I'm finding it confusing now - is this an option that hosts will be paying extra for? Or his OR going to be using this third-party software instead of upgrading its own? What about for hosts who operate alone, without any teams under them?

This is an optional partner, like Turno for cleans, Breezeway for tasks, PriceLabs for pricing, etc.  Not required whatsoever.

Nothing is being moved.  This is a separate service that allows you to take the Unified Inbox in OwnerRez and expand upon it with things like AI, Phone Trees and call transcriptions, Maintenance tasks which can be auto-detected via AI, etc etc etc.  all communication still goes through the OR unified inbox.  It’s just an upgrade to the front end technology that OR has build out so beautifully this year.  I hope that helps add clarity!

Great reminder about the need for surcharges. You're 100% correct, Ocean Zen!  We do know that those are needed, but it is not currently scheduled or tasked, so I would suggest creating a new feature request and up-voting that one.

Hello,

In reviewing prior feature requests about Tag automation one that seemed to be a Key request was to be an able to automate tags based the existence of surcharge items. The capability seems to have been left off this initial release. Should we expect an update in the near term adding this capability or do we need to continue to make this feature request. Operationally I don't understand the value of the other triggers since before we could create views based on the same triggers - especially now with saved views. However, being able to automate tags based on surcharges adds a lot of capability about automatic messaging for additional services. This would be especially useful since guests can add these items during a check out process and therefore since there isn't any human intervention there is no way to flag prepping of the property without manually going through charges on a listing. One of the primary needs is to manage Pool Heating so if this can be in place soon it would be very helpful for the upcoming season. This issue is a highlighted shortcoming in the Instructions for Add-ons

New Features

Sign in with Google

Signing in or logging into an app with Google simplifies your login, enhances security, reduces password fatigue, and provides seamless access across multiple apps.

With our September 11th release, the main OwnerRez login page was modernized to match our new design, and the "Sign in with Google" option for your login and profile pages was simultaneously added.

You now have the option to log into OwnerRez using your Google account. This process may be familiar to you if you've used this method for other services. Please note that this is entirely optional. You can still log in to OwnerRez the way you always have, but now you can use your Google account to sign in.

When you start your OwnerRez login, you can click the Sign in with Google button to access your Google authentication page.

Select the Google account you'd like to use, then click Next to authorize your Google account connection.

After clicking Next, you will be redirected to OwnerRez, where you will either be automatically logged into your account or see the following screen, which asks you to log in with your OwnerRez Email and Password. If you see this, it is because the email associated with your OwnerRez account is not the same email you selected when signing in with Google.

Airbnb Review Tags

Airbnb encourages hosts and guests to provide additional details about why they selected their rating when they leave reviews. For a while now, Airbnb has had its own version of Review Tags when you review a guest on its platform. OwnerRez has now added those Airbnb Review Tags in-app.

These Airbnb review tags allow you, as the host, to specify what went well or could have gone better in several categories about your Airbnb guests by selecting additional Airbnb review tags while you choose the star rating. Here's an Airbnb API-connected booking where you can review your guests by navigating to the specific Booking > Reviews > Write Review or Reviews > Host > Host Reviews and select an individual guest to review.

Not to be confused with OwnerRez Tags, we might decide to adjust the naming of the Airbnb Review Tags to reduce potential confusion in the future.

If you have configured automatic 5-star guest reviews for your API-connected Airbnb listing, the "Neat & tidy" and "Kept in good condition" review tags will automatically apply to the Cleanliness category for those reviews. And, if API-connected and you choose to review your guests' old-school style on the Airbnb platform, those review tags ("Neat & tidy" and "Kept in good condition") will be imported into the Cleanliness category into your OwnerRez reviews.

Support for Lynnbrook Guest ID

OwnerRez has added support for Lynnbrook Group's Guest ID program.

Guest ID is a two-factor authentication approach that takes guests through a familiar process that takes less than a minute to complete. It's fully automated, removing the need for time-consuming manual verification practices.

Lynnbrook Group has launched its Guest ID feature for OwnerRez users who use the Lynnbrook Group payment method. The Guest ID feature is exclusively available to users who utilize Lynnbrook Group as their payment method in OwnerRez. Please note that this does not apply to the older "Lynnbrook Classic" payment method.

Access to Lynnbrook Group's Guest ID program is automatic for new connections, so there is no need to activate anything. Existing Lynnbrook Group users should reach out directly to Lynnbrook support to be included in the Guest ID program.

As of February 2025, the Lynnbrook Group Guest ID feature is offered at no additional cost for direct bookings, with arrival 7 days or less from the booking date (AKA, only for last-minute direct bookings). Guest ID is also available for a per-booking fee for bookings made 8 or more days in advance.

New Design Progress

Significant design changes were implemented in September 2024. Guest Forms

Online booking forms collect information digitally, simplifying short-term rental bookings and streamlining the booking process for hosts and guests alike.

In our September 11th release, we included design updates for our redesigned OwnerRez Guest Forms. Guests view and complete these online forms as part of their booking, and these design element updates will guide our work as we apply them to the remaining guest forms. 

The Global Landing Page (currently for Google Vacation Rentals only) has been updated to include more consistent error messages with a cleaner look and feel.

We updated the guest booking Review form a bit more, too!

The Standard and Cancel For Any Reason (CFAR) options' styling has been reworked, featuring them as "silver" and "gold" level offerings. Notice that the CFAR has the text "Best" above it, but if it isn't available, the text "Not Available" will be displayed.

Finally, we improved the Guest Payment section on the Guest Travel Insurance form. When your guest inputs their credit card number, the type will be lit in red.

Support Center Search Page

Due to the abundance of information, navigating the OwnerRez public Support Center, Blog posts, and Vacation Rental Guides (and more) comprehensive search results can prove challenging. Not only has the search been optimized, but with our September 18th release, we've updated the the public website search results design to make it easier to filter specific results intuitively.

Here's an example of the updated OwnerRez public website search results page, which includes all of the functionality of the previous search results page but now has more visible filters displayed on the right, allowing for dynamic filtering. Gone are the large green icons, replaced with smaller icons and text to share the areas where the results reside.

While you could, and still can, sort by Most Recent, we also added a When dropdown that allows you to select even more time frames and a Clear Filters link. If no search results are returned, browsing options will be displayed.

Error and Subdomain Landing Pages

OwnerRez has updated our subdomain landing pages (Fast API, Booking, Hosted Websites, Service page/Link shortener, API for Apps) to have a consistent look and feel.

