Thank you, yes, I am trying to figure out when I change a description, for instance, when I only have one peak week left, I like to highlight that in my initial description, so people know right away that I only have one week left....it would be nice to change that description in Ownerrez and then it go automatically to abnb, TA, etc.

I think what you are saying that even if I DO NOT have the extra premium offerings, it WILL push to abnb automatically? I'm reading the link you sent, thank you for the direction. :)

Is there a way to change the date style on quotes etc to UK style dates (DD-MM-YY) from US style dates (MM-DD-YY) as it's very confusing to guests? Most of the time it refers to Jan 31 etc but sometimes (for example in Description in a quote ) it appears as MM-DD.

We're new to OR - we collect names, ages of everyone in the group, cell phone #, unmasked email address, and vehicle information. We created a Jot Form (free). The link goes out in an email triggered once an reservation is made.

If you don't have Channel Management (which you need to use Channel Bridge) you won't be able to do much of anything when it comes to "pushing" or pulling in booking info.

Sounds like you're trying to push content to TA and HA/VRBO. From what I understand that won't work unless you have at least 5 properties and are API integrated. But - with AirBnB you can have 1-4 properties and still get the API, which will push descriptions, photos, etc. This might help:

For those who have an OR web site:

When doing the set-up for the Home page, you have the option of selecting - "Show Property Overview - Show property overview (description, amenities, etc.) on the home page."

I want to display the Amenities portion of this, but NOT the Description. How do I do that? I can't find a widget for amenities, and there is not a place to cut & paste a "pretty version" of the amenities section of Listing Content.

I don't have Channel Bridge, so if I change my descriptions in OR, they won't automatically change on TA or Abnb, or HA? Do I have that correctly?

it depends how you set them up. for example. the template sent to airbnb guest when booking comes in that gives them link to e-sign rental agreement and asks or ID is sent o their airbnb-disguised address.

Yep, it's always a tradeoff on the rates -- maybe you could be getting much more :-) but will it book? I've tried PL on a couple of my properties and been generally happy so far. They've got a lot of knobs and dials you can turn, maybe set it up so it can take their full price when it's way out in future and bring down the closer term prices to make sure you book.

Make sure to hit Show All on the filter first so it's not filtering by anything else. You can filter by Type: Booking and Listing Site [None] and it'll give you what you want -- I see about 19 for all time right now in your account.

If it's not editable because you're in Everything mode, you can try changing to Limited mode on the sync in OwnerRez which will make it available for edit again. Then switch back to Everything mode when you're done with the House Manual edits.

Yes, we've asked Airbnb API team for this many times over the past 6 months, but still waiting for an update to let us push through API. As soon as we can do it, we'll add support.

Maybe this could be put on the "To Do" list.

I do email all of our check-in instructions to the guest, but those "die hard" Airbnb-ers want to see everything they need in their Airbnb app, including the house manual. I've had more than one guest ask me about it, which is why I asked about it here in the forum.

Hi Chris,

I ended up turning off Pricelabs rates because I was contacted by more than one potential guest asking why the rates displayed on the calendar were not the same rates that were shown in a quote and were unhappy at how much more expensive the quoted rates were that were on the calendar (in one case the quoted rate was $1300 more than what the calendar rates showed.)

I did leave Pricelabs turned on for one of my properties, just to see what would happen, so I just checked that property's VRBO calendar and I do see the Pricelabs rates displayed on that calendar now. But it did take longer than one day for VRBO to update to show the spot rates on the calendar; by the time I sent my question here in the forum it had been a couple of days since turning on the PriceLabs integration.

I think I'm not going to continue the PriceLabs trial, though. The rates they are charging are SO much more expensive than our usual rates I'm afraid no one is going to book my property. :-(

Thanks Chris, I did what you suggested.

I filtered the booking list for 2019 and "none" in the Listing Site dropdown.

There are 200 "bookings" when filtered this way, all of them blocked off time. Most of these are mutual blocked off time situations, but the others are either owner blocks or other situations where the property was unavailable for something other than a paid guest.

So, I'm still unsure of why the listing site performance report run for "last year" is showing 14 [direct] bookings.

For the House Manual specifically, I don't think there's a way to set that via API. I just checked the Airbnb API docs and all I see are the Directions and Check-in Instructions fields that are configured on the Guest Instructions tab on the property in OwnerRez.

Yep, @BlueMtnCabins has the fix -- for the widgets to know what pages they are on and where to go, you have to set the Property URL configurations.

I answered on another post, but the spot rates will override any seasonal rates. Either VRBO needs 24 hours to update rates or there's something not configured in price consistency on that end.

Ahh, good looking out! Yep, sometimes things go wonky on the VRBO side and unfortunately we don't have control on that channel to force updates like we do on others.

Looks like it's been resolved now.

No, the VRBO integration will use whatever rates you have configured in OwnerRez and the spot rates will override any seasonal rates. VRBO make take a day to update with new rates, though, because of how their feed processing works.

Are you still seeing missing rates?

Right now each statement has its own balance. As bookings change they'll be updated on new statements, but the original balances won't change.

When you go to create an Owner Payout you can select multiple statements for the payout.

I think @BlueMtnCabins is referring to the Select By option at the top of the Season settings area -- you can choose to use the season by arrival, departure, or split across every day. Looks like you already have it set to split across (which is the default).

Hey Lauren! Right now our QuickBooks integration only exports the other side -- the bookings. We don't push commissions, owner statements, expenses etc. It's on the roadmap though!

I just checked on Safari 13 and I'm not able to reproduce any missing buttons. Can you try opening an incognito browser to see if there's an addin that's causing an issue? Also check your privacy settings and see if they're set to block a bunch of things.

If you're still seeing the issue, can you send a screenshot?

Oh, we know about this, believe me... the trouble is, there's like a million fields that need to be documented for all the various listing sites. :-/ We have an open ticket to get this done, but it is a big job. It'll happen though, I just don't have a timeline for it.

Welcome! Be patient - it's a process but well worth it.

If you have a personal email address entered on the Booking Overview Page for the guest, a trigger will go to that email. Anything you can do to get the guest's direct email is good because if you send triggers through the randomized email address provided by AirBnB some of your content may be blocked and in some cases no message at all will get through.

While it is good to communicate on the Booking Platform, particularly if you think you may have a problem with the guest or you just want to CYA, trigger messages seem to work better going directly to their personal email.

Also - try to get a verified email set up to help keep messages from going to spam:
