We rely on the Daily Checklist report to inspect condos prior to check-in and make sure cleanings are scheduled on check-out. However, we frequently have days where there are a large number of check-ins and/or check-outs which requires more than 1 person to inspect the condos upon completion. It would be very helpful if the checklist had an actual checkbox type function to indicate to the team that the condo has already been checked and is ready for check-in. It becomes a communication nightmare when we have 5-10+ check-ins at a time and rely on a checklist that can't be checked off upon completion.

Glad to hear we'll be able to use multiple expense accounts. We weren't able to implement this great new capability as it was initially rolled out due to the one expense account limitation.

We finally managed after a long time of training to get to the finishing line of that 5k and than the organizers decided, for some reasons that only the gods of running knows, that only folks with Adidas running shoes are allowed to go over the finishing line

Hey Alin, 

We 100% agree with you, and this was an oversight in tasking and development. We are actively working on correcting this as I write this. You will not need to use PM in order to map fees to different expense accounts. We should have an update out shortly to correct this.

FYI - it was not a matter of trying to force people to use PM, but a limitation we thought was in place under the covers. We now realize that there is no limitation and it should work for everyone.

Currently, when combining rent items, the description only shows the general category (e.g., "nights"). To show details like the number of nights, I have to enable "detailed breakdown," which also separates surcharges into additional lines.

I'd like an option to show details (like the number of nights) in the rent line without splitting out surcharges. This would simplify guest invoices while keeping important details visible.

All that would need to be done is to allow a dynamic fields in the 'description of combined rent items'.

Two things can deal with this issue:

1) Any follow-up email could only be sent once per week, month, etc... so if the guest had three quotes done together, they would only receive one instance of that particular follow-up.

2) Rather than being based on quotes, the follow-ups can be based on emails sent. So if an email goes out that has three quotes in it, it is the email itself that is followed-up on, not the individual quotes. And in that circumstance, the follow-ups can still be subject to the restrictions in 1).

This is how it was handled in my old software and it worked quite well.

This is vital for staying on OwnerRez going forward. I can't afford to pay for another PMS just so my employees can access messaging. It is not acceptable to give employees access to the entire software. Is there any update at all on the plan for this?

This is still a great idea, but it’s also tricky when a customer creates multiple quotes, checking out different options and then finally books one of them. The other one (or more) quotes would not need the automated trigger. There would have to be some way to cancel out duplicates.

Hello all,

We are working on prepping to add some much-needed conditions. Here is what we've honed in on for our next round of trigger and tag automation enhancements. We may not get to all of them in the next round, but as of now, we're trying to.

  • Review left (good, bad, star count, etc.)
  • Door lock code (has, doesn't have)
  • Optional surcharges (picklist)
  • Discounts (used a discount code, had a discount applied)
  • Check-In Time (is standard/non-standard)
  • Check-Out Time (is standard/non-standard)

It's not in development yet, but we're actively planning for it. Thanks for your patience.

We would love the ability to bring the Airbnb infant count over to Ownerrez so we could build triggers off of this. Infants often require special considerations such as pack&play, crib, sound machines, toys, crib sheets etc. This is something we want to automate a message to send to guests asking if they need anything special at the property or set up at their arrival. It's easy to miss these infants and get a surprise when they arrive at 10pm and need a special setup we hadn't clarified prior. This would be visible in the guest count as adult/child/infant/pet as well as a criteria for triggers we can select on. Thanks

We would love to have the ability to send a follow up request to our guests if they have not reviewed the property after 5 days. Currently we also have a next day notification go out asking for them to review us but some guests already have so it would be great to have the condition here as well. I know this has been asked for for years now, can we get this added as a feature for trigger conditions? Thanks

We need to be able to assign Status to bookings that affect how they appear on the calendar.  This goes beyond tags and what one can do with them.

I understand that an unpaid booking is assigned a Pending status within OwnerRez, but this is 'under the hood' and not controlled by us, the user.

What I want to be able to do is have a booking that I can mark in the following way:

I would use the word 'Pending' for this, but I already understand that OwnerRez has used that definition for a booking status, as mentioned above, so in its place I would suggest the word 'Tentative'.

I would like to be able to have a booking, the paid status of which is irrelevant for this purpose, be able to have a status of Tentative. This means that the booking shows up on MY calendars, but not publicly displayed availability calendars, with a 50% screened colour of a normal booking, and if a Request, Inquiry or Booking comes in, or I am creating a quote or booking for those dates, that would clash with the Tentative one, OwnerRez alerts me to that fact. But OwnerRez would not stop me from quoting or creating another booking that overlaps the tentative booking dates.