Sometimes, guests became frustrated if they encountered an error or broken link while accessing a guest form through one of the links you provided. OwnerRez has improved the handling and display of these rare instances.

For example, in the rare case when a guest encounters an error when they click on a booking link, this error message will be displayed instructing them to contact you, the host, for further instructions.

Left and Top Navigation Menus

With the September 18th release, the bottom four left navigation menu items (e.g., Properties, Settings, Team Access, and Billing) were pinned or anchored to the bottom of the menu for larger screens. This allows the addition of new menu items in the future while maintaining some visual space between the "pinned" items and the regular left navigation menu.

OwnerRez shuffled some top menu icons and replaced the Announcements icon in the September 18th release. Having a hard time remembering what the previous top menu looked like? Here's a refresher.

Many of you are familiar with our green "New" badge or label, which we add in-app to indicate any new features. OwnerRez has updated the styling of the in-app "New" badge.

As new features are released, the "New" badge or label is added to the associated left and top navigation menus. They may appear differently depending on your device and whether the left navigation menu is open or minimized. Note how the "New" badge changes to a green dot when the left navigation menu is minimized.

Enhancements & Tweaks

New Way of Selecting Conditions for Discounts, Surcharges, Tag Automations, and Triggers

OwnerRez triggers are a powerful tool for automatically sending custom guest messages based on certain criteria being met. They can streamline your vacation rental business processes by reducing errors and improving efficiency.

We've updated the Conditions section of Discounts, Surcharges, Tag Automations, and Triggers for a more dynamic and cleaner look and feel.

Instead of just adding a text label, as we did before, a dynamic dropdown menu is automatically added when you add a Condition by clicking on the Add Condition button, providing more flexibility as you fine-tune your Condition.

When you change Conditions in the type dropdown, the rest of the line item adjusts to the available options.

By incorporating this dropdown menu style, we have expanded the visual space of the Conditions section, making it cleaner and easier to understand.

We also moved a couple of conditions around in the Conditions dropdown menu.

  • Tags were moved to the Applicability subgroup.

  • A new Gaps subgroup was added rather than the older text label, "Adjacent Available Nights Status."

Additionally, we made some changes to the Condition operator language. Condition operators are intended to target specific criteria, so we removed the Condition operators of "Everything But" and "All."

  • We removed "All" because it was no longer necessary since it represented everything by default. 
  • "Everything But" was changed to "Anything But" because we felt that the word "any" is more appropriate than "every."
  • "Between" allows you to select a number between two numeric inputs.
  • The following Condition operators were added to allow you to select multiple options from a dropdown list.
    • "Any Of"
    • "One Of"
    • "None Of"

Airbnb API Settings Booking Mode Options

Airbnb now requires all Hosts, Co-Hosts, and Guests to be identity-verified on their platform. Due to this change, Airbnb has changed its instant booking options, and OwnerRez has updated the Airbnb API Settings Booking Mode options to remove both of the following.

  • Only guests with verified government-issued ID and who have traveled on Airbn, are recommended by other hosts, and have no negative reviews can make Instant Book reservations.
  • Only guests with verified government-issued ID can make Instant Book reservations.

Guest Phone Number Input

Maintaining current guest phone numbers ensures smooth communication, quick problem resolution, and an enhanced overall guest experience at your property. 

As we continue to update phone number input areas following last year's International Phone Number Input release, OwnerRez has updated the in-app Guest Contact Info phone type options with internationalization included. You can navigate to this area through Tools > Find or Create a Guest or click on the Guest Info for a specific guest.

Airbnb Host Fees

Access to complete booking financial transactions is essential to your vacation rental business. OwnerRez now automatically imports various Airbnb host fees to individual bookings as part of the Airbnb Transaction Sync, enabling our users to account for these different host fees or bill them to an owner.

Current Airbnb host fees include Reservation host fees, Landlord Commission host fees, Co-host Adjustment fees, Cancellation fees (penalty), and Tax withholding fees and appear on individual Bookings > Transactions.

Legacy Payment Methods

OwnerRez has deprecated some of our older legacy payment methods. Those legacy payment methods include the following.

  • NETbilling
  • NMC / National Merchant Center
  • PayPal Payflow Pro
  • Plug'n Pay
  • PSiGate
  • Redsys
  • Sage Payments
  • TrustCommerce
  • USAePay
  • Worldpay (formerly SecureNet)

OwnerRez will no longer allow new connections to these legacy payment methods. If you are currently using one of the above payment methods, you can continue to use it, but you'll see a Deprecated label next to the payment method's name in the Payment Methods grid.

If you are using one of these legacy payment methods, please transition to one of our recommended payment methods instead.

Merchant of Record Listing Channels Allowed to Make Booking Modifications

By working with OwnerRez's Partnerships team, we now allow the option for certain Merchant of Record (MoR) listing channels to develop the capability to modify bookings (e.g., dates, property, charges, and payments) within OwnerRez. While not all listing channels will choose to leverage this option, allowed Merchant of Record (MoR) listing channels include Glamping Hub, Got2Go, Hopper Homes, and Whimstay.

Bug Fixes

September 4th release with 14 bug fixes

Allow Editing Manually Recorded Booking Fees. This edge case occurred when a user encountered fees manually added from a Booking > Transaction page that was not editable or deletable. We corrected this glitch to ensure that fees manually added from a Booking > Transaction page will be editable or deletable.

Always Consider Booking.com Virtual Credit Cards as Already Verified. Some Booking.com (BDC) bookings failed due to BDC virtual credit card validations. OR resolved this issue by always considering BDC virtual credit cards as already verified.

Extend Channel Bridge Request Timeouts. Due to the 30-second timeout limitation, users were experiencing Channel Bridge (CB) payment report failures. We fixed this bug by increasing the CB timeout to 50 seconds.

Filter Out No Longer Connected Properties From Airbnb Messaging. Because we could not filter them, non-OwnerRez property messages from Airbnb accounts used to come in from Airbnb. OR resolved the issue by filtering for OwnerRez property messages to ensure that only the correct property messages will come in from Airbnb now.

Fix Booking Balance is Past Due Notification Failing on Booking.com Bookings. Booking.com (BDC) "Booking balance is past due" notifications failed to be sent. We corrected this glitch, and BDC "Booking balance is past due" notifications will be sent as expected.

Fix Bug Causing Booking.com Bookings to Error When Virtual Credit Card is Missing Required Information. Booking.com (BDC) bookings with missing required virtual credit card information resulted in booking errors. OR fixed this bug so that BDC bookings with missing required virtual credit card information will no longer result in booking errors.

