Ability to create a discount if the guest has a paid Friday and Saturday night stay 3 replies

All that I am asking for is the addition of "Contains day of the Week" to be added as a choice as one of the criteria that can be chosen to be met in order for the discount to be given and then a drop down with each day of the week listed so that I can require that the booking contains both Friday and Saturday in order to qualify for the free night.  This is very similar to criteria that are already in the system like "Arrival Day of the Week", "Departure Day of the Week", and "Booked on Day of the Week".  Thank you!

I tend to think this isn't likely, because it would be an OwnerRez direct booking unique feature - none of the listing channels support anything like this.  So it would be likely to create confusion.

Scheduling tasks in OwnerRez isn't likely, as OwnerRez isn't designed to do task management - we leave that to our housekeeping service management partners.  It would likely be possible to transmit the tag data to our partners, who could perhaps create actions at their end based on the presence or absence of specific tags - I'm not sure of their capabilities though, so that would need to be a question for them.

It would be a great feature to allow the API channel raise/decrease pricing on third party platforms. This would allow for the changing rates on a specific property rather than change all the rates broadly on all properties. This will allow for more control over rates, ie allowing your direct booking site having cheaper rates than properties on Airbnb and VRBO....allowing for more direct bookings.

I really like the opportunity of saying a little something about something... pets... stairs... shared spaces... dining area... etc.

 

However, I see three challenges.

  1. It is completely unclear (to me) where (website and specific location) this data will be used. 
  2. Therefore, I do not know whether or not I want to spend the time filling out all of the extra fields, not knowing if/where/when they're used. 
  3. There are seemingly sites with a much lower character limit than the 1000 characters noted in OR.

 

This results in incomplete and unprofessional-looking listings like this: 

 

I was looking to use the 1000 characters allowed in OR to clarify our pet policy, but we can see what happened. 

 

That said, it would be nice to know where and how these descriptions are used across each platform and what the character limitation is for each. Frankly, I think it would be far better to allow a similar solution as descriptions, even allowing the creation of override tabs so we can create the perfect message for each platform. And in the meantime, a less desirable solution but fair nonetheless would be to limit the character count to the lowest common denominator of where they are used. 

 

I look forward to others' thoughts (and votes).

Rent x nights and get an additional night free or at a specific discount. (with it being smart enough to know which night would be the least expensive night)

And if we use the feature to identify open "gap" night before or after a booking, have the system smart enough to allow us to add the gap night at a discount to the booking instead of creating a new booking at the correct rate shown as added night and a discount on added night... if the original night was OTA then create a new booking with all characteristics of the old booking but automatically adjust things like checkin and out times etc... to make as seamless as possible to the owners/pms and the guests

We do this nearly every day Ken.   Pet Fees on Booking.com,  Hot Tub charges on AirBnB, VRBO, etc... EV Charges on all of them...    We usually have to disconnect the booking from the OTA for some reason we can then add the charges and when we invoice we usually have the challenge of determining what payment we are going to receive from the OTA (AirBnB pays us for what they charge for,  Booking.com is all over the board providing virtual cards, sending us guest card info or acting like AirBnB) we generally have to remember to schedule an exact payment for the amount we will get from booking.com... we then use the feature to request payment for a specific amount which is the amount of the surcharges and we send the email with that direct link for payment...   

It is a lot... streamlining this would be awesome and I created a feature request based on this just today.

add a task to a booking, alert a manager,  manager assigns it to a team member with a due date, reporting on upcoming and past dues to team members and managers.

Don't forget the auto creation of tasks based on triggers... IE... task checkout clean is assigned to team member x for property abc on checkout date   or  task clean hot tub is assigned to 3rd party vendor for property abc on booking with a due date of checkout date

I would also suggest that you allow for grouping of the numbers...   multiple properties in the analysis, everything in a specific city, an entire lodge or inn, etc. etc. etc...

