If you are manually creating the quote in your OwnerRez control panel, rules don't matter - you can break your own rules, and any quote you manually create is automatically valid.

This is never an OwnerRez issues, despite what Airbnb may say. The only effect OwnerRez can have is, if some of your amenities are missing, that can certainly affect your visibility on Airbnb, and must be fixed in OwnerRez.
Otherwise, you need to work with Airbnb to determine why your property isn't indexing and visible correctly in their system. Note that it can take a day or two for a new property to be fully indexed.

Blocked-off times don't have financials. If you want to add an expense, convert the block to a booking.
We do have plans to add an "owner booking" type, but no ETA on that yet.

I cannot find my API property on Airbnb while searching as if I am a guest. I have 2 properties on OR that are API to Airbnb. I am a SuperHost via my Lakehouse and I just setup my condo from Puerto Vallarta, Mexico and pushed it to Airbnb. I've managed it on VRBO for years and we have had a property manager manage it on Airbnb for us, but I want to manage it myself now.

If I change browsers to do a search for open dates as if I was a guest, I cannot find the property at all. I called Airbnb and they couldn't help me with it since it's being pushed from OR.
So I deleted the API Airbnb condo via OR. I then created a new property starting in Airbnb with all of the condo information. I then connected OR with Airbnb via Full API and set it to do a Everything-sync to push the condo content to Airbnb.
Once again, when I do a search on Airbnb for this property for open days or using a map and I cannot find it at all.
Help. Any potential ideas as to what may be wrong?

Yup, not Airbnb - those are copyrighted by Airbnb, and Vrbo doesn't want to get sued.

How can you create an "cleaning expense" or any expense for an owner blocked off time so it reflects that exact stay? Creating the expense directly from the block off listing.
Yes, that happens sometimes. It's easy to fix, if you know for sure that the booking is in fact cancelled but OwnerRez just doesn't know that yet - simply cancel it manually in OwnerRez and then import the Channel Bridge file again.
Never mind. I think I did the Channel Bridge too early -- before the two systems synched. They synched several minutes ago and I re-ran it with success.
I'm getting the following error when I import bookings via Channel Bridge. There are only two records in the file; one is an update to cancel an existing reservation:
"1 row is valid. 1 row is invalid or caused errors while trying to import."
"Cancellation status of booking ORB4684144 (False) doesn't match cancellation status on import (True)."
The Status in the file for that booking reads "CANCELLED."
Please advise.

Airbnb has a separate Lead Time setting, in its API Settings page.
Can we have the Skip/IUnSkip buttons back, please? It's not a productive step having to select a dropdown. It's more difficult to scan this new page than before. If I am scanning to see if a message is relevant by the time I move my eyes across the huge expanse of white space to the action it is very easy to lose your place and be looking at a different message.
I agree the message screen needed a tidy up but the implementation of filters would have been better.
The original vertical layout was quicker and a better use of screen real estate. Can you please come up with a better solution.
Hello, I am on API to AirBNB. Where do I set the custom links? I have them set for several properties, but not my newer listings.
I have my properties set with a 2 day lead time because I can’t always accommodate same day booking. AirBnB is still allowing them and since I’m setup on ownerrez, I can’t change the setting direct in AirBnB. How do I get the lead time feature to work correctly so they can’t book same day…. Or it least i have to approve same day booking first.
We cannot recommend "the best" accountant, but we do know of some accountants that are familiar with both OwnerRez and QuickBooks Online. If you write into the Helpdesk and ask, we'll send you their contact information.
Well, speaking specifically of Lynnbrook, I know some clients have rates with them less than 2% - it all depends on their underwriting of your company. You may want to reach out to them for a re-evaluation.
Also, they can give you reports in many different ways, so don't stay stuck with reports that don't work for you.

Sometimes a cheap processor is a pain for the accountant to deal with so any savings is lost in increased accountant fees.
We use Lynbrook and they are over 3% :( and do not show fees per transaction, only fees for the entire month.

It would help noting who came and potential violations. I am sure clever ideas could be thought up. Imagine if you worked with Ring Video to record a snapshot when they pushed the doorbell that became part of their PMS record! You integrate the information with the technology, and you get nice possibilities

We do not have a full trust accounting system where we show you what money is held in liability. That's something we're working on for the future but isn't in the system right now.
Our PM module is designed to make it really easy to calculate how much you owe the owner (and yourself as the PM) on a regular monthly basis. It keeps track for what commission you've earned, what expenses need to be reimbursed and the owner should have remitted each month. There are a lot of settings and options surrounding that, but at the core, that's what the PM area does. You then have tools to email out those statements and record payouts as well. Payouts and statements are separate. You can generate statement without doing a payout, though most of the time they go together. You can also automatically sync payouts into QuickBooks so that there is a "check to print" or an "unpaid bill" recorded in your QuickBooks that you then use QuickBooks to send the actual money.
In terms of QuickBooks integration, only that final payouts part is synced over to QuickBooks. The other QB thing we do is sync booking and payment data to QB which become invoices and paments on the QB side. I highly highly recommend watching this QB video as it explains everything you can do with the QB integration:

Our PM system assumes you have an Escrow bank account and an Operations (or "Primary") bank account. When you get paid for bookings by guests, that money flows to Escrow. At the end of the month, when you generate statements for owners and yourself (as the PM) money is then moved out of Escrow. When you pay yourself, that money is transferred from Escrow to your Operations account.
Expenses that need to be reimbursed can also be recorded and those are factored into the monthly statements. Expenses can be made from Escrow or Operations depending on how you paid for them, and the system will know whether the money neesd to be reimbursed to you or not. Only expenses that need to be reimbursed (by the owner) should be recorded in OR, not all expense for your business. If it's an expense that you paid for for yourself (eg. printer paper) then you don't need to record that in OR. Only expenses that affect the owner should be recorded in OR.
Hmm. The most important part there is the page title in the <h1> Then the property names are in <h2>'s. There are other page elements like rates that are in lower heading levels.

I am currently setting up my first client as a property manager and having a hard time with the trust accounting structure. I have a separate bank account and am in the process of setting up a separate merchant account thru Elavon.
OR said ask my accountant on how to set up best, but she said to have a separate account (bank and cc) for each client. I am not going to do that -will just have 1 trust bank and cc account and need help with the whole structure and how it integrates with Airbnb and OR. VRBO seems easy bc they do not take my payments anymore since I am API integrated. OR said they are working on the PM module, but I need to set this up asap. Will QB integration help with this? Want to KISS. Looking for recommendations please on the whole picture. TIA
