To do that, there's a setting in the property Rules section called "card will not be charged". It's been there for many years so it predates the term "Request To Book" -- we should probably rename that so it's less confusing :-D
Anyway, to turn that on, go to the Rules section of each property and set it the option (see screenshot). Then the booking will come in with a card on file but not be charged, and will be either pending or confirmed depending on the setting you choose underneath.
Then, once it's in the system you can either confirm it and take payment or cancel it.
Alternatively, if you want guests to only be able to send inquiries through the widgets but fully book once you send them a quote, then set your booking widgets into Inquiry Only mode and leave the card on file setting I referred to above alone. That way they can only send inquiries but not book now -- however, once you respond with a quote then they will be able to book now.
I understand how to select request to book on the channels like AirBnB and Vrbo, but how can I do that for our own website? Users on the FB forum say they can do it but no one remembers how they configured it. We have our own Wordpress site and I'm currently using the "Book Now" widget.
Hi I am getting the following error message and I cannot work out what to do to rectify it.
Any advice?
'We can't save your info yet. Links and contact info can't be shared. Please remove this info to continue: "WhatsApp", An error has occurred'
I'm API integrated with Vrbo. Guest sent cancellation request via Vrbo but I couldnt find a way to approve it whether on Vrbo or Ownerrez. Ownerrez also didnt send me any notification regarding the cancellation. I only knew because Vrbo notified me. Please help. Thank you.
Hi,
Please write in to the Helpdesk with a screenshot of that error in your browser, including in particular the URL bar of your browser so we can see where you ended up at.
I average around 2.4% with all fees monthly.....I don't know if they have a set up fee currently.
What kind of rates do they have through Costco now? Have any of the setup / monthly fees changed?
Thank you. I was hoping there was a way to do so under the security deposit section, but this will work for now.
You can set up a Surcharge to reflect the RDD:
The Beyond Pricing integration is completely maintained and supported by Beyond Pricing. I'm not sure how exactly they calculate your subscription fees. As an OAuth app, you grant them access to see all of your bookings, and there is no way in OwnerRez to hide some bookings from one OAuth application.
I recommend contacting their support and asking if there is a way to opt out specific bookings from their subscription billing.
Well, yes I can just block the time or I can handle it outside of OR, but that misses the point of my question.
I want to be able to use the OR automation for guests that I do know (as well as new rentals from the rental site). OR sets up lock codes, handles communication, etc. A blocked time gives me none of that as far as I know.

Being stingy, I use Pricelabs during months when I get the most bookings and Beyond Pricing when the number of bookings are less. Pricelabs is inexpensive compared to Beyond Pricing but PL algorithms are not as good as BP's
When clicking on OR C/B extension, and then "log in" to vrbo (in order to impost reviews), I am getting this:
{"statusCode":401,"error":"Unauthorized","message":"Unauthorized"}
Hello,
Is there any way to record a refundable security deposit received via check or cash, aside from making a note? All I can see is a credit card option, which is not viable as I don't get the cards for this type of guest (multi-month with full-on rental agreements and proper security deposits).
Thanks
Ryan
We would like to see the use of TAG expanded. We have owners that do not wish to charge friends a Security Deposit and use a different Legal Agreement. We also charge a lower commission on owner referred bookings. This requires that it go beyond standard triggers and affect PM, rules and system messages. Is this possible in a future release? Also being able to automatically add, remove and change charges based on a TAG would solve problems regarding special handling in many situations. Adding a TAG to a booking that changed a number of parameters and standard charges would be VERY helpful.
Do they charged for manually added bookings (like those from friends) or only ones that go through OTA's or your website?
Can't you just mark it as a blocking in your calendar? Or if not, I would handle it outside of OR.
You cannot - just ignore it, as OwnerRez is in charge.
Thanks in advance. :)
We're API connected to VRBO. A guest wanted to add a day. We did that and added the charge line item as a new line in payments. OwnerRez computed everything and handled collecting the payment, perfect. But VRBO is saying the amount is overdue. How do we clear this off VRBO?
Did you ever find this answer to get a pop up to work to capture emails when someone visits your site??
On the lower two % discounts, you just need to apply multiple criteria to them. For example:
10% Discount for 5 nights:
5% Discount for 4 nights:
Or
I set 5% discount for 4 nights, 10% discount for 5 nights, 15% discount for 7 nights. I have a Vrbo guest booked for 7 nights and all 3 discounts were applied and she ended up receiving 30% discount. How do I fix this???
The answer with Airbnb is "it depends"... Sometimes you can control who remits the taxes, other times Airbnb won't no matter what, and still other times Airbnb will whether you want them to or not. :-/
Found this article, really comprehensive: https://www.ownerrez.com/support/articles/channel-management-api-integrations-airbnb-taxes
I'm not seeing a way in Airbnb to disable tax remittance.
I like the advice of being in control and making sure that taxes are done and filled timely and I would like to do that. According to the Airbnb Occupancy taxes doc "...is required by law to collect and remit local taxed on behalf of hosts.." and they list all the locations where they do this which includes pretty much all the US states.
so how exactly can I be in control in Airbnb case? or the answer is simply "you can't in the case of Airbnb"
Hello! You sure can from the Rate Calendar (Tools > Rate Calendar). Rate Calendar overrides Seasons. Just select the dates you want, and then click Set Rules (or Set Rates). Make sure to leverage the Selection Mode options (Toggle, Range, or Columns) to make it easier to select the dates you're trying to change. For example, using Column would allow you to select Sun-Wed very quickly across months.
I want to set Sun-Wed as 2 night min, and the rest as 3 night min. I also want to set 4-5 night min around holidays. Having to create seasons in order to set minimum nights is very tedious and time consuming for me. I want to be able to click on a date on the calendar and set min nights, just as I do on Airbnb or Vrbo. Does Ownerrez have this feature?
That depends... Where were they coming from? It may be easier for you to write in to the Helpdesk with a full description of the situation.
I ACCIDENTALLY DELETED IMPORTED BOOKINGS FROM OTHER CALENDARS. HOW CAN I BRING THEM BACK TO SHOW ON MY OWNERREZ CALENDAR?
Didn't click one button under amenities. Problem solved.
Hi..
I am using a booking widget on my own site. I have it set to allow children. I have it in my rules to allow children. All rules, etc are applied to my property. HOWEVER...
The picture attached is what I get when I tested it out before adding the widget to my site-
Any ideas, suggestions to fix this would be greatly appreciated.
