I didn't change anything with regard to calendar syncing with VRBO when I turned on the airbnb API, but I had not used airbnb previously, so maybe if you did you need extra steps. Seems to me though that Ownerrez knows you are using the API so probably does the right thing.

Did you use the Listing Quality Analyzer under the tools menu and confirm that your rates are as you wish?

So, I finally turned the AirBNB API on. What do i expect next to happen when a booking or inquiry comes?
Also I am unsure if I should disable the calendar integration now.

I recall that texting is on the roadmap for future, but I realized yesterday I really want it now.

Had a guest text, email and call me at 11:20pm saying they couldn’t get into parking garage or condo. Of course Ive sent detailed instructions by email but guest had forgotten and was expecting these to be in the vrbo app which I don’t use at all.

Very bad experience to fly to a destination, then arrive late in evening and finding you cannot get in.

I’m thinking that I want my keycodes to be texted on the day of arrival at the checkin time I’ve configured, or maybe 30 mins early.

This guest did open 3 emails I sent, for rental agreement, extra payment request and the day before arrival with keycodes, but obviously didn’t read the last one, or forgot when they arrived.

I don’t see a way to fix the not reading email problem, It happens for some people. For me I think I’ve had 3 guests who called me while standing at condo door like this, fortunately I was awake for the first two. This is 3 out of about 100. But texting keycodes will surely be able to address these three and would probably help countless others from having to search for that 3am email from an owner those name they probably don’t remember.

When can we expect texting support, at least for broadcast messages like this? Can even say don’t respond, so you don’t have to worry about the return messages.

I actually want to put check in instructions. Front door code, address, etc, so it should be private. But making the other stuff public is a good idea.

I'm giving PriceLabs a try and have integrated my PriceLabs account with my OR account.

The issue I'm having is that the PriceLabs rates are not being displayed on my VRBO calendar. The PriceLab rates ARE being calculated on my VRBO listing, but the resulting price is NOT what the guest is seeing on VRBO.

I had a call today from a guest who questioned why the quote they were being given was $1300 more per week than the advertised rate?

This is not good.

I suspect the answer is that the PriceLab rates are coming in to OR as "spot rates", but my OR API integrated VRBO account is displaying my seasonal rates. I need to know what the fix is for this? Should I remove my OR seasonal rates?

Yes, I already have Airbnb listings....but I can't edit the Airbnb listing through the Airbnb account because I'm using the API to integrate my Airbnb account with my OR account. This is why I was asking how I can make sure guests see the "House Manual" through their Airbnb apps....which fields in OR feeds that House Manual field? I would guess it is the Guest Instructions, but I'm not sure.

Valerie - interesting question. You're right, the API fields table does not specifically define what feeds the House Manual (which is part of Guest Resources). And I can't find anything in AirBnB that's called "Guest Access". And definitely want to make sure whatever info you enter is only shown to booked guests. (Also - I know where the "Interactions with Guests" is in OR, but where is "Guest Interaction" in AirBnB?) Hahaaaa! Let me know if you figure this out.

You cannot get around allowing to debit account. How else you do refunds? Such as, comp for some malfunction. I do not think they will allow to sign up without debit authorization. Also ion case of charge back they initially debit the account until charge back is resolved. That is standard practice, stripe does the same

Just be careful about completing the part in VRBO that allows them to debit your account. You should always think long and hard about giving anyone that right. It may mean you have to wait until after the guest checks in for funds to be released, so you'll need to decide which matters more to you.

If you mean guide to local attractions etc you actually WANT public to see it as it increases traffic to your site and helps with SEO. If it is something that only booked guests can see, I suppose you can as OR support if you can have a password-protected page on your website maybe.

Many of us use an online guidebook through another company, but is it possible to use our own hosted website as a guidebook?
Can we just add a page that people can't see unless given the specific link for it, thereby basically hosting our own online guidebook that the general public can't see unless given access.

Thank you! Nice site! I don’t see that your site is using the ribbon or the widget to enter a date and show all available properties? I only see the booking widget where you pick a single property. The widgets I’m talking about are the ribbon and the booking/inquiry that gives a list of available properties.

Discount codes on Airbnb , IMO, make 0 sense. So you discount a stay by $50 (for example) only to have Airbnb add on higher "service fee" thus negating your discount. If people want discounts they should book direct without add on service fee- that is a nice discount in itself.

are you Ownerrez integrated with vrbo? if not, you do NEED to enter banking info. As someone mentioned above, they have moved from yapstone payments processing (3rd party) to in-house. if you do not provide the info, they CANNOT pay you and they will shut your listing down. When you signed up, you provided your info to yapstone (which is 3rd party processor that they no longer use and are winding down). When they switched payment processing to inhouse, by law they need to ask for your bank info explicitly - they cannot just take it from yapstone. This was a big hoopla last year, about August I think? when the move started.

I am taking advantage of PriceLabs's 30 day free trial so have connected PriceLab to my OR account. My OR account is integrated with VRBO and Homeaway.

I still see my regular "seasonal" rates on the VRBO calendar, but the PriceLab suggested rates are being calculated on quotes. That can lead to confusion & unhappiness from guests, who expect to pay the rate they see on the calendar but might end up with a more expensive quote if the PriceLab rates are higher than my seasonal rates.

Is this happening because the PriceLab rates are "Spot Rates" but VRBO calendar shows seasonal rates? Is there a way to change this?

I'm wondering how to make sure my Airbnb guests can see the "House Manual" (or now called "Guest Resources" in Airbnb) information?

Looking at the "Property Field Differences", is it the "Guest Access" field in OR that populates to the House Manual or Guest Resources manual in Airbnb? This would be where I would have entered the Wifi instructions and house manual if I was going to do it through Airbnb (but of course I can't because I'm using the API so it is greyed out on Airbnb.)

Hi - I'm struggling with the availability and booking widgets.
- on the booking widget, is it possible to make the font headings on the results page smaller (they are way too big) and customize the wording - to change "details" to "Book Now"?
- is it possible to delete all the descriptions on the availability results, just show the picture and title?
- the ribbon is so squashed on phones - what can be done to improve? Smaller font? Resize for mobile? The majority of users come through mobile, and the ribbon does not work on mobile.

It is not possible to use the OwnerRez discount codes through Airbnb, they are two separate systems, and Airbnb doesn't provide a means to integrate them.

Lydia - I just checked this morning and OwnerRez already has my Airbnb guest's personal email. Weird, I imagine that they are able to pull it using the API and assign it where it needs to be. That's another thing of joy ;-)

My name is Tim and I am a property manager in New York City. I am not a tech person at all. i manage only 5 units. learning ownerrez software has been a challenge, but i am picking it up. There is still so much i do not know. I had my friend's son who is majoring in computer science at Cornell help me set it up . But he is going back to school in 3 days and he will no longer be available. I will be officially on my own and I am kinda nervous. I am looking for a mentor that can help me figure this out. such as:
responding to a booking request.
altering the booking request so It turns into an inquiry.
refund,

I know i will pick it up. but my learning process is more being shown what to do over the phone as apposed to reading an article.
I hope there is a kind PM that would be willing to assist.. I will give them a free weekend in New York :)

If you make Custom Fields to be completed by the guest as part of the rental agreement process, their entries in those fields will show up in their individual booking under Custom Fields. BUT - I do not think your asking for an email as a Custom Field will transfer to the Guest's record. You may have to cut and paste. Maybe the folks at OR can clear this up for us.
