Is the portal view you're looking at only showing charges or does it show auths as well?

If it's supposed to show auths and the secdep isn't showing up, contact Lynnbrook and make sure they haven't configured the gateway to auto-release holds at the end of the day. Apparently there's a setting for that which is used in other cases... but if you're doing secdep holds you obviously don't want that to happen :-D

Yep, that's a good idea -- a second option to put in a min instead of using the gap length. We'll chew on it and see how it can factor in.

Reducing min to the gap length makes sense a lot of times but sometimes it'd be nice to relax it. Might also have to ignore the "disallow gaps" setting in a gap too -- that could cause time to be unbookable as well.

I saw someplace their higher ups quoted that they do not want to be mired in vacation rentals due to regulations (something to the effect that they cannot verify which ones are legal and don't want to run afoul of local laws). basically as far as I (and many other owners) have observed that bookings coming from FK/TA (it is the same thing) have become non existent. I would not spend any effort on them if all you get is 1-2 bookings a year. I have 3 properties, and I have not had as much as an inquiry since last Dec. Just keeping listings there for the sake of reviews. I have wheelhouse connected to it for pricing so it is on auto pilot. Costs me 0 as they only charge per booking and there are no tripadvisor bookings.

Another lynnbrrook question. Just started with them and have secdep reserved. it shows on the booking but when I log into their cradpointe portal, I see no record of it there?

I have also been dealing with this. I appreciate the effort to push as many nights as possible, but in my case, when my minimum nights is 5, the gap is 3 nights, and my minimum nights in gap is 2, it is still forcing a 3 night booking. Almost wish I could define " if gap is x to y nights, make gap minimum z."

Gap rules are supposed to reduce the minimum # of nights required WITHIN a gap correct? So I have a 28 day minimum on an apartment. But I set up at TWO (2) night minimum during gaps. The problem is withing that gap...when verifying the minimum...the rules still say there is a 28 night minimum...which is incorrect...during gaps...the minimum is set to two (2) night minimum.

If you look at my listing starting: "309 Lg. Studio Center of San Pedro"...using Rate Tester....if you input the listing "309 Lg. Studio Center of San Pedro"....enter Arrival Dates "May 5, 2020"....Departure Dates "May 8,202"...Listing Site "Direct Online"...2 Adults...it will return an error that "This property requires a minimum of 20 nights". 20 nights is the gap in this case...between two long term bookings. However if you look in the RULES of this listing ...I have a TWO (2) night minimum required during gaps.

So if there is a gap between two, 28 day long term rentals...I want to be able to lessen the minimum requirement from 28 days to 2 days....during the gaps...so i Can fill/occupy the apartment during those gaps.

Currently it wont let me as noted in the example. Its now saying those dates are a violation/error....and guest needs to rent a minimum of 20 days in this example. I want 2 night minimum during gaps.

There is two majors and the several dwarves. I gave the iCal link for RVshare above, not yet see it for Outdoorsy. But they do have one (as seen here https://www.vrscheduler.com/outdoorsy/?consent=1)

There appears to be Campanda in Europe which is comatose in the USA

There is also RVPlusYou.com which is a different spin - you deliver the RV to a campground of their choice - the guest never drives it. They seem only to do inquiries, not instant booking.

You need to understand - NO ONE seems to offer significant PMS/channel management for motorhomes/campers/trailers that can be driven or offsite.

Hate to say it, Ross, but you're screwed on FlipKey/TripAdvisor. They allowed 5 properties for a long time and then in the last year moved it to like 25. They said they would drop to 15 for OR users, i guess they are holding to that. We've been frustrated but those are the breaks. Channel Bridge does not support FlipKey/TripAdvisor for anything other than downloading reviews. To be honest, most non-PM users don't use FlipKey/Tripadvisor anymore unless they have 1 or 2 properties and don't mind doing it all by hand. Much has changed in recent years. I don't know if PriceLabs will push directly to FlipKey or not, but I don't think they do. They push to OR of course but we don't push to FlipKey.

Hi OPCD, no idea what you mean! We do not remove photo captions from photos. Did you have that happen to a property?

