That's great news!  Sounds like we'll be able to automatically reply within the system to inquiries, is that correct?  That would be a huge bonus, especially since we can't do that yet with air b&b

It's a bit complicated under the covers, but this will generally work for all new bookings from June 7. In some cases it will also send to pre-existing bookings, but I would not count on this yet. Until we import historical messages from Vrbo it will be hit or miss.

We recommend keeping your email triggers in place for Vrbo bookings alongside any new Vrbo channel triggers you'd like to add for the present. We will announce in our change log and blog when historical messages have been pulled in, at which point you can more safely rely on Vrbo messages only.

Thank you, I was wondering the same.  Is the forecast also being updated? I was checking there to make sure everyone will get codes and such and that was not reflecting that the booking had met the criteria for the listing site even though I have updated the triggers to send to both Air and VRBO.

I am curious if the VRBO messaging only works if the booking was made after the rollout? I have a VRBO guest arriving tomorrow and the check in information went out today at 9am, but only via email. I set it all up yesterday to send via the platform and it didn't go through the platform this morning.

Ok, maybe I missed it, but understand we can now try this out for channel messaging on NEW VRBO bookings only, correct? If so, how do we update the triggers to ensure all NEW VRBO bookings use the Channel message templates with the trigger and OLDER VRBO bookings use the Email Template with Triggers? How do I configure that?

Hi Valerie - the labels are reflecting inaccurately and we're working to update them very soon. "Airbnb" in both of those places should say "Channel." Notice though that that line says 2 listing sites. So it is indeed set up to go to both of those listing sites you have configured. Good eye!

This is great news, thank you for working so hard with Vrbo to get this feature into Beta, I'm excited to use it!

This morning, I changed one of my Airbnb Channel message triggers from "Listing Sites > Only > Airbnb" to "Listing Sites > Only > Airbnb, Vrbo" so that message will be sent to the guest's Vrbo inbox instead of me sending an email with that message to his email Inbox.

After saving that change, the "Description" of that trigger still says "via Airbnb Message" and the "Method" still says "Airbnb".

Does this mean that I need to create a new template and trigger it only for Vrbo instead of altering an Airbnb message and change the trigger to both Airbnb & Vrbo? Or, have the labels on this trigger page just not have been updated yet so show both channels?

This is great to hear!!

Few questions:

- Will the formatting requirements/restrictions be the same as AirBnB in VRBO messages

- will any of the system messages (especially interested in the ones related to contract signing) also be automatically sent via messages? Or will that option be selectable without having to manually create a separate trigger/template? I assume things are slightly different from AirBnB because with VRBO we have the blind email which is not available with AirBnB

- will the next priority be integrating email replies/exchanges into the Inbox or Booking messages?

- any update on review sync/uploads?

On a related note, is there any plans on improved guest messaging in regards to the VRBO practice of charging their fees separate? About 25% of my VRBO guests email confused about the two charges on their credit cards and trying to match the quote. Even worse when the VRBO charge goes through (it seems to be charged first) and then the hosts doesn’t - customer insists their credit card has already been charged. This is worse in Europe with their 3D security system. Any chance for the API to give confirmation of  payment of host fees before VRBO charges their fee?

Hi Tasha,

Great news! A few months back, we released Team Access for all users at no additional cost - you no longer need to pay for the PM Premium Feature!

You'll notice that there are two options for Team Access available to you - Staff Members and Portal Users.

Portal User Access allows owners (if PM is enabled), cleaners, maintenance staff, etc. to view availability calendars and perform actions like blocking off time or viewing owner statements. Each Portal User gets a separate login, and you can configure access to one or more properties or owners.

Staff Member Access allows complete OwnerRez access. Note that granting Staff Members access gives them access to everything in your OwnerRez account, including bookings, payments, emails, etc. Staff Members are basically a clone of you, and are not restricted by property or role.

Yes, you can leverage Channel Templates (the Airbnb tab was renamed to be Channel) with Booking triggers. We will be adding Inquiry triggers later this year which will be able to be used to auto-respond to Vrbo inquiry channel-based messages.

You can also set up 'Guest type' templates to use manually for Vrbo messaging replies before the conversation is tied to a booking (i.e., it's an inquiry)

Both (and really from several places)! Clicking on the message in the Inbox takes you to the Conversation view anyway.

Hello all - great news to share today! Vrbo Messaging is now live as a Public Beta! You can see messages in OwnerRez before the guest books and reply and also after a booking comes in.

Bonus: included also is the creation of inquiries in OwnerRez (without the need to use Email parsing). So you can reply to inquiry messages but also view Inquiry details if they submitted an inquiry for your property. If you use Vrbo email inquiry parsing, it will match with that and only create 1 inquiry in OwnerRez.

We took an extra few weeks because we wanted to be able to add in the bonus. Thanks for your patience! Enjoy!

Title says it all, love the new native messaging interface to Vrbo, but... how do I see which property it came from?  Needs to be added to the notification email, the inbox interface, the individual message editor.  Surprised no one thought of this before.

 

Also, if available, should add the dates being inquiried about (which may be recorded as part of the inbox message).

When this goes live, will we be able to see what information Google is demanding about our customers and if it's for just people who book through them or for all customers (like they do with car manufacturers)?  I'd like to make an informed decision on IF I'll connect with this partner.  With Google, the phrase "if you're not the customer, you're the product" has never been more true.

The report I use the most is Bookings, to see how the year is doing as compared to the year previous.

Instead of that first row just repeating the numbers of the two rows below it, would be more informative if you displayed the monthly 'dollar difference' indicated by those red/green up and down arrows.  Display this dollar difference in red or green font!  Just a suggestion...

Hi there,

 

I had previously subscribed to the PM module, but with this last price increase, it didn't make financial sense any longer. You see, I manage one property for my parents. I never even set up reports, etc. Though, what was most helpful was the access to the calendar for cleaners, my parents (owner), etc. Is there any chance to offer the pm calendar access outside of the pm module? It would be really amazing.

Or, offer the pm module at a reduced rate for one property. I understand needing to pay for it for all properties, but given that ownerrez was created for the individual property owner hosting, it would be awesome to offer a cost effective option.

1) Pay for the expense using any of the property accounts then "split" the transaction between the properties. This means on P&L reports, etc, the shared cost was apportioned as per the split.   https://support.stessa.com/en/articles/2309046-how-to-split-duplicate-and-merge-transactions

2) Open a separate account for shared expenses, or in your case, "management" expenses. You can have as many accounts as you want, each with its own debit card. Ideally it would be nice if they let you make a General Ledger entry on Dec 31 every year splitting those shared expenses across all properties, but I don't think they do.

I agree with this feature request 100%. I work in healthcare software. Imagine if a nurse had to look through every patient’s ‘chart’ (booking) to see what was new. Inefficient use of time. Instead, new items (new rx request, new appt request, new portal message, etc) are pushed to the relevant person in a dashboard. This would also solve the problem of finding new vrbo requests because they show up on your calendar.
