Is it possible the property rule is 2 but the individual booking somehow is set to 1?
OK, I saw myself on the page with OwnerRez and others, that it requires 15 or more properties

The answer is, what is the easiest way to properly sync (more than iCal) Flipkey with the other OTAs. Channel Bridge? I want set and forget, or I cannot allow instant book in flipkey. I dont want to keep doing something on a daily or periodic basis...
Does that mean I cannot use PriceLabs to sync with Flipkey?
I set it to 2 on property rule. But when I use field {BSDRS} in the rental agreement, it shows 1 day. What am I doing wrong? ORP31455. TIA?
I contacted FlipKey / TripAdvisor to sync. They responded "How many units does your company represent? {We require 15 or more units to set up an OwnerRez connection.}"
Has there been an update? I have had to go back in and add descriptions to our photos again. This is very time consuming and wonder if this happened to anyone else?
I have a 28 day minimum because I'm going after corporate housing which is generally 3 month stays. I set up length restriction for one my apartments 204 to 28 day minimum with a 2 night minimum during gaps. My understanding is if two nice monthly booking are made...and they create a gap that is less than 28 days between the two bookings...then according to this rule...I could still get bookings with now...a 2 night minimum. Software says: "Night During Gaps: At least 2 required". This is how I want it. However I checked by going to Tools>Rate Calendar...and when highlighting the gap (in this case there was a gap of 8 nights between two monthly bookings)....the software indicated that there is an 8 night minimum. Where is the rule change? The 2 night minimum during gaps?

Of course I will help in any way I can. I am still trying to put the whole thing together, but am hopeful it will be much better.Howdy - I would like to better understand the work flow as well. I don't have 40 properties I am managing. Would love to get either of you one the phone for 20 minutes to ask some questions? I am trying to hear how other folks handle invoicing/escrow/paying all the service folks.
It was a suggestion for a business opportunity for ownerres to be the only PMS that also works with the RV rental space. As in RV rentals that are driven by the guests
If you connect up iCal syncs, they run automatically on their own to update calendars.
You might also find Mutual Blocking useful, depending on exactly what you're trying to accomplish:
https://www.ownerrez.com/support/articles/combined-properties-blockoff-lockoff
Trying to get clear information from booking.com and Airbnb such as what were my total earnings and commissions and fees and credit card fees and anything else? Turns out not all you did not issue statements but they like to keep it nebulous.
Does owner reservations have the ability to pull from each listing site into something that's amenable to filling out a schedule C or Schedule C... USA?
Is this something I could do once and have it managed along with the other listing site so I don't get double bookings? Or do I have to constantly do something with the link manually?
OwnerRez supports door lock code integration for certain types of door locks:
https://www.ownerrez.com/support/articles/integration-door-locks
If you're using this, the code would have been taken care of automatically.
Anything that is iCal compatible, you can import/export from OwnerRez using our calendars.
I'm not completely sure exactly what you're trying to do here, so you might need to create a dummy property in OR to properly keep track of it. But it certainly ought to be possible to make its calendar visible.
last night a guest arrived and couldn't get in because the codes I sent were set to their original arrival day (today) rather than yesterday. After booking they decided to add an extra day on the front end, which I had changed in OR. But I forgot to update the keycodes to also start working one day earlier than their original booking.
I just sent up an alert email template using a trigger on booking dates changed to remind me to update the keycodes.
Figured I'd share in case anyone else is using manual custom fields for keycodes, it's kind of heartbreaking when people can't get in late at night (and you sleep through the phone ringing).
Start out simple. Rather than obsess over Smart Lock integration and 5 page Lisa's everything else, get it hooked up to the four main channels like VRBO, and that everything works properly

