We’re excited to share that our Complete Guide to Airbnb’s New House Rules and Requests Policy in OwnerRez is live! 📕
We designed this guide to break down what Airbnb’s policy changes mean for your vacation rental business and to help you make the necessary changes in your OwnerRez account. We hope this free resource takes some of the stress out of Airbnb’s policy change and gives you a practical roadmap to follow.
What's in the Guide?
The guide explains what changed, who it affects, what to do, and where to start in OwnerRez.
It takes you through a nine-step audit, one listing at a time, covering everything from house rules, checkout requests, and rental agreements to guest information, security deposits, guest communication, and more. Each step explains what to review and how to make changes in your account, with practical examples and screenshots included throughout.
The guide also explains how the brand-new Booking Requirements page and other recently released OwnerRez product updates can help you manage Airbnb’s requirements without changing how you currently handle direct bookings and other channels, such as Vrbo and Booking.com.
A Free Audit Kit
Alongside the guide, we’ve included a free Airbnb House Rules Audit Kit which includes the full guide, a printable nine-step checklist, a spreadsheet to track every listing, five message templates, and a brief for your cleaners and co-hosts.
You can work through the audit manually or let an AI model like ChatGPT or Claude help with the review. With the brand-new OwnerRez MCP, you can have an AI model read your properties, your listings, and the messages you have actually sent Airbnb guests, to help identify what needs to change to meet the new policy requirements. The Audit Kit includes two AI prompts and a Claude skill to help with this process.
What’s Next?
Our team has moved quickly to build tools in response to this change, including the new Booking Requirements page, added control over requirements by property and booking source, a direct way to upload rental agreements to Airbnb for permitted exceptions, and more.
There’s plenty more on the roadmap to help you stay in control of how you run your short-term rental business. We’ll continue updating the guide with the latest information we receive from Airbnb, and details on new OwnerRez features as they become available.
