Gap Night Trigger for EITHER Arrival Gap or Departure Gap and coordinating field code 1 reply

I would like to set up a gap night offer trigger where if the arrival gap OR departure gap are 'less than or equal to 2 nights' then I can send the renter an email with a field code similar to {BADJOPEN}. However, currently the only way to set this up requires that if either arrival or departure gap meet the requirements, then both dates are sent to the renter even if one of the gaps is more than 2 nights and that is not good. 

This means that I cannot use this automatic trigger right now as is and instead have to manually run a gap report and send email templates to guests, modifying the dates for each before sending. 

I would like to request that either a unique kind of trigger be allowed for this scenario or a separate field code be designed to reflect the trigger itself, not just for both leading and trailing gap nights.

You can also take a deposit (down payment) and send the guest the payment link - they can make as many payments as they want, or schedule multiple payments on a booking (for advance reservations). In my business, I am wary of guests who need a loan to pay for a vacation. 

Crib showing as a regular bed in Airbnb top line summarization 1 reply

When you select crib in OwnerRez, it pushes to Airbnb top line sleeping summarization as a regular bed. For example, we have  2 king beds, 1 queen, 2 doubles and 1 crib. It feeds the information to Airbnb as such:

10 guest · 3 bedroom · 6 beds · 3 baths

 

Before we were API connected, in directly selecting this same bed count ( 2 king beds, 1 queen, 2 doubles and 1 crib) in Airbnb, Airbnb would summarize in this fashion:

10 guest · 3 bedroom · 5 beds · 3 baths

 

I believe the later summarization is the way it should feed into Airbnb as the crib is not suitable for all guests. The suggested work around was to select a pack n play instead of a crib. This would be a big determent to our listing amenities as we have many families that search for us and click on that 'crib' amenity.

 

Can this be looked into to have Owner Rez feed to Airbnb the way it would feed if you entered this same information directly into Airbnb?

I would like to change the text in the POC form. I do not need custom fields, I just want to edit the text of the POC form.

There are several new Airbnb "off platform" terms of service, and it may be that Airbnb will find that the OR POC form is not compliant. We will likely see how this language is interpreted in the near future, and I hope OR is proactive in addressing potential issues.

The new Airbnb off platform terms seem to say that hosts need to ask if guests would prefer to be contacted off platform before collecting email or phone numbers. I would like to explain why receiving information via text and email is useful (cellular data is often unavailable). This would clarify that guests are entering this information by choice to receive communications off platform. It would be preferred to keep the standard POC template for direct booking guests where there is no other channel.

As a related additional feature: new Airbnb terms prohibit collecting guest information for purposes of signing up guests to a mailing list for marketing purposes. While this may not require any changes if hosts do not send marketing communications, it could be useful to include an opt in field where guests are signing themselves up for marketing communications on the POC form.

It is not preferred to explain this in the template that includes the BUFIXUP link because this creates a disincentive to click on the link and potential confusion that clicking the link to complete the renter agreement is optional when it is not.

Hey, everyone!

Vrbo does support seasonal cancellation policies via a new API they're rolling out. We're working in the direction of making that possible when syncing from OwnerRez, and that's a bigger effort that includes writing to an entirely new API.

I have no ETA to provide at this time, but we know it's of high priority to many of our users.

We will keep you posted here as updates become available.

Nothing is more damaging to our business than the lack of seasonal cancellation.  VRBO says they support it,  and that it is a OR limitation.   Imagine having a guest book three weeks in your peak season and then cancel 14 days out.  We MUST optimize revenues during our peak season to cover the high taxes and insurance that have eaten all our profits.  OR needs to fix this.  THIS IS A MUST HAVE!!!

Agreed, this 100% needs to be implemented. Our area in FL is very snowbird heavy, and the majority of our rentals during Jan-Mid April are 30 day minimum and some 60 or 90 rentals. Being able to have a much more flexible cancellation policy during our off months but still protect our high season rentals would be a huge benefit to our rental bookings.