Fix Bug Where Team Access Users Would Get an Unclear Error Page When Accessing a Record They Do Not Have Access to. Team access users received an unclear error page when attempting to access a record they didn't have permission to view. We corrected this glitch, and team access users will receive a straightforward error message when attempting to access a record they don't have permission to view.

Fix Error for Airbnb Booking Alteration Request When Account is No Longer Connected/Active. OwnerRez received errors for Airbnb booking alteration requests for inactive or disconnected Airbnb accounts. OR resolved this issue to ensure that we no longer receive Airbnb booking alteration requests for inactive or disconnected Airbnb accounts.

Fix for Airbnb Inquiries Received for Unavailable Dates. Some users incorrectly received Airbnb inquiries for unavailable dates. We corrected this glitch, and users will no longer receive Airbnb inquiries for unavailable dates.

Fix for Changeover Restriction Overrides Not Applying on Widgets and Channels. We experienced a code regression in which some property changeover restrictions were not correctly applied to widgets and listing channels. OR fixed this bug, and property changeover restrictions will now be correctly applied to widgets and listing channels.

Increase Channel Rate Adjustment Percent Limit. At a user's request, OwnerRez has increased the channel rate adjustment percentage limit from 100,000% to 2,000,000%.

Switch TripAdvisor to Validate Against Total Guests Only on Quote Attempts. TripAdvisor quotes were incorrectly validating adults only rather than the correct number of guests, leading to incorrect quote attempts. We corrected this issue to validate against total guests only.

Truncate Discount Titles That Exceed Google Vacation Rentals' 50-character Limit. Users who set long discount titles (50+ characters) that could be applied to Google Vacation Rentals (GVR) encountered listing failures due to GVR's 50-character limit on discount titles. OR resolved this glitch by truncating long discount titles (50+ characters) that could be applied to Google Vacation Rentals (GVR) listings to be within GVR's discount title 50-character limit.

Wait 24 Hours After Airbnb Booking to Send Booking Balance is Past Due Notification to Allow for Transactions to Process. Booking balance is past due notifications for Airbnb bookings were mistakenly sent following a booking because the transaction had not yet been processed. We fixed this bug to send the past-due Booking balance notifications for Airbnb bookings by waiting 24 hours after the booking is created to allow transactions to be processed.

Don't Error on Smaller Images Uploaded for Expenses Via API. Some smaller images of expenses uploaded via API encountered errors. Oremoved the size checking to allow smaller images of expenses to be uploaded via API.

Enhance RemoteLock API Integration for Shared Locks. Our RemoteLock API integration did not handle an edge case around shared locks correctly, resulting in potential door lock code failures. We fixed this bug by enhancing the RemoteLock API integration to handle shared locks correctly.

Fix Email List Report From Timing Out. When multiple filters were selected, some users encountered Email List report time-out errors. OR optimized the Email List report so it will not time out when multiple filters are selected.

Fix Missing Culture Settings in Certain Notifications. Some non-US users experienced missing culture settings when receiving certain OwnerRez notifications. We fixed this bug so non-US users' configured culture settings will apply to notifications.

Fix QuickBooks Sync for Automated Deposits. Automated QuickBooks deposits were preventing updates and causing issues with the QuickBooks sync process. OR resolved this issue to ensure automated QuickBooks deposits will not interfere with the QuickBooks sync process.

QuickBooks Deposit Skip Reason Should be Displayed to User. When QuickBooks deposits were skipped, the reason for that skipped deposit was not properly conveyed or displayed to the user. We corrected this glitch by showing the user the reason for any skipped QuickBooks deposits.

QuickBooks Deposit Sync Fails if Multiple QuickBooks Accounts Syncing the Same Payments. The QuickBooks deposit sync encountered sync failures when multiple QuickBooks accounts attempted to sync the same payments. OR fixed this bug to ensure the QuickBooks deposit sync process correctly handles payments from multiple QuickBooks accounts.

Update Vrbo Listing Import to Handle Updated Listing Page Format. Following some significant Vrbo changes to their listing data, we updated the Vrbo Listing Import to handle that updated listing page format.

Whimstay Handles Cancellation Policies. Because Whimstay serves as the Merchant of Record (MoR), it applies its own cancellation policy for all bookings. However, the Whimstay API integration allowed users to set their own cancellation policies, which were not honored by Whimstay. Due to these circumstances, OR has removed the cancellation policy section from the Whimstay API integration.

Withdrawing Vrbo New Listing Discount Should be Possible. Users attempting to disable a Vrbo New Listing Discount encountered errors. We fixed this issue, and users can disable Vrbo New Listing Discounts.

Airbnb Check-out Task Additional Requests Requires Explanation Text. Check-out tasks configured in OwnerRez that have the "Additional Requests" checked with no explanation text added resulted in Airbnb publishing failures. OR resolved this issue by now requiring additional text to be added if Check-out tasks configured in OwnerRez that have the "Additional Requests" checked.

Allow Grouping by Property on PM Commission Summary. The Group By > Property filter on the Commission Summary report was not displaying by property as expected. We fixed this glitch to ensure that users can use the Group By > Property filter on the Commission Summary report correctly.

Change Weekend Nights Text Layout When 'Default` on Property Rules View Page. For clarity, we have added the prefix "Default:" to the configured Property Rules Weekend Nights (e.g., "Default: Friday - Saturday").

Disable Portal Grants When PM is Disabled. This edge case occurred when a portal user who had team access that was granted by an owner continued to have access after the account user turned off the Property Management (PM) premium feature. We corrected this bug to ensure that portal team access is disabled when account users turn off the Property Management (PM) premium feature. 

Don't Auto-review Canceled Bookings. Since it doesn't make business sense to do so, we will no longer send automatic 5-star Airbnb reviews (if configured) for canceled bookings.

Don't Show Old Everything Sync Errors in Airbnb Limited Mode. Old and out-of-date Everything sync errors were displayed when Airbnb API connections were in limited sync mode. OR resolved this issue so that old Everything sync errors are not displayed when Airbnb API connections are in limited sync mode.

Fix Bug Causing Staff Users Using Sign in with Google to be Prompted for Which Account to Access When They Only Have Singular Access. Staff team access members who attempted to log in with their Google account were incorrectly prompted to select an account when they only had access to one account. We corrected this bug to ensure that staff team access members who attempt to log in with their Google account will not be prompted to select an account when they only have access to one account.

