New Features
MCP
MCP (Model Context Protocol) securely links AI assistants like Claude or ChatGPT to your OwnerRez account, enabling them to quickly answer questions about your rental business. In case you missed our October 2nd 👀 First Look: Claude & ChatGPT (MCP) email blast for the OwnerRez MCP, it's now available to all, and provides read access to your bookings, properties, guests, messages, rates, and calendars, allowing you to request occupancy summaries, upcoming arrivals, or insights into your vacation rental business in plain language. Once connected, you can interact with your OwnerRez data naturally instead of figuring out which reports to run or where to look.
You don't need to be technical. If you can type a question, you can use it. By expanding your questions, you can request visual representations of financial differences over several months and much more.

PM Automated Expenses
Automating expenses saves property managers (PMs) time by automatically including all owner-covered costs on statements, eliminating the need for manual tracking. With our September 30th release, OwnerRez implemented automated expenses for hosts using the Property Management premium feature and creates owner expenses when a booking event occurs or on a recurring weekly or monthly schedule, so costs such as cleanings, lawn care, and pest control are recorded without manual entry.
When creating a new automated expense, determine whether it will be immediate, scheduled, or recurring. The available options and events change depending on the type you select. To add an automated expense, navigate to PM > Expenses > Automated Expenses.
What types of automated expenses can you configure? Let's review a couple of automated expenses you can incorporate into your business.
PMs can automatically apply cleaning fees to owner bookings by configuring the following settings.

Recurring automated expenses will undoubtedly be one of the most useful features, allowing PMs to automatically apply fixed-amount expenses to properties or owners on a weekly, monthly, or even yearly schedule. For example, PMs can configure weekly lawn care expenses as follows.

Google Hotels Beta
Millions worldwide use Google daily to plan travels. Google Hotels are vital in the vacation rental industry, as almost every traveler visits Google during planning. Guests research, share listings, and book accommodations on Google. Listing your property on Google Hotels can boost direct bookings. OwnerRez partnered with Google Hotels (Public Beta) to provide a channel integration that connects the two systems, allowing hosts to manage their Google Hotel listings and bookings efficiently with our September 30th release.
Google Hotels is designed specifically for hotel-style inventory and can give your listings visibility in a different part of Google's travel ecosystem than the standard Google Vacation Rentals integration. For properties that fit the hotel-style model, we think it's well worth connecting early and seeing how the additional exposure performs.
Start your Google Hotels channel integration by navigating to Settings > Channels > Channel Management > Channel Integrations > + Connect a Channel > Connect Google Hotels.
Note: if you already have your properties listed on Google Vacation Rentals, contact us before you connect Google Hotels (spoiler alert: you can't have the same listings on both).
Homes & Villas by Marriott Bonvoy
Nobody wants a booking to be canceled, but sometimes life gets in the way! OwnerRez implemented the ability to cancel Homes & Villas by Marriott Bonvoy reservations bookings directly in OwnerRez without switching to the Homes & Villas by Marriott Bonvoy reservations platform with our September 16th release, keeping cancellations and refunds all in one place.

