The only negative I see on your website functionality, is that you can only search the Availability without seeing only the available homes on a map, Or you can only search the Map pins without seeing the availability.
I am in real estate and our customers say the ability to search availability and the map at the same time is one of their favorite things about the Zillow and Airbnb websites. When travel, I book by looking at areas and availability first on the map and narrow it down that way. Would love to see this!
You can already do this - there's an option to display rates in your calendar. Write in to the Helpdesk and we'll help you get that turned on.
I would love to display the rate calendar on my hosted website.
I believe it will increase my mid-week rentals, as those nights are considerably cheaper than weekend rates. But even these nights vary considerably, depending on which festivals and events are happening in our town.
Currently, toggling on the "Show Rates" gives customers a range of prices "Night: $486-731" and "Weekend Night: $422-1317" but doesn't show them which nights cost what.
Are there any plans to move toward displaying this, a la VRBO?

It would be great to have a feature that we can set different cancellation policies for different periods on the same property. This will help us set a flexible policy on months that we don't mind a cancellation while a strict policy on months that a cancellation can have major financial impact. One prime example is that one guest booked Xmas to New Year and then cancelled two weeks before arrival, at that time, it's very hard to find another guests to book because most of people are done with the holiday trip planning.

There were problems in the past with users accidentally updating rules when they only meant to update the rate but they accidentally updated both, or vice versa, because the rate and rules were on the same "set" window.
Also, the rules and rates are each expanding to include more functions. We already added more rate setting options, and the rules side will be updated as well to include arrival/departure overrides. Because of this rules and rate buttons were separated and won't be recombined. It may take an extra click to set both, but the selected days continue to stay selected in the background, so it isn't a lot of additional work.
We recently (just in the past few days) released an update to make the rate calendar much slimmer and easier to use on mobile and tablet displays. The top header stuff is greatly reduced and the "set" button row is also collapsed. This allows an entire month of days to show easily in your smartphone window. Here's a pic:
I liked having one place to set rates and rules, not two, takes twice as long now to adjust rate and # of nights than it used to. Please re-combine.
Also, any way to override the seasonal check-in/check-out days in the rate calendar? Would be good to add whether the date can be checked in/out in the rate calendar when I have gap dates during a season that has restricted check-in/out days.
I'd like to be able to add a tag to a booking with a trigger. E.G. tag a booking when the Rental Agreement is signed.
This way I could easily look at my upcoming booking list and see who has not yet signed the Rental Agreement.
I was just wondering if the same feature was available. Would be great to have that!
No updates yet, but we're tracking it.
FYI - it is not easy to do. It requires an entirely different timing/sending mechanism than how triggers currently work. Triggers currently work based on booking times and proximity (arrival, departure, created dates). Each trigger is attached to a booking and relies on that booking being in a certain arrived/departed type status. This request (for day of week messages) involves an outside recurring calendar time that has nothing to do with bookings.

This should solve this request because you no longer need to include a special surcharge inside the booking charges. The RDD is now done as a separate thing, if you choose to turn it on.

Hello OR folks, any update on this trigger request?
With 2 properties I would like more customization for each property for the Damage Deposit. There are some markets where having a deposit outside of Airbnb does not work. Current options are bit limiting.
looking to set a different amount for each property and select which channels you want to charge the deposit. For example:
1. Set Property 1 to collect a $500 deposit hold through OR for all channels including Airbnb
2. Set Property 2 to collect a $350 deposit through OR for all channels EXCEPT Airbnb
It is our understanding that they are doing some sort of screen-scraping, a little like our Channel Bridge. Due to the time-sensitive nature of communications, though, we've decided we didn't want to use that approach, and are waiting for their official supported API.

It appears that other channel managers (Hospitable, etc) are able to send native messages in VRBO. How are they doing it if the api isn't even open to beta testers?
I'd recommend using Owners as the customer & not properties and instead using locations for properties. Then you can line up your owner statement in OwnerRez with one in Quickbooks that has all of their guests.
Voting for this feature. Might be easier to capture addtional Adult names and their IDs in a separate message to guests after they signed to avoid delays, but would like the ability for the addtional name/photo ID captures as well.
You do not *lose* the data - it's all still preserved in OwnerRez. You just can't see it for inactive properties - you need to reactivate them in order for that data to be included in reports.
I agree. It’s the historical data we need. We have properties we no longer manage so need to mark them as inactive but shouldn’t lose the data from when they were active. How can we accurately report on turnover for the year without this information?

We have about 40 properties in Owner Rez, but our relationship with each of those clients varies slightly. Some clients manage their own channel bookings but we handle check ins, some properties we do the accounting for them, others have their own accountant.
When we run reports like the Line Item Pivot report we can go through and individually select which properties we want to include but with 40+ properties this is extremely time-consuming.
It would be so helpful if we could create tags for our properties that categorize them based on the services we provide. When we run reports to send to our accountant we could then include only the properties for which we provide accounting services.
I think the filter by Tags could be very useful for many OR clients.
At the risk of opening myself up to a lot of questions... We have this built and it is actively in testing as I write this. Both auto-reviews and other things around it. You will not need to use SmartBNB (Hospitable) any longer after this update goes out. 🤠

1. I agree, the "bad reviews" feature is the killer feature. If I think I'm going to get a bad review, I definitely don't want to post my review any sooner than 1 minute before the review period ends. I don't want the guest to get an email from Airbnb saying, "Matthew wrote a review about you, write your own review to find out what he wrote".
2. It would be very nice to be able to write the bad review before the stay ends, or at least to be able to suppress the default positive review. I've currently got a guest on a 30-day stay who was extremely obnoxious in the first 24 hours. With SmartBNB I can't write my review until after the stay ends.
Personally I do not see the big deal. Once the renter is booked, you have their email/phone in OR. OR sends templated emails/SMS to the renter contact. Don't see a need for cumbersome vrbo to be involved past the boking stage.
Yep, definitely a great idea to increase the number of places and ways that custom fields can be referenced. Something we want to do -- particularly the house rules templating. That might be able to be solved by a simple HTML > plain text conversion or even a text only version that you can configure.
We've got many custom field enhancements on the roadmap, but no ETA as of yet :-/.
