This problem has nothing to do with being connected to RentalGuardian or anything else. The issue is that Airbnb does not allow you to reference any websites or links in the property listing fields that are passed to them to be presented to potential guests. It sounds like you manually entered "RentalGuardian.com" somewhere, which isn't allowed.
This error started a couple of days ago on my OR acct with 2 listings. Only 1 property is API connected with Airbnb. Photos and Availability are updated/synced but not content or rates. I disabled Travel Insurance, Rental Guardian, and I also removed my cancellation policy (as suggested by an OR FB Support Group user). I'm stumped...any suggestions? Hoping for an answer so I can at least sync/adjust my rates before the wknd!
Part of the issue here is the TOS'es of the various listing channels, that restrict or disallow extending bookings off-platform. Since we have partnership agreements with the channels, we cannot intentionally design features to easily violate their policies, though there may be manual workarounds that we don't actively obstruct.

I am trying to channel bridge with Airbnb for payments as I always have with an excel file (albeit I have not had to bridge for 6 weeks or so) and I keep getting this message below. Its not updating the payments at all including the 3 rows that say valid. I tried deleting the blank rows, leaving only the 3 rows of info to bridge, yet it still shows the same errors. Any help would be greatly appreciated!
No records were updated. When an import fails, no updates are done – not even for valid records. This is a safety feature to ensure that no bad data gets processed.
3 rows are valid. 6 rows are invalid or caused errors while trying to import.
Fix the errors below in your file and try importing again. If you can't figure it out, ask us directly. You can also post a question on our public forums which we monitor.

This process is very convoluted and appears to be far from "one size fits all". Is it not possible to autogenerate a quote from your direct booking listing and auto-send that in a triggered message to provide the offer? The only reason I can think of why one would care where the extension came from (i.e., from the originally booked platform or the direct-booking source) is that they would likely need to enter in their payment credentials on the new source (direct-booking) rather than it pulling automatically from the original source (such as Airbnb).
It would be simple enough to add in a better discount to extend through your direct-booking source, but still provide the option to extend via the original source.
Is this possible through OR, or through some third-party integration, or does this need to be a feature request?

Ok i do have a question. Where and how will this show to the Guest? Currently i just have a custom field with all the arrival info, including the code, that sends out before they arrive, and its pretyped. Is there a field code to insert?

Yes that is correct, 20 codes that work all the time. And ok.. I haven't every played with that section of the software really. Will it remind me to do that each time? ...I guess Ill just go explore and if i have more questions, I'll be back.

I have a new door lock that supports 20 codes. I want to set them all and then alternate through them to the guests as they arrive. Currently, with my lock I have 1 code set and every guest gets the same info sent to them. Is there a way to switch things up a bit to be able to do ? There is no wifi, so I'm unable to use connected locks.
Another guest who came via Hometogo disputed the payment as fraudulent (1332 Euros!)
5 adults stayed at our apartment for 5 nights and after 27 days of their stay, they disputed the payment.
We had another case like this about a year ago and Hometogo didn't even respond to our email when we asked for their support.
Does OR team have some leverage on Hometogo? Could OR team give me at least a contact name and email from Hometogo?
I really don't like Airbnb dominance and I want to work with as many channels as possible but it started to feel like Hometogo is not worth anything.

Unfortunately, iCals do not contain full booking information, and at present ALAVHR has not established an API connection with us to do that. Neither has FurnishedFinder.

Opayo does not integrate directly with OwnerRez, however they may work through one of our integrated gateways such as Authorize.net or Converge. Our Processor Recommendations page does have information at the bottom for MerchantAccounts.ca who do offer multiple banking options in the UK as well.

Our OwnerRez Hosted Websites are already optimized for discovery and indexing by the major search engines, such as Google. This can be expected to take time, but there are commonly available tools that can assist in that process, such as Google Webmaster Tools.
We have not found any commercially-available SEO services to provide any useful value, but, if you do desire to engage such a service, they generally want to place entries in the HEAD area of your website. This is accessible on the Head tab under the Theme & Layout button in your Hosted Website settings.
It is not normally possible to compete in the search engines against the vast advertising power of vacation rental listing channels such as Vrbo and Airbnb - your website normally builds repeat business from guests who first find you via the channels, and then book directly for later visits. Ordinarily, you will rarely if ever have guests who find you via a simple Google search.
However, we have had some clients find success in the search engines in smaller markets, through creating unique and relevant local content on a Custom page on their Hosted Website. This might be a regularly-updated calendar of local events; an index of local attractions with links out to their own websites and links back to your site from theirs; reviews of local restaurants; or many other possible ideas. Google places a high value on this.

We normally charge a flat rate for our property regardless of occupancy, but will change it to a two-person rate with extra-person fees for some portion of the year. I set up a season to do that. But I haven't figured out an elegant way to manage this with a single contract other than to send another contract later like the pet contract mentioned in the Help articles.
After MUCH head-scratching, I've figured out how to send one contract for the flat-rate seasons and a different one for the extra-fee seasons. My process is one email for each category of seasons, with the {BULEASE}?a=1234567 (set to the right contract) instead of the {BUFIXUP}, and I use html to make that into a nice clickable link instead of forcing the guest to copy and paste. Then I have two triggers, each set up with the right emails and seasons and contract.
Three questions on this, mostly for the OR programmers:
1) Is the portion where the guests fill out the custom fields always presented to them when the {BULEASE} field is used?
2) Other than my making mistakes when I set this up, is there something here that I've missed that could mess this up?
3) Is there a way to do this for the direct bookings? We have our own website (WordPress) and I use the OR booking widget.
I hear that some hosts are getting traffic to their ownerrez hosted direct booking site from organic searches on google. Does anyone know how to get their site to show up on google? I don’t mean top of the page or anything, I just mean show up anywhere on google if searching for generic terms like “Tucson vacation homes”.
Any news on getting this feature added? I'm encountering the same issue.
Curious to know if I set a triggered email based on record having certain tags, does it need to have ALL of the tags I outline (AND) or will it work if any of the tags are present (OR)?
Specifically, we rate our guests from 1 to 3 in five areas: Overall, Communication, Attitude, Cleanliness, and Difficulty. If they are rated a 3 in ALL areas AND has no violations or damage, I want to send message A. If they are rated "overall" rated a 2 AND are rated a 2 OR a 3 in any other area, AND have no violations or damage, I want to send message B.
It would be awfully nice if there were a more complex trigger option where we can specify all the typical has this AND this AND this OR this.
It would also be great if we could test a trigger to ensure it's working the way we anticipate before pushing it live—ensuring something doesn't go awry.
We have 3 properties listed for the account holder, but 1 property should have different contact information than the other 2 (owner contact email, phone, etc). how can i configure OR to use different contact information for messages about that 1 property?

Yep, the profile photo requirement is not an option that Airbnb allows to be set via API, so you must set it on the Airbnb side.
Once set, you should be able to switch back to Everything mode.
Switching to Limited sync mode will allow you to make that change, however this will also affect the overall syncing between OwnerRez and Airbnb.
Limited - only rates, surcharges/discounts, tax settings, availability and pricing rules (not booking rules, but including minimum-stay rules) and availability will sync between Airbnb and OwnerRez for this property. Property content and cancellation policies will not be synced. Anything related to a booking (bookings, messages, special offers, quotes, reviews), etc. will also be synced.
Everything - all property content, rates, rules, availability, quotes, bookings and reviews (and anything else that can be synced) will be synced between Airbnb and OwnerRez for this property. This is the recommended option.