Fix Channel Rate Tester With Airbnb Expected Rate Rent Amount Not Matching Live Amount in Some Cases. The Channel Rate Tester occasionally provided rental rates that did not match the actual live rental rates on Airbnb. OR resolved this issue so that the Channel Rate Tester provides rental rates that do match the actual live rental rates on Airbnb.

Fix Create Quote/Booking/Block-Off Opening Behavior When No Date Selected Beforehand. The + Create Quote button did not open correctly without first selecting dates. We fixed this glitch, and the + Create Quote button will open correctly whether dates are selected first or not.

Fix For Only One Image Being Imported From Airbnb Messages if Sent in Quick Succession. Sometimes, OR encountered an issue that prevented multiple images from coming in from Airbnb messages simultaneously. OR corrected this bug to ensure that multiple images can arrive simultaneously from Airbnb messages.

Fix Holiday Occurrence Removal Ability. While creating a holiday, users could remove the first occurrence, but they could not remove a second occurrence until after the holiday was saved and then edited to remove the second occurrence. We resolved this issue to allow users to properly remove occurrences while creating a holiday.

Fix Incorrect Delete Validation on Email Templates. Sometimes, when users attempted to delete a disabled template used by "nothing," they incorrectly received the message "unable to delete the template. one or more templates are in use." OR corrected this glitch so that users can delete disabled templates used by "nothing."

Fix LQA "No Payment Method" Message Being Displayed in Error. Despite having a payment method configured, the Listing Quality Analyzer (LQA) incorrectly displayed "No Payment Method" in the LQA results. We fixed this bug, and the LQA will display results correctly.

Fix PM Expense Details Not Being Set When Creating Charges on Mobile. A user notified us that configuring PM Surcharge > Expenses settings was not saved correctly while on a mobile device. OR resolved this issue to ensure that configured PM Surcharge > Expenses settings are saved correctly while on a mobile device.

Fix Property Created Date for Duplicated Property. When cloning a property, the creation date was incorrectly set to the original property creation date. We corrected this glitch so that the creation date is set to the date the property is cloned.

Fix Property Suitability Minimum Age From Changing to 0 When Changing Amenities. The Property Suitability minimum age was incorrectly set to 0 when changing property amenities. OR resolved this issue to ensure that the Property Suitability minimum age is set as configured when changing property amenities.

Handle Case Where Airbnb Booking Was Delayed After Create and Apply DP Correctly. This edge case occurred when a last-minute Airbnb booking webhook was delayed in sending from Airbnb. OR resolved this glitch to ensure that Airbnb bookings with damage protection policies are processed correctly, even if they are delayed.

Improve Failure Messages When Sending Triggers. OwnerRez has improved the trigger condition process to easily generate more useful failure messages.

Remove Link to Payment Processor From Deposits Grid. Instead of just opening a specific deposit, the link displayed on the Deposits grid sent users to their payment processor method area. To reduce frustration and confusion for users, the link displayed on the Deposits grid to their payment processor method area has been removed.

Remove Old Autoresponders Area From Settings and Menus. Since Autoresponders were retired in February 2024, OwnerRez has now removed the in-app Autoresponders area from Settings and Menus.

Send Kitchen and Kitchenette as Two Separate Amenities to Airbnb. Just as in OwnerRez, the Kitchen and Kitchenette are two separate amenities in Airbnb. Depending on the property amenity selections in OR, we will send one or both of the Kitchen and Kitchenette amenities to Airbnb.

Skip All Cases Where Tag Automations Could Apply to Block-Off Time. When all other conditions were met, tag automations were incorrectly applied to blocked-off time. We fixed this bug to ensure that tag automations are not applied to blocked-off time.

Skip' Booking Balance Is Past Due' Notification for Booking.com VCC Payments. Booking.com (BDC) "Booking balance is past due" notifications were incorrectly sent to users for BDC bookings with virtual credit card (VCC) payments, even though the card wasn't ready. OR will no longer send past-due notifications for VCCs.

Update Weekend Nights Help Text on Property Rules. For clarity, we have changed the word "Global" to "Default" in the Property Rules > Weekend Nights help text, both in the dropdown list and the help text.

Use Correct Default Country When Adding Guest Addresses. Some users encountered incorrect default countries when adding guest addresses. We fixed this bug to ensure that the default country is correct when users add guest addresses.

When Merging Guests Use Created Date From Oldest Guest. Merged guests had their creation date set to the date of the merging process, causing confusion for users. OR resolved this issue by now using the oldest guest creation date when merging guests.

September 25th release with 16 bug fixes

Add Extra Safeguard to Payment Void Process. Certain edge cases in the Payment Void Process could potentially not function properly. Improvements were made by adding extra safeguards for the Payment Void Process.

Allow Passing Discount Code When Creating Quotes Via API. The OwnerRez v2 API did not initially include discount codes for quote creation. At a client's request, discount codes are now included and allowed to be passed when creating quotes via the OwnerRez v2 API.

Change Notifications Reply-to From alerts@ to no-reply@. Notifications (formerly known as My Alerts) were previously sent with a reply to the email address from alerts@ownerrez.com. OwnerRez has now updated Notifications to be sent from the no-reply@ownerrez.com email address.

Don't Erroneously Show Long-Term Cancellation Policy Column on Channel Policies for Non-Airbnb Channels. The Long-Term Cancellation Policy column was incorrectly displayed on the Channel Policies for Non-Airbnb Channels. We fixed this bug by removing the Long-Term Cancellation Policy column from the Channel Policies for Non-Airbnb Channels.

Display Notification Instead of Error Page When Attempting to Delete an In-use Trigger. Users encountered errors when attempting to delete an active trigger used by an email template. OR resolved this glitch by notifying the user when they attempt to delete an active trigger used by an email template.

Enable Property and Listing Site Trigger Conditions for Blocked-Off Time. The Trigger Applicability Conditions failed to include Property or Listing Site in the Conditions for Blocked-Off Times. We corrected this issue, and the Trigger Applicability Conditions will now include Property or Listing Site in the Conditions for Blocked-Off Times.

Fix Duplicate LQA Warning for Infant Suitability. The Listing Quality Analyzer (LQA) erroneously displayed duplicate infant suitability warnings. OR resolved this glitch so that the LQA no longer displays duplicate infant suitability warnings.

Fix Error Caused by Channel Payments That Occur Just Before Midnight. On rare occasions, channel pull errors occurred just before midnight due to channel payment conflicts. We corrected this bug, and channel payment transactions will be imported correctly.

Fix Error Preventing Users From Canceling Vrbo Bookings With an Error That the Booking is Channel-managed. Vrbo API-connected users were incorrectly prevented from canceling a booking and received erroneous errors stating that the booking was channel-managed. OR fixed this error to ensure that Vrbo API-connected users can correctly cancel a Vrbo booking.

Fix Missing Property Details Menu on Medium-sized Viewports. Users could not access the Property Details secondary menu while on a tablet device. We resolved this issue so users can access the Property Details secondary menu on a tablet device.

Ignore Pet Fees in GVR LQA. The Listing Quality Analyzer (LQA) incorrectly listed pet fee surcharges as errors and prevented users from listing their properties on Google Vacation Rentals (GVR). Since pet fee surcharges are not supported on GVR and are added during the GVR direct booking process, any pet fee surcharges configured in OwnerRez will now be ignored by the LQA.

Improve Display of Season and Property Conditions on Triggers Grid. The Triggers Grid has been improved for a more accurate display, which includes the display of disabled seasons and comma separators between separate seasons and properties.

Improve Push Notification Subscription Longevity. OwnerRez has enhanced the longevity of Push Notification subscriptions to prevent unintended unsubscriptions by web browsers.

Mark All Messages Read on Manual Outbound Message. Received messages that were responded to on the corresponding listing channel platform remained "unread" in OwnerRez. We resolved this glitch by marking all messages as read in manual outbound messages.

Rename Contacts Grid Dropdown Option to "View this guest." The Contacts grid dropdown option incorrectly displayed "Edit this guest." OR corrected this issue by renaming the Contacts grid dropdown option to "View this guest."

Require an Occurrence Date When Adding a Custom Holiday. Custom holidays configured without an occurrence date were incorrectly allowed to be saved. We fixed this bug to ensure that required occurrence dates are added to custom holidays.

Is anyone else having trouble with the SMS push notifications not coming through to your devices? We have claimed the devices and it worked for awhile but then stopped working. We reclaimed them again yesterday and now nothing again.  

I've had them go off and on. Sometimes they appear to stop working for a bit and then start up again. I've reported it to help@ownerrez.com

Yes, we caught a bug that affected a wide range of push notifications and fixed it a week or so ago. A few weeks before that, we put out an update that made push notifications stop working correctly. This was found and fixed. If you have any problems at all with push notifications, please let us know.

I wonder if PWA notifications are buggy

I don't know if I would say "buggy" exactly, but definitely annoying.  There is a decent list of things we've been unhappy about, like:

  • Not grouped in the notification tray with other OR ones (ie. 15 push notifications by OR gives you 15 separate lines, at least on Android)
  • Doesn't "pop" up by default on Android until you go back into your notification settings and tell it to "pop" them. Without changing that setting, they just kind of appear in the notification tray.
  • The presentation is different than notifications from native apps like the favicon and text options look different (again, least on Android)

With as prominent as OR is these days, it really is high time for them to hire a real mobile app developer and just build a proper app with a real mobile UI

We keep talking about this internally. It's not really about the cost of building the native app, but about being able to present the entire UX within the native app just like the web app.  From a business standpoint, it's frustrating to use a native app that doesn't do everything the main web app does.  Often, they aren't even close.  The mobile app does some minor sub-set of features (each of which are stripped down), and the settings are nowhere to be found.  We already have a wide range of features, and we don't spread ourselves thin by building a secondary UI that keeps growing and growing in its own right.

Our three approaches for building a native app are:

  1. Build a native app that hosts the PWA inside it so that the entire UX is preserved, but we gain the native app features (better notifications, app store placement)
  2. Build a "OR Messenger" type native app that only focuses on inbox and guest interaction, purposefully ignoring everything else. This provides better notifications for things where notifications matter more (ie. messaging) and doesn't attempt to be the rest of the system. Clear purpose.
  3. Build a native app that does a stripped-down subset of each of the top 8 verticals, don't attempt to do anything else.  For settings and the full UX, point to the web app.

#1 is the holy grail but may not be possible. #3 is our least favorite approach. No ETA on any of these things.

August Product Update - QuickBooks Deposits, Hubitat and igloohome Door Locks, and Updated Notifications 5 replies

While soaking up the sun and enjoying those last sweet days of summer, the OwnerRez team pushed out four solid releases in August, including two new lock integrations, QuickBooks Deposits, updated notifications, and more design changes.

New Features

QuickBooks Deposits

OwnerRez's new QuickBooks integration streamlines and automates your vacation rental business by helping you efficiently manage your finances and track revenue and expenses, ultimately saving you time by ensuring accurate financial management.

When someone books your property, they pay you money. Managing this money and accounting for it can be complicated. Payments come from different places and may have various associated fees. This can make it challenging to reconcile the deposits in your bank account. Even though OwnerRez automatically creates invoices and payments in QuickBooks, you still need to match up the final bank transactions. QuickBooks will show you the bank transactions from your account, but you still need to determine which deposits correspond to the invoices and payments.

With our August 28th release, OwnerRez has introduced "deposit syncing," a new opt-in feature that allows OwnerRez to generate "Bank Deposits" within your QuickBooks integration, matching the final deposit amount, and providing an itemized breakdown of payments and fees contributing to that total. These bank transactions imported by QuickBooks from your bank account enable you to accurately reconcile your bank transactions in QuickBooks without requiring manual adjustments, ensuring a precise match down to the penny. OwnerRez can now sync deposits from Airbnb, Stripe, Lynnbrook Group, Manual, and Other Types.

You don't have to change anything if you already have a solid reconciliation process. Deposit syncing is optional and won't affect your bookings or payments. However, if your QuickBooks connections and mappings are in good standing and already working, you may also be ready to start configuring deposits. To start, navigate to your QuickBooks connection in OwnerRez (Settings > QuickBooks > and click on the QuickBooks account you want to configure). Look for the Deposit Settings tab in the middle of the screen.

Since our June release, which introduced Alerts as Push Notifications, OwnerRez has continued to enhance your in-app Notifications section, providing improved communication about your vacation rental business.

First, with this August 7th release, we added new OwnerRez Blog Post notifications to your in-app Notifications section. By default, all OwnerRez users will receive new Blog Post email notifications for Internal News, Partnerships, Product Updates, and Surveys.

You will continue to receive important in-app announcements. Still, we want to ensure you know about all the latest OwnerRez features, enhancements, and partnerships, regularly covered in our Product UpdatesPartnerships, Webinars, and Internal News blog posts. Also, if configured to receive Notifications, these new Blog Post email notifications also apply to Team Access Staff members.

