability to take credit card charges).

#2. I was trying another channel manager in Airbnb - "Smoobu". I deleted it from that manager, but Airbnb won't let me add OwnerRez in its place. I am getting the following message:

"You may only authorize one property management app to manage your account."

The prior manager appears on top right of my airbnb listings page as "Smoobu Sync" but doesn't allow you to delete it. The Airbnb support person was basically blank on what to do.

Not quite sure what to do with this. I have 3 properties, so I cannot sync with VRBO and Flipkey/TA?

What should i be doing and how often to keep them in sync?

I have $3350 per month on one listing, on Vrvo is says $3900 per month. I went to settings , than to season rates and it says $3350 for the month of march. does any one know how to fix this. It is sunday and the vrbo manager office is closed.

Dewey, I read that to mean if you make it a "rich text" entry field then the guest will be able to use multiple lines in their answer. (That's why he is suggesting you tell them to use one line per guest.) I don't think he means you can create multiple entry lines for the same custom field.

Yes, you can create 2 properties, each with their own listings and calendar. Use Mutual Blocking to make sure the calendars are both correctly blocked between them:

I have 1 property but want to sell it 2 different ways. Can I treat one property as 2 properties and can i have them share one calendar, or would I have 2 calendars that sync ? Any guidance is appreciated.

Thank you.The only thing I managed to do is to code overflow-y: auto on some widget containers (like the Smokies owners one); it creates a scroll bar but better than having endless empty space on the page to accommodate yo-yoing widget content.

Our widgets have auto-resize code in them and they'll resize to fit the available space if you place them directly on the page.

Problem is, a lot of modern site builders wrap the OwnerRez widget with their own extra <iframe> wrapper for security. It does increase security if you're running untrusted code or letting random people paste scripts on your page. But the security also keeps the OwnerRez widget from being able to access the page and resize itself. See screenshot below.

Really the only way to fix this is to use a site builder that lets you embed the OwnerRez widget code directly on the page instead of inside a sandboxed iframe. Do that and our resize code will work.

If not, it's up to whatever code the site builder you're working with uses to resize, which ave you've seen is usually quite limited. And since there's that security sandboxing around the widget code, there's no way we can do anything about it :-/

Without going through hours of tutorials.

I use website builder that offers Html Embed object (iframe) that I use to embed the inquiry/.book widget.
Here is my dilemma:
The defaults supplied Html embed object does not stretch/expand based on embedded widget stretshing when dates, number of people etc are entered/ So I have to make container much longer so that when people enter their data and clisk "see detal", the Book button is not hidden from view.

I do have some control of the Html Head and code area of the container (that is where I add my widget code).
Is there some property that I can specify to make container auto resize, either in OR widget CSS or in the container code itself?
yes I plowed =google etc.
No, host support is not help, they do not appear to know what exact properties their drag and drop objects have. But I would think any sitebuilder canned object should be resizable based on content, just do not know how to invoke it.

That depends on the type of booking. If it's a direct booking, the Overview page of the Booking in OwnerRez will have a link to the Quote it came from, and you can look at the emails that were sent.

If it's a channel booking, there isn't a way to see the original quote, because it was displayed by the channel on their site.

upcoming guest says she never saw info regarding security deposit hold when she originally booked last year. How to I show her the original quote that shows it was there and she just missed it.

Look at the Inquiries tab. At the top there's a "how do I get inquiries to show up here?" link that will show you the list of emails.

I found a workaround for this.

I created an email template that I call Owner Statement and in the "To" field and inserted both email addresses.

Hi Beth,

You're misunderstanding the message. Requesting the guest's credit card this way, will do exactly what you want - it'll store their information for future use, and then when the scheduled transaction time arrives, it'll use it to make the payment. Not before.

The details button will go to the Property Url you have set on the General Info tab of each property. Sounds like you don't have one set yet -- populate that and the button will start working.

Wanting to revive this to see if there's any possibility of OwnerRez adding in the option of more than one contact for an owner. I manage multiple properties that have more than one owner and would love to streamline this setup/access in the Owner Settings rather than customizing email templates with multiple email address if at all possible. Perhaps we could simply add more email addresses in the current email field, just with a comma separating them?

I want to hear from members how use sec dep (CC hold) on the following:

1. Have you ever had to charge from sec dep? If so, was it difficult?
2. If you had traditional damage deposit and switched to sec dep, did you have increase in damages/mess created by renters?
3. If you use sec dep, AND if you take payments by venmo/check/zelle, how do you handle it? Do you male people who paid by check, foe example, send you a check for sec dep or make them use card to do a sec dep hold? What about those who pay by venmo/zelle?
4. If renter paid by paypal, how do u handle sec dep?