Gap rules will reduce the minimum number of nights require TO the gap until it hits your minimum. So if there's a gap between the 28-day bookings, it will use that gap as the new required minimum until it drops below 2 at which point it will no longer allows bookings. You're basically telling the system to let the min. night rules drop lower below your normal minimum so that the gap can be booked until it hits a point you're no longer comfortable with.

Paul here from OR. Thanks for reaching out, Toni. We would like to empower users to work with other users. We have recently explored setting up a Consultants or VAR ecosystem for all the users that would like to help others (for some kind of fee or out of the goodness of their heart). We are still early in the planning stages. I'm mentioning this here because if any QB or accounting users want to offer this service, let us know.

Accounting and QB integration is a major concern that we know needs work and a number of other features and settings. Rest assured, the current feature is far from finished. We hope to be adding a lot more to that this year. A number of things have already been designed, just not scheduled for dev yet.

Ross, thanks for the suggestion and idea. There are some other OR users that rent out motorhomes so it's new exactly, but it is rare. As long the RV can be though of as a "property" that is rented by the day (not hour) then you can plug it right in as a property in OR. I'm sure you know that. I wonder if those RV channels you mentioned contain more details in their iCal that would let us parse bookings? If you can send the guts of the iCal, we can take a look. Same with inquiry parsing for emails.

Hi Ross. Not really, no - at least not a direct import into tax forms like that. We've stayed away from that end, and encouraged users to use QB or Xero or a double-entry accounting product for that, because there are many other things that play into that. We can show gross numbers and a break-down of revenue but not the expenses side. Even those PM's that use our Expense area know that many other expenses are not tracked here (only the owner-related ones). Our vision is to fully support accounting "quote to cash" in the future but it's a long road. We have to get deposit and fee tracking done first so that bank accounts can be reconciled to the penny.

Good advice from Ross. You got start with the fundamentals - your sales and revenue (ie. booking workflow) - and then add on more like communication, website, integrations and so on. You want to keep automating for sure, but get the fundamentals right first.

The answer is, what is the easiest way to properly sync (more than iCal) Flipkey with the other OTAs. Channel Bridge? I want set and forget, or I cannot allow instant book in flipkey. I dont want to keep doing something on a daily or periodic basis...

Does that mean I cannot use PriceLabs to sync with Flipkey?

I set it to 2 on property rule. But when I use field {BSDRS} in the rental agreement, it shows 1 day. What am I doing wrong? ORP31455. TIA?

I contacted FlipKey / TripAdvisor to sync. They responded "How many units does your company represent? {We require 15 or more units to set up an OwnerRez connection.}"

I have a 28 day minimum because I'm going after corporate housing which is generally 3 month stays. I set up length restriction for one my apartments 204 to 28 day minimum with a 2 night minimum during gaps. My understanding is if two nice monthly booking are made...and they create a gap that is less than 28 days between the two bookings...then according to this rule...I could still get bookings with now...a 2 night minimum. Software says: "Night During Gaps: At least 2 required". This is how I want it. However I checked by going to Tools>Rate Calendar...and when highlighting the gap (in this case there was a gap of 8 nights between two monthly bookings)....the software indicated that there is an 8 night minimum. Where is the rule change? The 2 night minimum during gaps?

It was a suggestion for a business opportunity for ownerres to be the only PMS that also works with the RV rental space. As in RV rentals that are driven by the guests

If you connect up iCal syncs, they run automatically on their own to update calendars.

You might also find Mutual Blocking useful, depending on exactly what you're trying to accomplish:

Trying to get clear information from booking.com and Airbnb such as what were my total earnings and commissions and fees and credit card fees and anything else? Turns out not all you did not issue statements but they like to keep it nebulous.

Does owner reservations have the ability to pull from each listing site into something that's amenable to filling out a schedule C or Schedule C... USA?

Anything that is iCal compatible, you can import/export from OwnerRez using our calendars.

I'm not completely sure exactly what you're trying to do here, so you might need to create a dummy property in OR to properly keep track of it. But it certainly ought to be possible to make its calendar visible.