While suddenly receiving these new OwnerRez email notifications may seem overwhelming initially, we encourage everyone to keep those email notifications turned on for at least a month or so to get accustomed to the number and type of OwnerRez Blog Post Notifications coming your way via email.

Additionally, with this August 7th release, OwnerRez has updated your Notification options! We added two new QuickBooks notifications informing our QuickBooks users about any disconnections and sync failures.

While working in the Notifications are, we did some other cleanup:

  • Channel Alerts were renamed to Channel Notifications.
  • Channel Information Notifications have been combined to include notifications regarding refunds, cancellation requests, calendar and transaction reminders, autopayments, and more.
  • Channel Problem Notifications were combined to include channel notifications for users about content and publishing failures, permission to deactivate, deactivation failures, bad credit card notifications, cancellation, and receipt failures.

Want to customize your Notifications? Navigate to your Profile dropdown menu > Notifications, and you can configure all your OwnerRez Notifications as either emailpush notifications, or a combination of both. The choice is up to you and depends on what works best for your workflow!

New Design Progress

My Alerts Renamed to Notifications

As OwnerRez continues to enhance the in-app design, we shifted our focus to the Top Navigation Menu.

As a follow-up to the April 2024 New Sidebar Design, My Alerts has been renamed to Notifications. Additionally, the word "My" was removed from your Profile and most dropdown menu items since multiple "Mys" in the Profile menu were redundant.

Top Menu Tooltips

Another in-app design enhancement was concentrated on the in-app Top Navigation menu. For consistency, we applied the same tooltip format to tooltips that appear elsewhere in the app.

What is this tooltip format? When you hover over the top navigation menu icons, the tooltips appear below the icon with a black background and white font.

Enhancements & Tweaks

"Booking Balance Is Past Due" Notification

Ensuring that guests pay their booking balance promptly is a top priority for all vacation rental owners and managers. However, some guests may miss or ignore OwnerRez's system payment reminder messages. OwnerRez has added a new "Booking Balance Is Past Due" Notification to alert you of a past-due guest balance.

Here's what this new notification looks like:

This new "Booking Balance Is Past Due" Notification serves only as a reminder to you, not your guest, of a past-due guest balance. Clicking on the green Open this booking button takes you directly to the Booking Transactions page, where you must still manually follow up with your guest to resolve the past-due balance. Keep in mind that there are already other system messages in place reminding guests of payments that are due.

While we definitely do not recommend turning off the "Booking Balance Is Past Due" notification, you can still do that by navigating to your Profile dropdown menu > Notifications to see and configure all of your notification options.

Property Occupancy Restrictions Rules

Establishing clear occupancy rules and restrictions for your vacation rental property is essential to managing expectations, maintaining property conditions, and ensuring the safety and comfort of everyone involved. Communicating your property occupancy rules clearly in your property listing and agreements effectively fosters a positive guest experience and can prevent any misunderstandings during your guest's stay.

In preparation for an upcoming redesign of the in-app Amenities section, OwnerRez moved some guest Suitability Amenities (Minimum Age to Rent, Children, Infants, etc.) to the Property Rules area and renamed it Occupancy Restrictions in our August 28th release. Why move the guest suitability from Property Amenities to Property Rules? We moved Pets into Property Rules last year and believe placing your guest Occupancy Restrictions into your Property Rules is a more appropriate place than Amenities anyway. 

With this release, any property amenity guest suitability selections you have configured have been moved to your property rules, specifically the occupancy restrictions. You can verify your property's Occupancy Restrictions by navigating to your specific Property > Rules > Change > Occupancy Restrictions.

Vrbo Missing Beds Listing Quality Analyzer (LQA) Error

Accurate property descriptions can help attract the right guests, set expectations, and reduce complaints, leading to better reviews and bookings. OwnerRez's Listing Quality Analyzer (LQA) tool checks your properties (i.e., listings) for common mistakes or incomplete settings.

Vrbo requires all properties to have at least one bedroom, even for studios. However, the Listing Quality Analyzer (LQA) didn't return an error for missing beds. So, we've added a Vrbo missing beds error to the LQA to alert you that your property listing content (Property > Listing Content > Rooms) needs attention.

Bug Fixes

August 7th release with 12 bug fixes

Add .no Domain to Airbnb Channel Bridge. An OwnerRez user could not use the Airbnb Channel Bridge (CB) due to accessing the .no Norwegian domain name. Since this is currently supported in our CB configuration, we have added support for the .no domain.

Delete Lock Mappings Upon Disabling a Property. When users disabled a property, the associated lock mappings were not automatically deleted, forcing users to manually remove the door lock mapping. We corrected this bug to ensure that associated lock mappings are automatically deleted when users disable a property.

Exclude Reviews With No Rating From Vrbo Review Index Feed. OwnerRez guest reviews in which the guest selected "I'd rather not leave a star rating" were erroneously sent to Vrbo, resulting in Vrbo Integration errors for OwnerRez users. OR fixed this issue, and guest reviews in which the guest selects "I'd rather not leave a star rating" will no longer be sent to Vrbo.

Fix Airbnb Multiple Sync Issue Due to Emojis Stripped in Photo Captions. Airbnb does not allow emojis in image captions, and OwnerRez property image captions that include stripped-out emojis encountered multiple syncing issues when sent to Airbnb. We resolved the glitch by tracking changes to photo captions, including emojis, to prevent constant re-uploading to Airbnb.

Fix Google Vacation Rentals Issues for Newly Added Listing Status. Some newly listed Google Vacation Rentals (GVR) properties experienced listing status errors during status checks. OR corrected this issue by adding additional GVR metadata to correct these listing status errors during status checks.

Fix Issue Where Guests are Unable to Purchase Cancel For Any Reason (CFAR) Insurance. Despite being eligible to purchase, some guests could not purchase Cancel For Any Reason (CFAR) Insurance offered to them by OwnerRez hosts. We fixed this bug to ensure that eligible guests can purchase Cancel For Any Reason (CFAR) Insurance offered to them by OwnerRez hosts.

Fix Payment Detail Report to Group by Context Date Selection. Payment Detail Reports configured with a time-based selection (e.g., Month, Quarter, etc.) encountered rows incorrectly grouped by the payment date. OR corrected this issue, and Payment Detail Reports configured with a time-based selection (e.g., Month, Quarter, etc.) will be correctly grouped and displayed as expected.