Situations occur with bookings where for whatever reason we need to add something to the booking.  Currently this is an entirely manual process requiring multiple exchanges of emails or a guest calling and talking with someone to get something added to their booking.   We see this a lot with the channels that do not support things like pet fees or optional fees (mid stay cleanings, early checkins or late checkouts, hot tub fees, pool heat fees, EV chargers, etc etc etc....), and recently we are seeing things like post stay additions - housekeeper tips.

I would like to suggest that there be a Guest Booking Portal or some kind...  A guest could go to a login page enter the ORB and another piece of information like a phone or last name. (to confirm who they are)   The page would then show their booking information and give them options to add surcharges.   Invoicing would be done similar to if they had created a booking on the website...with payment rules being followed as defined for the property/booking.   In the case of OTAs we currently have to "disconnect" them from the OTA to add charges...  not sure why this is even a requirement the underlying data should know where it came from...   So for an AirBnB transaction where the guest receives my email that the hot tub wasnt included on their booking (see my previous Feature Reqest for tags on surcharges) I could add a link to the online Guest Booking Portal... guest could click on it... authenticate... click on the surcharge or charges they want to add... checkout... enter their credit card information to pay.  If a guest then cancels on AirBnB any paid surcharges would be refunded to the credit card they were charged on.

We would like to have the ability to configure a tag on Surcharges and Discounts that if added to a transaction would add those tags to the booking where they are used.   For example we have a Surcharge for those that want to utilize the HotTub.   When we add this surcharge to a booking and save it the booking would be updated with the appropriate charges and the tag on the booking would now include whatever tag was identified on the surcharge to be added. (in our example the booking would now have tag HotTub attached to it).    What this allows us to then manage is communication via tags... if a transaction has the tag HotTub we can send instructions on how it is unlocked... If it doesn't we can send a message describing the service offered and the pricing and asking if they would like to add it... ie if it doesn't have the tag... send the message...

Guest addons is another issue but I will put it into a different feature request...

Hi Danielle, we are moving to a model where taxes are an expense like any other (and will show on statements if the PM remits them) so in theory it should be possible for us to make this happen the same way that surcharges are linked to (and create) expenses.  Taxes could, individually, specify if they are remitted by owner or PM.  We are neck deep in some changes around this and will definitely consider your need as we move forward.

The options are limited on the owner statements to have the taxes as we remit or the owner but where we live, the taxes are remitted half by us and 1 tax by the owner. If we can expense the one tax in the booking to the owner this would make our lives so much easier when producing owner statements. Please make this happen for us! Best Christmas wish ever!

We sure aren’t!  It’s a big pain to have to step into the automated process and fill in amounts and dates.  

They’d be getting ahead of the curve as more and more cities, like San Diego, limit the number of str’s and more hosts will turn to longer stays.

Is everyone happy with only two payments? I would think this would have more support.

The ability to have flexible payments would also help dealing with longer term rentals.

User should be able to change the colors of each booking on OR. I use Fantastical on Mac which as been the best calendar app I've found. Easy to use and allows on to color each series of booked dates. Colors help a lot.

"Revenue per available room (RevPAR) is a performance measure used in the hospitality industry. RevPAR is calculated by multiplying a Unit average daily room rate by its occupancy rate. RevPAR is also calculated by dividing total room revenue by the total number of rooms available in the period being measured."

For single family houses,  RevPar= Average Daily Rate x Occupancy Rate.

 

Example: High ADR but Low RevPar means that you booked at high rates, but your occupancy was low.

Yes, this can also maybe solve the VRBO Host fee issue as well if it lets us apply a 5% FEE to all VRBO bookings for each owner.

There is a lot of active development going on on this.  There has been a years-long problem of how commission, tax, etc are stored now where they do not register as "expenses".  That throws off year-end reporting.  We are actively building an upgrade which will begin tracking commission, tax, etc as expenses with a report that shows teh roll up.  It's been in development for months.  As of right now, it looks like it won't come out until the new year.  There will be an upgrade process that will require you to step from the old verson to the new one by updating some things.
