"Revenue per available room (RevPAR) is a performance measure used in the hospitality industry. RevPAR is calculated by multiplying a Unit average daily room rate by its occupancy rate. RevPAR is also calculated by dividing total room revenue by the total number of rooms available in the period being measured."
For single family houses, RevPar= Average Daily Rate x Occupancy Rate.
Example: High ADR but Low RevPar means that you booked at high rates, but your occupancy was low.
Yes, this can also maybe solve the VRBO Host fee issue as well if it lets us apply a 5% FEE to all VRBO bookings for each owner.
No, but, there are thoughts of doing something like this next year.
There is a lot of active development going on on this. There has been a years-long problem of how commission, tax, etc are stored now where they do not register as "expenses". That throws off year-end reporting. We are actively building an upgrade which will begin tracking commission, tax, etc as expenses with a report that shows teh roll up. It's been in development for months. As of right now, it looks like it won't come out until the new year. There will be an upgrade process that will require you to step from the old verson to the new one by updating some things.
Looks like it'll drag into the beginning of the coming year. :-(
Vrbo has said that support for this is in development, so, we're thinking likely something in the first half of the coming year.
Ken, I think I was mistaken and not sure why that occurred. I cannot replicate it now.
Hmm, our thinking is that this should already be the case. Can you write in to the Helpdesk with a specific example where it is not? It may be a bug to be investigated.
Please add this feature for VRBO. The feature currently works great for AirBNB and I have seen a marked improvement in the number of reviews I get back from guests in return.

PM and Accounting work are continuing at full speed. I documented the deposit and Airbnb stuff above, but we are also working on delivering a Year-End report for PMs/Owners before the end of 2022.

My specific use case that does not currently seem possible is I would like a reminder at a specific date and time if I have not filled out a custom field. Am I overlooking a way of triggering an email based on custom fields or the lack thereof?

The ability to customize a templated message within the Booking/Messages section for future automated triggers for that booking not yet sent, without changing the template for any other future guests. This would allow hosts to better tailor any messages as well as delivery date/time based on prior customer conversations for more relevance. For example, if a guest requests an option like a BBQ grill at some point during the booking or asks about distance to the resort clubhouse, we could modify one of the pre-arrival templates created and scheduled without affecting the default template for others. I see a place we can create additional scheduled messages, but the ability to just change it for guests within their booking and keep the triggered scheduled templates would be awesome and what I've seen with another PMS that made this so easy.
When selecting a message preview from within a booking, it would be relevant for the system to preview the current booking guest and property instead of using other logic and selecting another property and booking guest. It's logical if I'm selecting Preview from within a booking and send email feature, that I'm concerned about that particular guest and property.
If you are logged in to the main account, you won't be able to access the Safeguards page for your own account. To get back to your own account, use the "Unimpersonate" button in the top-right corner to log back out of the main account into your own account.
Then you'll be able to access the Safeguards page for your own account.

You can do all of that... with direct bookings. Unfortunately, Airbnb does not allow anything like that, so, you'd have to reach out to them with the suggestion.
As Airbnb rolls out its winter release and focuses more on cleaning fees, it would be great to have more options as to how cleaning fees can be structured. I am much more willing to reduce my cleaning fee or eliminate it based on amount of rent on a reservation. My cleaners charge me the same fees regardless of length of stay. However, as a host, I am willing to absorb more of that cost if it's a high dollar reservation. For example, during my peak season, I am able to get $5000 for a weekly stay. It's not as bad to absorb the $250 cleaning fee. However, during my shoulder season, I'm only able to charge $1000 for a weekly stay. Absorbing $250 when the weekly stay is only $1000 becomes very steep. It would be great to be able to structure my cleaning fees based on the rent charged (before taxes and OTA fees). I hope we have the ability to do that in the near future.

Please write in to the Helpdesk with examples, so we can take a look. So long as it's being sent after the guest has booked, I don't see any reason why it shouldn't work with Airbnb.
Does this integration work for an AirBNB template? I'm unable to insert a link, nor am I able to bring in my Custom Field Definition ({BXTOUCHSTAYLINK}) into the template when I try to create an "AirBNB template."

Hello! We're currently working on a lot of groundwork to make this possible, which will be released in the new year. Automatic (or recurring) Expenses is on the roadmap for 2023, probably in Q2 or Q3.
I would like to participate in the beta testing once begun.