Tags
OwnerRez Tags let you label bookings, guests, and properties with custom keywords, then filter and search by them to quickly find and organize records that matter to your workflow. With our September 9th release, we improved the tag creation and addition processes, inline searches, and instant tag selection.
Clicking on the Tags button in bookings, guests, or properties now opens a searchable dropdown with tag groups and checkboxes for quick tag selection. Tags are saved instantly as you check or uncheck them, and you can create new tags directly from the dropdown without navigating to Settings, keeping your workflow fast and uninterrupted.
In the Create Tag pop-up, enter the tag name (required), an optional title, description, and color, select the Group, then click Create Tag. The tag is added to your booking, guests, or properties immediately.
QuickBooks
The QuickBooks Sync Actions tab never archived rows and filtered only by Result, so troubleshooting got harder as historical actions accumulated. With the September 23rd release, the OwnerRez QuickBooks integration Sync Actions tab now supports additional filtering, making it easier to troubleshoot sync issues when connections have many historical sync actions.
Check out this new QuickBooks Sync Actions tab Filter by navigating to your QuickBooks (Settings > Financial > QuickBooks).
The QuickBooks Sync Actions tab Filter allows you to drill down by the following fields.
- Action: Add, Add or Update, Connect, Delete, Disconnect, RefreshReferences, Update, or Verify
- Entity: Doesn't Matter, Booking, Deposit, or Guest
- Property
- Result: Failed, In Process, Pending, Skipped, or Succeeded
- Queued After and Before in UTC (Coordinated Universal Time)
Vrbo
Reconnecting a disconnected Vrbo property restores the link between OwnerRez and the existing Vrbo listing, so rates, availability, and bookings resume syncing. But reconnection was only available by contacting Vrbo... until now. As part of our September 30th release, OwnerRez now allows hosts to reconnect their disconnected Vrbo properties directly within their existing Vrbo channel integration.
Reconnect your previously disconnected property to Vrbo by going to Settings > Channel Management > Channel Integrations > Vrbo > Properties tab. In the Change Properties dropdown, select Connect Properties.
On the Connect Vrbo Properties page, select Create New Listing from the dropdown list next to the disconnected property you want to reconnect to Vrbo. Click Save.
After saving, hosts will complete the regular Vrbo channel integration process to reconnect their property.
Airbnb
Airbnb house rules show whether a property is suitable for children (ages 2–12) and infants (under 2). Guests traveling with kids can confirm a stay fits their family's needs before they book. On September 23rd, OwnerRez introduced a new "Special Considerations" field in the Property House Rules section for Airbnb channel-integrated properties.
This field replaces the deprecated toggles for children and infant safety, which Airbnb will retire on October 1, 2026. The new field allows hosts to describe features of the property that may pose safety risks for children or infants. It is automatically populated with relevant text based on existing child and infant safety rules, ensuring that hosts retain important safety information on their listings without needing to make manual updates.
Hosts can add children and infant safety House Rules by navigating to Properties > your specific Property > Listing Content > Channel Rules > Change > House Rules > Airbnb Special Considerations.
When a guest's preferred language differs from the host's, important details such as rental agreements, check-in instructions, and messages can be difficult for both the guest and the host to understand. As part of our September 30th release, OwnerRez now saves an Airbnb guest's preferred language when the guest shares it, and automatically opens guest forms in that language.
Airbnb guest messaging includes translation directly within the Inbox, allowing hosts and guests to communicate in their preferred language.
Guest Preferred Language
When the guest's preferred language differs from the host's, crucial information such as rental agreements, check-in instructions, and messages may be hard for both parties to understand. As part of our September 30th release, OwnerRez now saves a guest's preferred language when a listing channel (Airbnb, Booking.com, Homes & Villas by Marriott Bonvoy, or Vrbo) shares it, and it automatically opens guest forms in that language.
To see this in action, Vrbo shared that guest Maria's preferred language is Spanish.
When Maria opens a guest form, it is automatically translated into Spanish for her.
Seasons
Seasonal rules adjust booking restrictions and rates during peak travel periods, holidays, and local events, helping hosts automatically respond to demand. With our September 23rd release, OwnerRez improved the Seasons grid to now display a consolidated Rules column that surfaces every override a season has—including cancellation policies (Direct, Vrbo, Airbnb), second-payment terms, and all stay-night constraints, allowing you to see which policies apply to each season without opening the edit page. Seasons that don't override any rules show "Uses property defaults."

Rezzy AI
Directives let you set Standard Operating Procedures for Rezzy AI, defining exactly how she responds to specific guest scenarios across booking stages, from pre-booking through post-departure. OwnerRez enhanced directive handling for voice tone, greetings, reply decisions, timing, and refined style validation. Additionally, the style validator was extended to detect additional messaging variations of timing promises in the September 16th release.
With the September 30th release, Rezzy AI's booking and guest sentiment scoring now runs on a newer AI model that more reliably distinguishes delighted bookings from merely positive ones and fixes an issue where doubled AI responses could cause a sentiment run to fail. As a result, Quality Center's sentiment averages and related triggers may show a temporary shift right after this change rolls out.