Having damage protection billed to one account jeopardizes piercing the corporate veil for those who have multiple properties using different LLC's. Can we have a feature where it can be billed to separate bank accounts on a property level?

Hello, all!

I have changed the name of this request to reflect the work that is currently in development.

The first iteration of this feature will be internal and visible to our support teams. We'll be able to track booked rates by night within bookings. Once the internal facing nightly rates are available, we'll have the data there to make it a smoother transition to getting that out in a user facing design.

If you search for minimum nights, you will see that a lot of people have trouble with this setting.

Inside OR you need to set them up in several places

Property -> Rules

Settings -> Seasons -> Create Seasons (overwrites above)

Settings -> Rates -> Spot Rate (overwrites above)

These can all be overwritten by settings in PriceLabs 

PRICELABS

From highest (#1) to lowest priority (#8), the rules are as follows:

  1. Lowest Minimum Stay Allowed
  2. Orphan Day Minimum Stay
  3. Date-Specific Override Minimum Stay
  4. Adjacent Day (After Booking) Minimum Stay
  5. Adjacent Day (Before Booking) Minimum Stay
  6. Far-Out Minimum Stay
  7. Last-Minute Minimum Stay
  8. Default Minimum Stay

BOTTOM LINE

It would be very nice to have this simplified and have a message showing what rule will be applied.

We currently have over 10 properties set up in our OwnerRez account, and we're facing a significant challenge when it comes to quoting multiple properties to a single guest. As it stands, the system does not allow us to include several property options within one quote, which limits our ability to provide flexible options and seamless communication to potential guests.

Many of our clients request alternative properties in case their first choice is unavailable, and creating separate quotes for each property is both time-consuming and can be confusing for the guest.

Could you kindly advise if there is a workaround for this, or if there are any upcoming features that would support quoting multiple properties in a single quote? We’d really appreciate any guidance or suggestions you can offer to help streamline our quoting process.

With recent announcements of upcoming changes for AirBnB, clear definitions of what are required versus incidental charges will be needed as ABB will not allow for any off platform of required charges... We are currently placing a notice in our house rules not only about needing to complete the POC but also about the possibility for incidental charges like parking, early checkin and the like being available and NOT required for the guest.

This would be a fantastic Feature! It would give our guests the option to select all the extra options that can purchase from us directly without having to deal with the platforms.

This "create quote" pop up / widget would be more useful if it allowed us to set a "default listing site" rather than just showing surcharges that apply to ALL listing sites.

For example - for direct bookings only - we add a credit card processing fee, which is NOT included in rent, and ONLY applies for our direct booking channel.  This widget, which we really only ever use to quote direct bookings, does not pick up that charge, until I go into the actual quote screen and set the listing site.

Could we add a dropdown here on the pop-up / widget for the "listing site", or even better, allow users to set a default listing site/booking channel for this widget?

Hello all!

We released the new level of Tiered Access for Team Access Staff users, which centers around adding "Limited Access" permissions by property. This will help accounts with staff who need access to some or all Properties' bookings and messaging, but not all account functions. The main menu is limited to Bookings and the Inbox.

Other levels of Tiered Access are still desired, but this allows for further development.

Yes!! 💯 true for our business as well. We currently manually tag every surcharge, which means our team has to go into every booking, look at the charges, go back to overview, add the appropriate tags and then close the booking and go to the next one. It’s insane.

Agreed. Running the line item pivot report and sorting through is very cumbersome and tedious and leaves alot of error for missing add on items if not running the report daily since we have various booking lengths and booking windows. Please help with a simpler report.

Please bump the request of Surcharge, discounts and Guest addons tag automation to the top of the development list! This is essential to ensuring our team can provide top tier service and that no guest requests/add ons are overlooked. Very cumbersome and time consuming to have to run and then sort through a very bulky report.

It would be great to have an option to quickly apply check-in/check-out restrictions for all U.S. holidays with a single click, instead of having to manually create a season for each holiday. This would save time and streamline the process for owners.