Hello all,
I am not very tech savy and am looking to manage my condo rentals using OwnerRez. Does this site offer training or can I pay to have everything set up, ie website etc.
Thanks
Aaron
Hi
I have an RV (motorhome). It is on ABB, BDC, VRBO and Flipkey/TripAdvisor as stationary rental.
However, there are two large sites (in North America) where you can also rent it for people to drive for vacations. RVShare and Outdoorsy.
Is it possible to somehow even if ical sync that into the OwnerRez calendars to avoid double bookings that way? They may/may not have an API, but this for example is their page for avoiding double bookings:
RVSHARE: https://help-rvshare.force.com/s/article/How-do-I-sync-my-RVshare-calendar-with-another-calendar
Outdoorsy (working on finding this...)
No PMS that I can find can do this and it is a rapidly growing market online.
Thoughts?
I am going to check it now. Thank you .
Did you try the booking *detail* report? That doesn't include vehicle info, but it definitely has all the other things you listed.
This would do better as a support request to the Helpdesk, since other users cannot see your bookings.
Thank you Lydia for your reply. I have checked all of that but unfortunately it does not provide what I need . Thank you .
the custom guest review link has this blurb at the bottom which is misleading (the part about credit card processor). Might be a turnoff to guest who think somehow their review is going to Visa or Mastercard. Not a big deal since nobody reads this kind of thing anyway.
Is this secure?
We take security very seriously. This page has been secured by a 256 bit SSL certificate, and all data is securely transmitted to our credit card processor. Please visit the OwnerRez encryption page for more information. The OwnerRez booking system will not sell or share your personal information to anyone.
Not sure this is what you want, but take a look at "Reports" and then "Date Range" (second choice on left). Or, another thought, if you're just looking for info on individual bookings, set up an email with all the "Custom Fields" and regular fields and then make a trigger to send that info to you a certain number of days after the booking.
I would like to print out a detail guest information, example first and last name , arrival and departure dates, # of children , vehicle info etc etc . How can I set this up on OwnerRez ?
Hello,
I am running the Tax Detail report for Last month:
https://app.ownerrez.com/reports/taxdetail?ExportFormat=&DownloadTrackId=4109f3bc-6179-402f-860b-2ddfa9330b27&PropertyIds=251881&PropertyIds=251882&PropertyIds=266261&StartDate=2%2F1%2F2020+1%3A45%3A44+PM&EndDate=2%2F29%2F2020+1%3A45%3A44+PM&IsAccrual=True&DateField=Arrival&IncludePending=false&IncludeCanceled=true&IncludeCanceled=false&GroupBy=&ShowEmptyGroups=false#report
I cannot for the life of me figure out why this report is showing some rent as taxable & cleaning fees as non-taxable and then for the same property it shows some rent as non-taxable and the cleaning fee as taxable.
The rates for this property are all entered as taxable by checking the "Tax will be figured against this rate (recommended)" box.
The cleaning fee is entered as non-taxable by clicking "No" for "Is Taxable".
Booking # Period Nights Charge Total Non-Taxable Charges Taxable Charges
ORB2411036 5.00 470.00 395.00 (should be taxable) 75.00 (should be non-taxable)
ORB2435940 5.00 470.00 395.00 (should be taxable) 75.00 (should be non-taxable
ORB2363528 4.00 391.00 316.00 (should be taxable) 75.00 (should be non-taxable
ORB2338685 6.00 549.00 75.00 (this is correct) 474.00 (this is correct)
ORB2290975 1.00 391.00 75.00 (this is correct) 316.00 (this is correct)
Any help would be appreciated.
Did you add this option? The guest can choose which level? I don't see it.
Yes, that's correct - currently you can't force-create multiple entry lines for the same custom field. If you use the "rich text" field type, then that at least allows the guests to create multiple lines.
I was thinking about offering combinations, thanks...
Have you looked at "Settings" then "Surcharges & Discounts"? You should be able to set a % discount just for that property, and just in VRBO, for nights "Greater Than or Equal To" X number of days. This talks about it: https://www.ownerrez.com/support/articles/length-of-stay-discounts
As another option, from within VRBO you cannot do "monthly rates" but once you set your nightly rate you can turn it into a monthly rate by giving a "discount" for those who book for a month or more. Go into VRBO, to the rates calendar, and click on the "rates settings" tab at the top, right. There you can put in whatever the % is to discount your nightly to what you want for a monthly. VRBO defines monthly as 28 nights or more.