Fix Triggers With the Erroneous Status of "Will not run." Even though some triggers correctly sent a template, the trigger status help tip incorrectly displayed "Will not run," resulting in user confusion. We fixed this glitch, and trigger status help tips will display the correct status.

Notify User When Unable to Process Booking CSE (Channel Sync Event) Due to PM Lock. Sometimes, we cannot process a booking Channel Sync Event (CSE) because a user manually added a PM Lock to that booking. Rather than OR unlocking the booking after receiving permission from the affected user, we will now notify affected users regarding their Booking CSE failures with further instructions. 

Prevent Airbnb Message From Being Saved in an Invalid State. Airbnb messages saved in an invalid or partially sent state caused those messages to be retried indefinitely, resulting in duplicate messages. OR fixed this bug and saved Airbnb messages that are invalid or in a partially sent state will no longer be sent.

Release of Channel Bridge v13.8 With Continued Tweaks. Some OwnerRez users were still experiencing issues with Channel Bridge (CB) date/time filters, property filters, and CB version, leading to CB failures. We resolved these issues by releasing Channel Bridge v13.8 to better handle date/time filters and property filters and also include internal Chrome version log data.

Timeout Vrbo Create Booking After 10 Seconds. Even if we eventually return a successful booking to Vrbo after a 10-second timeout, it is considered a booking failure by Vrbo. OR corrected this glitch, and booking creations lasting 10 seconds or more will automatically be considered a Vrbo booking failure and logged internally as such in OwnerRez.

August 14th release with 10 bug fixes

Add LQA Error for Overlapping Effective Min/Max Night Requirements. Properties configured with a season with a minimum night rule that is more than the property maximum night rules or a maximum night rule less than the property minimum night rule encounter spot rate errors; however, the Listing Quality Analyzer (LQA) didn't display that error. We resolved this issue by adding an LQA error if a property is configured with a season with a minimum night rule that is more than the property maximum nightly rule or a maximum night rule less than the property minimum night rule.

Allow Custom HTML Elements on Hosted Websites. The hosted website HTML editor did not support certain custom HTML elements. OR expanded our validation so that custom HTML elements are no longer restricted.

Don't Send Multiple Failure Emails for "Generated by Device" Locks. Some users received door lock "generated by device" failure system emails every hour. OR has corrected this bug to only send these failure system emails once per booking.

Fix for Missing Push Notifications. Some users encountered push notification failures despite having their push notifications configured correctly. We fixed this glitch to ensure that users will receive push notifications correctly.

Fix for Rare Case Where Published Airbnb Listing is Stuck in "Pending" Status. On rare occasions, a published Airbnb listing got stuck in a "Pending" status in rare situations. OR corrected this bug to ensure published Airbnb listings are not stuck in a "Pending" status.

Fix Pre-deducted Expenses From Displaying on Owner Statement Previews. Pre-deducted expenses were incorrectly displayed in the owner statement preview but not correctly displayed on owner statements. We resolved this issue to ensure pre-deducted expenses are correctly displayed on the preview and owner statements. 

Fix Property Search/Availability Widget to Apply Search Parameters Correctly. Even though the number of bathrooms was included in the original search, multi-property availability widget search results defaulted to the bedroom count number. OR fixed this glitch, and the availability widget search results will be correct.

Fixes for Security Deposit Reauthorize Logic. We experienced a code regression that resulted in some security deposits being incorrectly reauthorized. OR fixed this glitch to ensure that security deposits will be reauthorized correctly.

No Longer Apply Tag Automations to Blocks. Some Tag Automations were incorrectly applied to new blocked-off times. We fixed this issue to ensure that Tag Automations are not applied to new blocked-off times.

Show "My Alerts" in Profile Menu to All Team Staff Users. Some Team Access Staff members could not access the My Alerts area to configure forum and blog post alerts. We resolved this issue by allowing Team Access Staff members to configure forum and blog post alerts in the My Alerts area.

August 21st release with 8 bug fixes

Disable Vrbo Rooms Importer Due to Current Vrbo Issue. A Vrbo change in the data that OR receives from Vrbo when running the Vrbo Listing Importer resulted in parsing errors and prevented us from adding property room details. While we work to resolve this issue, the Vrbo Rooms Importer has been disabled, the Rooms option has been disabled for the Vrbo Listing Importer, and users are advised to configure property rooms manually in OwnerRez after importing any listing.

Fix Issue Where Use of Property Rules "Apply To" for Check-in Time Defaults Would Send Booking Changed Notifications. Property rule changes made by users to bookings that were applied to check-in time defaults, incorrectly sent Booking Changed Notifications to guests. OR fixed this bug to ensure that property rule changes made by users to bookings that are applied to check-in time defaults will no longer send Booking Changed Notifications to guests. 

Fix Issue With Airbnb Messages When There are Multiple Connected Accounts. Airbnb accounts connected to multiple OwnerRez accounts can pose problems for channel messaging, especially when multiple guests or cohosts are added to a messaging thread. We have resolved this issue to better handle Airbnb accounts connected to multiple OwnerRez accounts.

Fix Issues With Disabled Airbnb Accounts Interfering With Message Delivery. OR continued to attempt to send messages to some disabled Airbnb accounts that had multiple connected Airbnb accounts (e.g., host and cohost accounts). We corrected this glitch so that we no longer attempt to send messages to disabled Airbnb accounts.

Fix Issue With Read-only Staff Accounts Being Unable to Accept Additional Invitations. Team Access Staff Members who had Read-only access only were not able to accept additional Team Access invitations. We fixed this bug to now allow Team Access Staff Members with Read-only access to accept additional Team Access invitations.

Fix Read-Only Environment Indication/Design. The new OwnerRez design changes negatively impacted the Read-Only Environment design. OR resolved this issue by removing the candy-stripe design while retaining the red top banner with the included text "You are currently in the read-only environment and cannot make changes. Learn more." on the Read-Only Environment.

Improve Messages Failure Handling and Display on Communication History. Due to a code regression, some messages that encountered failures resulted in unhelpful message handling and displays in guest communication histories or views. We fixed this bug to ensure that messages that encounter failures are handled and displayed correctly in the guest communication histories or views.

Provide More Intuitive Error Messages if an Update Fails Due to Multiple Concurrent Updates. This rare set of circumstances resulted in update failures due to multiple concurrent updates. However, OR's user error message did not provide adequate information or instructions. OR resolved this glitch by providing more information and instructions in the user error message, advising users to retry the action again after a minute or so.

