How do I snooze a listing on airbnb and still communicate with guests but have the listing "hidden"?

You can already disable Saturday check-out directly on the Property > Rules, or per Season. This request is for blocking check-out on a Holiday and/or specific date.

I'm so glad we now have automatic reviews on Airbnb! I was wondering if we could add one more feature to that, an automatic delayed bad review.
If we have a bad guest, it would be great if we could just click a button that says "Bad Review". That would delay the sending of the review until the very last minute of the 14 day review period, thus, eliminating the chance of a retaliatory review. This is something that one of our competitors has, and it works great.
I actually think this is kind of ingenious. It's still a legal agreement that they have to read and sign, but by calling it "Online Check-In," it makes it seem far less scary and more like a benefit ot them ("Sign this for YOUR convenience so you can go directly to the property instead of setting up a time to meet us in-person, etc.").
I might actually implement this in my communications with guests!
Currently one has to look in several areas to see all of the communications with a guest / Inquiry.
Can you please consolidate the conversations so that you can see them all in one place and in a format that is more like an email program (GMail preferred) rather than in a nonstandard OR system?

No, they don't appear to have any interest in this. We've done some research into ways to get it, perhaps using Channel Bridge, but haven't come up with a solution fit for general use as of yet.
At the very least, you could add it as an automated recurring expense for all bookings on that channel (configured via the settings). The VRBO pay per book commission always comes out to exactly the sum of my base rate and my cleaning fee times 5%. So it’s pretty easy to just automatically do the math and calculate what it should be.

For that matter, even for payment methods that don’t support merchant fee reporting (that is, everything that is not stripe), an automatic configurable (I would use 3%) expense would be an amazing timesaver.
Both of these things should be able to be configured on a per-property basis, since some of my clients I don’t charge a credit card transaction fee expense, and some of my properties are on a VRBO subscription.

Any chance Vrbo is also working on adding channel fee transmittal functionality via the API like other platforms do? Currently it’s the only channel where we have to manually add the channel fee as an expense.
Still no ETA, but we had another meeting with their dev team this week, as they refine their designs. So, yeah, it's slow, but they're definitely on the move.
Would love to see a few changes to the owners portal.
1. Written verbage about what the owner is seeing. Or allow us to select an option for client portal (full gross bookings, owner view). Then have that selection input information for the owner. This is the Full gross of all bookings. Or... This is the owners income after taxese and prededucted amounts.
2. Changes to the occupancy rates showing 12 months instead of 11 also showing year-to-date, for example 2021-March to 2020-March.

This custom field would be helpful, as my check in details are automatically sent when the renter agreement is signed, so my auto reminder just before arrival could include: “please find our check-in details email that was sent on {SIGNEDDATE}”

Have been researching this opportunity and would also like to see integration with Google. It would definitely provide further independence from big OTAs.
That could be a very good feature to have. If you are in any form of contact with their support team, you can ask them to write in to help@ownerreservations to start discussion of an integration.
OwnerRez offers an open API that allows any other system to integrate with us. If you know anyone at Hipcamp or Glamping, please suggest this to them, and ask them to write in to our Helpdesk for assistance and more information.
We've had discussions with Google. but at present they are oriented towards large operations bringing hundreds of properties in each account, rather than a large number of smaller operators with a handful of properties as is more typical of OwnerRez. They plan to move in that direction, at which point we'll integrate with them. But right now our large number of clients would swamp their onboarding, and they're not scaled for that.
Oh yea so I'm definitely leaving the link with the legal agreements for sure I'm just kind of wording the email subjects and a few things throughout the email to make it sound more like an online check-in. And am I glad that I've done such thing because I just had to pull out the legal agreement last night to prove as evidence to Capital One that a guest charge from January was not a fraudulent charge and thank god for section 6!!
Be aware that a "check the box" style of form has no legal standing in court, whereas our e-signed rental agreements do comply with the Federal requirements to be accepted as a legally valid and binding contract in the case of a dispute.

OR should consider integration with sendinblue so that we can run marketing campaign on existing and past guests and on subscribers. Sendinblue also allows transcational emails as well as sms.
OR offers sms but sendinblue allows very flexible api and with combination of owner rez token it will be awesome.

WHY - Visibility into the nightly rent is periodically useful, particularly when attempting to reimburse a guest who cancelled where some nights were rebooked.

It would be preferable to capture the per night rent in the booking, but I imagine that hasn't been done because it's difficult, so maybe doing it as a short code wouldn't be easier. Using the short code would let owners like me include the nightly rent rate in an automated email to themselves so there is a record. Especially now that I have adopted dynamic pricing it's a curiosity to know what rate the nights actually booked at, and currently the only way to discover is to (quickly) inspect the spot rates.
I was told by pricelabs that they never change the nightly rate once booked but I haven't seen that be the case in practice.
I have so many airbnb guests call me concerned about the legal agreement email. What if it were fashioned more like an online check in? Where they fill out basic contact info and maybe vehicle type along with whatever else and then check a box that consents to terms...
I think it would be more inviting, less threatening and in turn gain more contact info about the airbnb guests.
UPDATE: I have implemented my own form of this with he language i use on my email template. And so far total success. I'm gathering guests contact info almost every time now and no more worries from the guests. I plan to add more elements but for now the basic email subject saying "online check in" is a win!

A growing number of users have STRs that fall into the 'glamping category'. Main stream glamp OTAs have popped up; the two biggest players being Hipcamp and Glamping Hub. I have assisted a number of OwnerRez users with their setup that have this exact need but are limited to iCal currently. There are already other PMS systems with API connection to Glamping Hub while Hipcamp seems to be iCal only at the moment.
So I would like to appeal to the forward looking nature of our developers and make OwnerRez continue to be the most robust PMS out there!
Unfortunately, at present, no, this is not possible. If you are using tags to denote when optional add-ons have or have not been purchased, then you can use those as criteria on your triggers to send or not send a reminder - but the actual purchasing requires manual changes to the charges by you.
My clients really way this! I have some that would join and add their listing to the site if they could still control their rates themselves. Hope this happens.
