What if I have all of the info in OR but no photos yet? Can I still do the transfer from OR to VRBO/Airbnb?

You should see my triggers. I have 31 of them to cover all of the potential combinations. :)

I have two separate triggers for this:

-Send Welcome Email 7 days before arrival IF RA is signed and deposit scheduled
-Send Welcome Email WHEN RA is signed IF arrival date is less than or equal to 7 days from now

That covers both situations, although there's a brief overlap where if someone signs the RA in the early morning 7 days before arrival, they may get the email when they sign and again at the time my trigger is scheduled to fire later that same day.

I also have the same email scheduled to go out 1 day before arrival just as a reminder and so it's closer to the top of their inbox for their arrival. It also helps to catch any issues where it might not have gotten sent earlier.

No, Airbnb automatically takes care of payments. The payments are there; OR just doesn't know about them until you run Channel Bridge. I run Channel Bridge to pick up details the API doesn't transmit shortly after the first of the month as part of my monthly financials. You can run it more frequently, but since I run financials monthly, I don't see much benefit to running it more often than that.

In the trigger, select the option "Try to send a missed trigger up until the booking has arrived." That should resolve the problem for all except extreme last-minute bookings.

Usually Airbnb will require you to provide banking information so they can transfer the funds to you.

It is essential that this information gets collected at time of booking in order to have cots and high chairs ready and most importantly, protection around swimming pools.
This is irrespective of the occupancy policies but it should be in line with the major portals settings which is that infants are non-paying guests and are not accounted in occupancy totals.

I have a template that sends door code and other information 1 week prior to arrival, however that should only be sent once the rental agreement has been signed. If someone books less than 1 week away, what happens to this email, do I need to send it manually once they sign? Or is there a way to set it up to send as soon as they sign renter agreement?

This was an incorrect message returned by Airbnb for a couple of hours last night. They've since fixed the problem.

If you're still seeing an error in OwnerRez, trigger a full push for the property and that'll fix it.

I cannot push content on a handful of listings due to an error. I clicked on address, I don't see a place for the country code. Any ideas?

We don't announce timelines for development because unexpected issues can pop up, well, unexpectedly - but I do know some of this functionality is in work, and we do prefer to finish what we start whenever possible.

Is there a timeline for adding this yet? There are some "snippets" that I constantly use when replying to inquiries, including my closing/name/company, that I don't want to have to retype so often. Many times people will ask for "next weekend" or "x number of guests" and I have to ask for more detailed info. It gets tedious.

That sounds like potentially a problem in the Airbnb system - you may want to reach out to their tech support. If that doesn't help, please send us full details to our Helpdesk and we'll assist with the investigation.

Another possibility is that you have an active iCal import from Airbnb - you don't want to have that if you are using the API, as it can create infinite loops.

Looks like you're also using PriceLabs. If you've set minimum night requirements in PriceLabs, that will override everything you've set in your OwnerRez account. PriceLabs sends info to OR every day. You can see the latest rates and minimum nights in Spot Rates and in your Rate Calendar. If you go to your Rates page and select the tab for "Spot Rates" you'll see the majority of your minimum night requirements are set to "1". That's most likely the reason you received a 2 night booking. Just change what you've got in PriceLabs and you should be fine.

Hi there.

I'm still pretty new to OwnerRez but I've been set up on Airbnb for a while.

I set my minimum nights on OR to 3 nights. Under properties/rules it says 3.
I have also checked on my Airbnb account and it says 3 nights minimum on there as well.

However I just rceived a 2 night booking.

I've looked around on the help docs and found that I can find my exact minimum nights on the rate Calendar. I have checked this and it shows 1 night.

What I cannot work out is why and how I change it.

Can anyone help?

A period of time showed up as blocked on my airbnb calendar after API integration with OwnerRez. I can't find these dates as blocked anywhere in Ownerrez, don't have channel blackout dates set either. When I disable the API connection I can clear these blocks of the airbnb calendar. As soon as I re-enable and sync, the blocked dates show back up again and I can't figure out where they are coming from.

Couple options here:

- You could disable the messages in Airbnb, and set them up in OwnerRez instead. You can do that as ordinary emails, or via the Airbnb internal messaging system - OwnerRez integrates into that.

- Or, you could leave the messages in Airbnb, and, when you set up automatic templates and triggers in OwnerRez, use the Criteria to send them for "Everything But Airbnb."

I currently have the automated messages running on Airbnb and it's running smoothly.

I'd like to check what happens to these messages when I map Airbnb with Ownerrez?

I want to set up the same (similar) messages to go out for my own website and, maybe, some other channels. However I don't want to duplicate messages or mess up the current system.

Apologies for the newbie question as I may easily have missed the answer elsewhere.

This is likely because of recent browser changes that restrict cross domain data transfer. Or it's also possible that the website builder has changed the permissions they give to embedded scripts and their container iframe is blocking the connection. Because of one of those restrictions, the GA script on your website isn't able to correlate with the GA in the widgets.

One thing to try would be the cross domain embedding method: https://www.ownerrez.com/support/articles/cross-domain-widget-analytics -- do you see the page views if you switch to that?

So now it seems that GA tracking of the widget no longer works at all. I have a GA tag defined in OR. But when I go to GA and look at that tag, there is never any traffic (past or present).

It is normal for Vrbo inquiries not to come in to OwnerRez - they don't provide enough information for us to handle them effectively. Vrbo inquiries should be handled using Vrbo messaging tools, let OwnerRez take over once the guest makes a booking.

For API connection issues, please write into the Helpdesk, but note - setting up and activating the Vrbo API is slow. It can take several days after you've done the QC process before it'll be fully working; this is normal.

Finishing my initial setup and still perplexed why I'm not seeing inquiries from Vrbo? Airbnb works fine..

Under the Api integration area, all the properties say feed status is Included, and I "Triggered a full sync" last night, but it still says "sync pending".

What am I doing wrong?