August 28th release with 15 bug fixes

Display User-friendly Message for Deleted Booking/Quote. Sometimes, users encountered error messages for deleted bookings or quotes that were not helpful. We fixed this bug to display a more user-friendly error message.

Display User-friendly Message for Transient Errors. Occasionally, users encountered unhelpful, temporary error messages that lacked sufficient information on what to do. OR updated the error language to inform users to retry the action again after a minute or so.

Fix Airbnb Upcoming Transactions Sync Issue. We've noticed that some Airbnb transaction syncs can take some time to populate into Airbnb bookings. We optimized the Airbnb transaction sync process to initiate more frequent new transaction syncs if the initial booking transaction sync is null. 

Fix Booking API sinc_utc Parameter Usage Issue. A user using the OwnerRez Booking API v2.0 encountered time discrepancies during testing. OR resolved this issue to ensure that the _utc suffixed query string arguments are correctly parsed, regardless of their format.

Fix Credit Card Authorization Display Issue. There were some reports that some bookings had successful credit cards on file. Still, the booking displayed "Card received, but authorization failed" on the booking overview page and "No credit cards on file – automatic collection isn't possible" on the booking rules page where successful payments were scheduled. We fixed this bug to ensure that successfully authorized credit cards on file are properly displayed on the booking overview and rules pages.

Fix Damage Protection Issue With Last-minute Channel Booking. This edge case occurred due to a last-minute channel booking processing delay, which resulted in a failure to correctly process a damage protection policy for that last-minute channel booking. OR corrected this glitch to ensure damage protection policies are correctly processed for last-minute channel bookings.

Fix Hosted Site Reviews Page "Based on # Reviews" Count Issue. When one property was selected from a multi-property hosted website, the review number counts displayed in the "Based on # Reviews" were incorrect. We resolved this issue, and the hosted website review number counts displayed in the "Based on # Reviews" will be correct.

Fix Owner Statement Owner Revenue View Total With Damage Protection & Taxes. When damage protection policy amounts were configured as an owner expense, the Owner Revenue Total amounts on owner statements were incorrect. OR fixed this bug to correctly deduct damage protection policy expenses when configured as an owner expense on Owner Revenue Total amounts on owner statements.

Fix Special Characters in Property Names Causing Push Notification Alerts to Fail to Send. Users who configured property names that included special characters encountered push notification failures. We resolved this issue by ignoring any special characters in property names to ensure that push notifications are correctly sent.

Improve "Booking Balance Is Past Due" Notification Verbiage to Clarify Action to Take. Following the August 21st release of the new "Booking Balance Is Past Due" Notification, OwnerRez improved the notification verbiage to clarify user instructions.

OwnerRez WordPress Plugin v1.2. The OwnerRez WordPress Plugin v1.2 has been released. Updates include updating URLs to the OwnerRez short domain, removing extraneous dependencies, and adding a "Clear Cache" button to the Settings page.

Re-enable Vrbo Rooms Importer After Fix for Vrbo Issue. The Vrbo Rooms Importer was disabled on August 21st due to a change in the data that Vrbo sends us. We have now fixed the Vrbo Listing Importer and re-enabled it, and users can once again use it.

Resync Airbnb Availability More Frequently. A user recently received incorrect Airbnb inquiries for a blocked-off time, and we discovered some additional Airbnb sync checks that we could use to avoid this situation in the future. OR fixed this glitch to ensure that we resync Airbnb availability more frequently.

Strip Emojis From Google Vacation Rentals Listing Page Feeds. Google Vacation Rentals (GVR) does not allow emojis in property description fields, and we were receiving listing page feed errors from GVR for property listings that included emojis. We resolved this issue by stripping emojis from GVR property description fields passed to GVR.

Verify Payments for Booking.com When in Manual Payment Mode to Avoid Missing Card on File. Some Booking.com (BDC) listings configured in manual payment mode encountered missing credit card information on file, resulting in missed guest payments. OR corrected this glitch to verify payments by BDC for BDC listings configured in manual payment mode.

Is anyone else having trouble with the SMS push notifications not coming through to your devices? We have claimed the devices and it worked for awhile but then stopped working. We reclaimed them again yesterday and now nothing again.  

I've had them go off and on. Sometimes they appear to stop working for a bit and then start up again. I've reported it to help@ownerrez.com but they just gave me the standard "turn them off and back on again" response and didn't seem to see any errors on their end. Interestingly, I think they have worked 100% reliably on my Windows desktop (I turned them on there), so it may be an issue with mobile (I'm on iOS).

I wonder if PWA notifications are buggy. OR is the only PWA site/"app" I've ever seen notifications enabled for. The PWA is frustratingly annoying, especially on slow/spotty connections--sometimes a page doesn't load, and then at least on iOS, there's no way to force it to reload or even to go back sometimes, short of force-quitting the "app" and trying again. With as prominent as OR is these days, it really is high time for them to hire a real mobile app developer and just build a proper app with a real mobile UI...and while that should be part of the core offering, yes, I'm even willing to pay an extra amount per month for it if need be.

I agree, I have many uses for this function (pool maintenance, etc)!! Also just setting the time off a few hours for a message to go out so if you are working at 1am (like i do often), it does not go out to them until 9am.

I sent an email to the address you gave for Trustd.ai, and it got bounced with this message:

Is there a place that owners / hosts in Airbnb can view the result of the Check Out Details to see what it looks like or is that only visible to guests that book and have a confirmed reservation and not just by viewing the listing ? Just asking since I have configured mine in OR and would like to see the result.

Other than being part of the guest process, we are not aware of any way for you as the host to view the Airbnb guest check-out details display. We recommend that you contact Airbnb support.

Unfortunately, no. Airbnb doesn't display amenity instructions pre-booking and has its own definition of what is included in the Beach Essentials amenity.

If you're not providing all of the Beach Essentials as specified by Airbnb, we recommend that you either deselect the Beach Essentials amenity within OwnerRez or add what beach essentials you do provide to the guest pre-booking within your House Rules.

You could contact Airbnb support to see if that's a valid way to alter the inclusions of an amenity.

Is there a way when selecting Beach Essentials in OR that the custom text / manual wording would be displayed in stead of the stock Airbnb Language.

For instance we offer beach towels but not blanket, umbrella or snorkeling gear and don’t want guests to call us on it. Top screen shot is OR and bottom is Airbnb

In the Check out instructions for Airbnb I am sure you mean Hot tub "Cover" instead of "Lover" :)
