You probably have it on your property rule how far you take reservations. that limits calendar.
I am trying to set rates for April 2022 but the calendar only goes thru March 2022. How do I get around this?
Newbie here!
Lisa
Thank you!
The best thing to do is to create a quote with yourself as the guest. Send it to yourself, then run through the entire process -- that way you'll see all the emails etc. end to end.
You can also, if you're on a specific quote, click the Payment Form link and it will take you to the guest reservation flow.
Here's a video with more on quotes: https://www.ownerrez.com/support/articles/quotes-creating-sending-converting-to-booking
You can send a signing link in the email template that will ask them to sign a specific agreement. The system doesn't enforce that they do it so you'll have to follow up and make sure they did, but you can at least make it automatic to that point. OwnerRez only enforces that first renter agreement when the quote is booked.
There's not an insert button for it yet so you have to hack the merge field. Here's how:
First, go to your renter agreement in Settings > Legal Agreements and edit it. Take note of the ID in the URL bar -- in this example it's 12345, (screenshot 1).
Then in your email template, click the Insert link button and enter {BULEASE}?a=12345 in the URL field (screenshot 2). That will link to that specific agreement instead of the default agreement for the property.
There isn't a table but you could do it with the First Payment and Second Payment merge fields, like:
Amount to book: {QFPAMT}
Balance due on {QSPDATE} ({QSPDAYSFN}): {QSPAMT}
Not yet, but it's high on our todo list. It was supposed to be out this month, actually, but got bumped for some COVID-19 related features we prioritized instead. Definitely needed!
There isn't a way to upload the ID directly in the signing process -- that is on the TODO list.
If you ask them to email the ID photo to you, you can attach it to the booking on the Files tab of the booking.
You can't automatically set rules like that based on stay length, but you can alter the rules for specific quotes. If you're quoting someone for a month, you can go in on the Rules tab of the quote and change the secdep amount for just that quote. Or turn off the built in secdep hold and add a surcharge for it instead (so it's charged with the booking charges).
I can't find a way to see the "guest view" anywhere. I've been working on setting things up but want to try to test things to be sure the correct fields are showing.
In general, I want to go through the user experience for my guests before going live and can't figure out a way to do this other than, I suppose, creating a fake booking, but it seems there should be a way to see what guests will see at each step?
Also, is there anywhere that outlines the user flow through the system? I have no idea which emails are sent when and what guests get/see first (eg, quote, rental agreement, etc.).
Please help this newbie!
Thanks.
OwnerRez support - any guidance here???
Something like this:
Amount to to book | $300
Balance due on May 1, 2020 | $700
That can be easily embedded into quote email.
?
Thanks. Yes, it will work to get it signed but I really prefer to send it later with the check-in email because it serves as a good reminder of some of the general rules. So it would be ideal to be able to send a second agreement with my check-in email a week before guest arrives.
Hahahaaaa! Love you, toooooo!!!
That's my workaround. Hoping someone has a MUCH EASIER route.
Are we having fun yet?!?!?
So Pm has a Dash Board for owners that looks great.
But once a property is assigned to a owner a PM or Host can't see that Dashboard.
Is there a Dashboard for the PM or Host. It is a wonderful graphic and has value to me and I am sure for others
Thanks All.... I figured out the basics of emails.
Now on to other tweeks
Thank you!.... And I hate you.
Ok so I have to write 6 emails with different triggers to go out depending on when that person started a reservation so that a email goes out and asks them to put out the trash
Lord help me... This has not been a fun onboarding.
Thanks Lydia
This may seem a bit complicated, but it's really more tedious than anything. Unfortunately, at this point you can't say "send this on Sunday if there's a renter."
Write your email.
First Trigger:
At a Scheduled Time - 1 Day After Booking Has Arrived
In "Booking Fields" - Apply Trigger Where > Arrival Day of Week is > Equal To > Saturday
That means your email will go out on Sunday to anyone who's check in on a Saturday.
Then you set up a whole new trigger where it goes out 2 days after booking has arrived, and make the Arrival Day of Week Friday.
Does that make sense?
I warned you - tedious! Hahahaaa! (Hopefully someone way smarter than I will have a better suggestion.)

Check out the Facebook Group "Unofficial OwnerRez Support". Lots of folks there who can help you and wonderful info from people with OwnerRez experience.
We all have ways of doing things so it's good to hear the group's input which will allow you to decide what works best for you.
By chance can the rental agreement email also have a link for individuals to upload their ID directly to Owner Rez?
I'd love to join the Zoom. I will email you!
OwnerRez is PCI compliant, but gateways don't automatically know that.
Contact Lynnbrook support and they should be able to toggle that for you.
I can. email me at mybluemountainlodge@gmal.com
I have to have a hot tub addendum. In my case I just have it as a last page of my general rental agreement. So it gets signed at the time of booking (or after time of booking if I am sending link later). Will that work?
I see that message in my portal. So I guess it is the same as it was with Stripe - it "thinks" that something about this set up is unsafe?
I know currently everyone is so concerned with PCI compliance, is there anything we need to do?

Please disregard my question. I turned on Book Now and went through the process of booking and the travel insurance selection was there!
Pretty cool!
Hi, I am really new to ownerrez but I think I am going to love it once I figure it out and get it all set up. My question today is that I have Travel Insurance enabled for my property. I thought that when someone requested a quote that the option for purchasing travel insurance would automatically come up.
I just went out and requested a quote but the option for purchasing travel insurance did not populate the quote. Any feedback?
TIA
Airbnb does not make guests' real emails available at all. You cannot see them in your Airbnb control panel yourself, so Channel Bridge cannot get them either.
What is available, is a proxy email address via Airbnb that they will forward to the guest. Once a booking has been made, this email is not filtered and any email can be sent to it, and it'll make it to the guest. After the booking is finished, the proxy email is disabled and won't work anymore.
Here's how to set up OwnerRez to send an automatic email to your Airbnb guests, to get their real email address:
https://www.ownerrez.com/support/articles/airbnb-request-for-contact-info-real-email-address-and-signed-renter-agreement
I just used Channel Bride for the first time with Airbnb. It did not scrape emails. Is that correct?
I thought it was supposed too

Another time this would be useful is for long-term stays. For example, if someone books my property for a month, I'd like to take a $400 security deposit instead of a $100 one. Not sure if the channels would support this, but if some or all do (or even for direct bookings only), it would certainly be a nice addition, especially in these current times (where we're getting some month-long inquiries).
Incidentally, I did have a monthly renter earlier this year and had some trouble collecting on the security deposit. The authorization still showed as open and available (it hadn't been released yet), but when I tried to claim it, the card was declined. I suppose for longer stays, an actual charged SecDep is probably preferable to an authorization-only hold. Anything that can be done in the software to assist with that?
