Hi Paul,

Yes, I knew there was a "House Manual" field in the Guest Instructions area in OwnerRez and assumed that it might be related to Airbnb's house manual. However, since it was not included on the Property Field Differences document it was not clear if we could depend on the Airbnb guests being able to see any information entered into this field in their Airbnb booking.

I see that now you have entered "House Manual" in the Airbnb column with ??? for the number of characters. I think I can confidently tell you the limit is 10,000 characters because I was stopped with an error message because my House Manual exceeded 10,000 characters and I had to whittle it down to fit.

Thanks for confirming that our Airbnb guests CAN see the House Manual info when they look at their bookings through their Airbnb apps.

Looks like you're in luck!

After this topic originated, we found out a few months later that Airbnb added a previously undocumented field. Set it on the Guest Instructions tab, see pic below.

You can manually schedule reminder emails on specific dates under the Email tab. Or, if you have no payments scheduled and payment reminders turned on, they'll be sent on OwnerRez' schedule, which can't currently be customized.

I have a returning customer that pays by check, she books an entire month and I want to be able to "Schedule" the "request for payment," as I understand I can't use the "schedule payment" unless they are using/have a card on file. Since it is for an entire month in peak season, I like to offer my guests the option of making 3 payments instead of 2. Can I schedule the requests, or do I just have to set up a reminder for them? I can do that in PayPal but it seems like I should be able to do it right here.

As of right now we do not allow pets. I tried letting pets come and have pee stains on the rugs, so I stopped allowing them
I have replaced the floors in 3 of my home to waterproof vinyl planking, so I am now considering allowing them again.
Please help me decide Pets or No Pets- Tell me some of your findings with pets.
How much extra do you charge per pet? Do you have them sign an agreement? If so tell me about it.

I'm asking about this internally, but as far as I know there is still no documented way to set those fields via API. Sorry to hear that your manual work go wiped out.

I'll play with doing the reverse, maybe a surcharge if you stay less than a month, to equal what a week would be...I'll keep working on it somehow. I am not on any of the channels for this property at the moment, because I have two regional sites that allow me to direct book and I've snoozed Abnb and TripAdvisor. I thankfully (knock on wood) do very well with these two sites.

There really is no good way to do it that way, as neither OwnerRez nor any of the channels is designed to work like that.

I do recall one client who "made it work" by creating a special discount that applied only if you had exactly 8 days, and another if you had exactly 9 days, and another for 10, etc. on up. They calculated the correct percentage to be applied so that the end result of the cost was always the same. Mathematically, this works, and programmatically, it works too - but gosh, what a pain to keep maintained and to track down anything that might be wrong!

I have tried the LOS discounts, but I'm not doing something right.
The monthly rate is $1600
The weekly rate is $1000
So if you stay over 11 days, you should get the monthly rate of $1600 for ANY stays over 11 nights.
Instead it is giving them the discount on ALL of the nights prior as well? Which makes it cheaper than a week's stay!
I tried to post a screen shot, but apparently I'm not able to do that.
I have a discount of $90 per night, because I thought it would do the calculation on the entirety of the rest of the month--figuring that anything over 11 days is the cost of a month. I have the criteria set at:
#of nights "greater than 11"
#of nights "less than or equal to 31"
But I realize I can't put in a LOS discount like that, now I'm not sure I am going to be able to do this, it would be so much easier to have the option of just having weekly and monthly rates, period--as that is how this particular property works.

I need a bit more direction than what you sent, I have watched the videos and understand the mechanics, just can't seem to get it to do what I need, which is, simply put, show the rate after 11 days as $1600 for ANY time up until a full month's stay.

No, you do not need to use seasons for this purpose. Instead, what you need are length-of-stay discounts:

I am moving into the new rate system today, I think I am understanding this, but want to clarify.
I have two rates for my off season, a weekly that is quite high, and a monthly which is quite low. Anyone that books more than a week is charged the monthly rate because it is cheaper.
So, I need TWO seasons for the two different rates?
One for my weekly rate of 7 nights exactly ($1000)
One for my monthly rate which would be 8 nights or more? How do I get it to understand that it is $1600 for any nights from 8-31? That's where I'm confused???

I tried using Chris' suggestion: " you can try changing to Limited mode on the sync in OwnerRez which will make it available for edit again. Then switch back to Everything mode when you're done with the House Manual edits."

But after switching back to Everything mode, the House manual information that I entered on the Airbnb listing was wiped out.

30008 is an Unknown error. Here's the description:

"Message Delivery - Unknown error

If a message you sent is not delivered to the end device and returns a 30008 error code, this means that delivery of your message failed for unknown reasons.

When we receive a very generic error from our carrier partner that we have no further details about, we associate the message with the error code 30008, letting you know that we truly doesn’t know what caused this error from the provider."

You can try again and see if it works -- it's possible the phone is off or roaming or isn't reachable for some reason. If you know it should work, like you can text the number directly via other devices, send through a few tests from OwnerRez and send in a support ticket and we'll escalate it up to the carrier.

I'm afraid those are the only three we integrate with at the moment. Perhaps you know your own market best, and should just set your own pricing?

I have a "unicorn" type property with only one similar comparable in my STR market area. As such, I'm having great difficulty getting acceptable "smart rates" from either PriceLabs or Perfect Pricing. Is there another option that integrates with OR? Beyond Pricing may be too expensive, as their percentage-based fee will be much higher than the flat-fee services.

Ok, thanks :( those a bit more than I need or can afford. Even just making it a text field maybe instead of a date picker would suffice for me really as I could enter the days manually in a long string? Or if you like this the way it is for some reason maybe adding a misc. popup field we could use any way we want please?

Are you sure you have a custom calendar export? I took a look in your account and didn't see any. If you're just exporting the default calendar, it does not contain any personal data like the guest numbers.

I share an exported calendar with my cleaner. This is her preferred method anyways as she cleans for 13 different owners and most of them share a google calendar with her. In the export for her calendar I have selected full booking details as well as notes in the description. However, the one bit of data it doesn't provide her is the number of guests. She needs this to know how big a crew to bring with her at turnover.

Is there a way to add this information to the exported calendar? I mean I know I can type it into the notes field but don't want to do this manually for each guest. Is there anyway to automatically add this? I tried adding {BNGUEST} to the notes field but doesn't seem to recognize the booking fields.

Thanks, Something is still off.
I removed TN Sales 7% and County Sale 2.75%.
Only left 3% county lodging. Updated settting on Airbnb to only keep 3%.

Tax is overstated. Total tax should be $329, I see $364.

$471 x 5 nights = $2,353

Cleaning fee = $225

Service fee = $364

Occupancy taxes and fees = $364
Total
$3,306

Ah, right.

What you're going to want to do is to modify your Sales taxes to, as of October 1, be "Everything But Airbnb."

This is a major reason why we recommend having each separate tax entered individually, rather than in one big lump. Airbnb is force-collecting the sales taxes, but any other taxes that might be due still need to be collected and remitted by you.

Ken, thanks, question was about Airbnb, not VRBO.

In your particular case, since you are using our HA/VRBO API connection, there will be no changes - taxes will continue to be collected via your credit card payment processor, and remitted by you. If they've been working correctly up until now, they will continue to do so.