Reason behind the request, and explanation of the use of the feature:

I often accept bookings across my three properties without committing to a particular property. In other words, I commit to the guest, for the dates we agree on, but not which property they will be in. I accept the booking with the understanding that I can move the guest as I need or see fit, as my calendar fills up.

Here's an example: I give a guest a special discount on a stay, with the understanding that I get to decide in which property they will be. I will make that determination only after I get other bookings which will narrow down my preferred choice for which property the guest will be in. If I have committed to the guest a one week booking in January, and I have the entire month of January available at all three of my properties, I don't want to block ANY of them off from another guest booking a one-month or two-week stay if they want it. I would prefer to have all of the properties showing as open, so if I get a couple of one month bookings that fill two of the properties, then I can move the Tentative booking to the third property and only THEN lock it down at that property, at which point I would change the Status to be Confirmed.

If I had my choice, I would really like to see the 'Pending' label removed from unpaid bookings, and them be given another label instead, for example 'Unpaid' and that I would have a pop-up Menu on the booking details which allows ME to mark bookings as:

Tentative
Pending
Confirmed

Or any other Status or Label I would like to use (this should be a user controllable feature) however all of them should show up on the calendar as I described above, without blocking dates, unless/until the status is changed to Confirmed, in which case it would show up on public calendars and block the dates in the current manner.

With a feature like this, ALL OwnerRez users should be able to schedule various bookings as they see fit, in a manner that provides more control and flexibility for the user, but would still reasonably prevent them from making double bookings.

The alternative is that as things are right now, I have bookings that I have to track that are not listed anywhere on my booking calendar, and I have to manually track them and ensure that I accommodate them. My booking software should do this for me.

What we need is to have a discount apply for a certain length of time, but leave the rest of the quote intact, and still bookable.

Sending a quote with an included discount with an expiration of, say, two weeks, is problematic, because the guest should still be able to book the quote without the discount, even after the two weeks for the discount has expired.

So the discount within a quote should have an expiration period, and the quote itself should have a longer, separate expiration period.

Or am I misunderstanding something?

We just experienced a guest who booked through Airbnb with a Flexible cancellation policy months ago, and now that their trip is a few days away, cancelled their Flexible booking and then immediately re-booked as a Non-Refundable booking through Airbnb at our current lower rates (synced through PriceLabs) and using the Airbnb 10% off non-refundable discount, costing us a significant amount of money.

We believe this may be the latest tactic by travelers, to book Flexible first and then re-book non-refundable close to their travel dates and both guarantee their dates, maintain their flexibility, and save money. Using this methodology, guests could book during primetime and not worry about the price when booking Flexible and anticipate owners to lower rates for last minute bookings, and save tons of money by finally booking at the lowest rates offered by owners.

In order to combat this, we would like to request the following feature(s) in OwnerRez to prevent recurrence:

1. The ability to select what to do in the event of a fully refundable cancellation, such as options to:

a. Open the dates immediately and use current daily pricing (this is what currently happens)

b. Open the dates immediately and use the same pricing that was originally booked - I believe for this, OwnerRez would have to permanently record the originally booked daily prices, which I believe it already does in order to calculate the total rent recorded for the reservation. Or if not, simply use the total rent applicable to the cancelled reservation and evenly divide it across the number of days of the cancelled reservation.

c. Open the dates immediately and raise/lower the daily current pricing by a certain % - this would prevent others from trying this same tactic, if prices are suddenly much higher than when a booking was originally made

d. Open the dates immediately and raise/lower the daily current pricing by a certain %, with the ability to select if the dates are within a certain upcoming time range  (e.g. within 2 months, 3 weeks, 4 days, etc.) - this would allow to customize settings for last minute cancellations or farther out cancellations (this would be our most preferred feature request)

e. Automatically create a block for the same dates which were just automatically cancelled - this would give time for the owner to log in and adjust prices manually, or allow time for a pricing third party, like PriceLabs, to update the pricing for the re-opened dates, at appropriate rates

We need this feature asap to continue to grow! Especially on the inbox I need to be able to allow staff to filter and select only the properties they are responsible for when responding to messages. Without this feature we will continue to miss notifications. Please update soon!

I posted this as a similar request from "automatic tags". I need automatic reminder and reoccurring messages. it would be nice to get reoccurring messages setup. This way we can setup a message trigger/template that says "email this guest every day at 9am to pay their security deposit until it is paid". That is the simplified use case but what we need would be more flexibility overall.