September 2nd Release with 5 Tweaks
Improve OwnerRez webinar tile layout, icons, and typography design. OwnerRez refined our past webinars webpage by reducing the header height in the tiles, centering titles within the available white space, replacing the video icon with a play icon, and adjusting font sizes and spacing to match the original design.
Migrate updated Airbnb cancellation policy ID field integration ahead of Airbnb's announced deprecation. We updated our Airbnb channel integration to use the new configured_cancellation_policy_id field for reading and writing cancellation policies, replacing the Airbnb-deprecated cancellation_policy_category field. This change keeps OwnerRez ahead of Airbnb's announced cancellation_policy_category field deprecation while maintaining backward compatibility during the transition period.
Move in-app "Coming Soon" channel integrations to the bottom of the list. The OwnerRez channel integrations page now places all "Coming Soon" integrations at the end of the list, making available ones easier to find. Within each section (available and coming soon), channels are organized alphabetically.
Standardize user avatars and names across inbox, tasks, and profiles. OwnerRez user avatars and display names now appear consistently throughout the application. Billed accounts with a company name show the company name and initials (e.g., "Fancy Rentals" as "FR"), while team members show their personal name and initials. Avatar images follow a consistent fallback chain: custom avatar, company logo (for billed accounts), and initials.
Sort surcharge grid Type filter options alphabetically by display label. The Surcharge Type column on the Surcharges grid now lists all surcharge types in alphabetical order by their displayed labels, making large lists easier to scan.
September 9th Release with 1 Tweak
Clarify the Vrbo channel integration warning to emphasize the email-matching requirement. OwnerRez updated the warning message for the Connect Vrbo channel integration to clarify that Vrbo matches accounts by email address (case-sensitive) rather than by company name, which is just a Vrbo label and doesn't need to match OwnerRez.
September 23rd Release with 2 Tweaks
Display associated Vrbo channel integration email addresses (e.g., "ora####x - host@example.com - Company Name"). Vrbo channel integrations now display the associated email address in the channel grid (e.g., "ora####x - host@example.com - Company Name"), making it easier to identify and distinguish between multiple Vrbo accounts. Legacy Vrbo accounts and other channel types continue to display as before.
Update rental agreement status labels from "Archived" to "Completed." OwnerRez changed rental agreement terminology throughout the system to use "Completed" instead of "Archived" for better clarity. When a signed agreement is still processing, users now see "Processing, download ready soon..." with the status showing as "Processing" until the file is ready for download.

OwnerRez has added direct property links to the Homes & Villas by Marriott Bonvoy channel integration pages, enabling hosts to click through to the corresponding property page on the Homes & Villas by Marriott Bonvoy platform for easier management and verification.
Implement grandfather-only Airbnb Super Strict cancellation policies in dropdown selections and update channel rules default cancellation policies. In September 2026, Airbnb retired the Super Strict 30 and Super Strict 60 policies but still honors them for listings that were already using them.
- These policies now appear only in the cancellation policy dropdowns for accounts already using them, matching the existing behavior for the Strict policy.
- Accounts that switch away from Super Strict cannot switch back, and duplicating a property no longer copies grandfathered policies to the new listing.
- Channels that previously defaulted to Super Strict now automatically use the strictest non-Super-Strict policy already in use on their listings (e.g., Flexible, Moderate, Firm, or Strict).
- Individual listing overrides remain unchanged.
Improve visual quality and readability of nightly rates change history. OwnerRez enhanced the change-history chart in the nightly rates sidebar by adding visual separation between the Rates and Min Nights rows, sharpening line rendering, and fixing issues where lines appeared stretched or blurry.
