I am really interested in these fixes. But I have to agree with Ken - why can't we discuss the needs over here? If we take it offline/elsewhere, this thread may likely become stale. Just compare this thread (which has only 26 votes and 23 replies) vs the lock integration thread (which has 161 votes and 81 replies). Just looking at these stats the OR team would consider it a low hanging fruit (and I guess lock integration might be easier to implement as well).

This is me trying to understand, not pushing back. Do you mind explaining, using examples, what's wrong with the current implementation?
To be clear, I'm not saying there are no problems in the current implementation, but this thread started with concrete examples of missing or incomplete/broken features and potential fixes. As a result, you can see OR folks engaging in this thread on concrete examples and giving their view on potential fixes.
Saying "accounting is misunderstood" is not very tangible...what exactly is broken, and what do you propose to be done to fix it?
Yes, I'm fully aware you started this thread and I do understand the frustration of having no tangible progress. I'm not sure that giving up and moving the discussion elsewhere would solve anything. This is why I go back to: let's work with concrete examples and engage OR folks

Accounting doesn't seem to be a priority and in some cases not even well understood. To me it is really hard to understand how work is being done on stuff like lock integration that is a non-paid feature and there are at least half dozen of services that provide a solution and that effort is not directed towards fixing accounting that is an integral need and extremely time consuming without a robust solution.
There have been several people on the forum that have offered to help and as far as I know no one has been contacted, therefore it seems we have to create an external working group and try to find 3rd party alternatives / work arounds to make this work.
I really appreciate the flexibility and functionality of OR but this really seems to be an area that is lacking.
We are looking to connect to Marriot ourselves. The threshold has been lowered and we certainly believe it's a large aggregated value partner, mucho more than most STR properties.
We hope this could be prioritized.

Hi Kate - great to hear; thanks for the feedback! The Schlage integration is still in Testing/QA as we want to get it right, but it won't be too much longer, definitely not "a few months." Keep an eye on our changelog and/or blog for the latest.
P.S. Inquiry Triggers are coming into Testing/QA soon and that will be another nice advanced automation option!

I'm not sure if this is supported or requested...or if anyone has a workaround for my scenario.
I'm looking to automate my agreement and some of the terms vary based on booking source or payment type. For example, if a guest pays by credit card we do a $500 hold for a damage deposit, but if they pay by other means we collect $500 in addition to the rent. I want to detail this in the agreement based on payment type. In other words, if payment type is CC insert field A if payment type is anything else insert field B.
Similarly, if I have a repeat guest I usually have a deposit that I rolled over from the previous year, so I don't need a deposit upfront to hold their reservation. So I'd like to base a field code on tags. If a guest has a "repeat" tag, display field C, if guest is not a repeat, display field D.
I have a feeling these would fall under feature requests but maybe someone has a suggestion I haven't thought of???

When you have multiple properties there should be a way to sort communication history by property? Currently all of the properties messages shows up.

Hi Michael - Planned means it's on the near-term official roadmap and our team is preparing to task and schedule it to be done. We're currently refactoring a few things under the hood in preparation for it first. So it's on the roadmap, yes, and highly important, but not yet at the point where we can call it truly "in development."
Agree, BlueMtnCabins. Guests like to take it upon themselves to change the setting on pool heaters only to mess things up requiring a tech visit to repair parts. Similarly, guests use boat lifts for boats that are too heavy damaging the equipment. Really need the ability to ask guests to initial proper use of these amenities.

I'm thinking of creating an unofficial OnwerRez accounting support group for us to share ideas and work arounds for the current situation and also work on a priority list of things to fix so we have a unified voice. Is there interest. I'm thinking Facebook or WhatsApp group but leaning towards WhatApp so we can easily talk live. Any interest? Any preference in platform?

Here's another official update! We have been bringing on Beta users for the last few weeks and are working with Google to have them properly recognize each listing. We've continued to make tweaks to smoothen things and are bringing on our list of users who signed up for the Limited Beta as quickly as we can. We hope to open it to all users in the not-too-distant future.

This would be massive imo. I heard from Airbnb rep team that allowing lower number of minimum nights regardless of price really boosts you in the algorithm.
I spoke with Pricelabs and they say the issue is on the OR side, but who knows how legit that is…

We have yet to have conversations with IDeaS. We'd be happy to work with them if they want to utilize our API. Typically, the best way to get a third party to integrate is for you (the user) to reach out to the third party and let them know that you'd like an integration with OwnerRez. This shows there is demand for the integration, and gets the ball rolling a bit more than it would without any users showing interest. Appreciate you bringing this to our attention!
Unfortunately, at present Vrbo does not yet support this function via their API connection, but they have indicated they plan to add it in the near future, and we'll be implementing it as soon as it's available.
Can you provide a more detailed example of what you mean, perhaps writing in to the Helpdesk with a specific example and screenshots? As far as we're aware, Airbnb does not penalize you for breaking out fees - it simply rolls them into the nightly rate as presented to guests, so guests are comparing their grand totals as calculated to include everything they will be charged.
Generally, Cleaning charges are the only surcharges that Airbnb may show separately to guests. Surcharges of any other type will be rolled into nightly rates by Airbnb, though OwnerRez recalculates them, backs them out, and displays them separately in your OwnerRez control panel.

That setting is neither her nor there, really, when you're rolling those Surcharges into a single line item. You can leave it checked, and it won't impact the end goal here.
What that "auto-generate" selection does is allow for those charges to be described within the line item when a guest is looking at a breakdown. For example, "Pet at $50 per stay" could show up as the description in the line that the charge is displayed on.
Since your direct book guests will no longer be seeing those Surcharges broken out individually, this setting will make no difference.

I had a look at your OwnerRez Pricing Preferences settings and they're all still configured to show the guest a detailed breakdown which is why the clients are seeing each item.
Update your settings to a) categorize the surcharges as rent and b) collapse the rent lines together via the "combine all rent lines together" option, as shown in @Adria's screenshots, and the clients will then see the rolled up rent total line only rather than individual lines. If you only categorized the surcharges as rent but didn't enable the "combine all rent line items together" option, then that only changes the category displayed for those surcharges to rent but doesn't combine into one item. Those are two separate settings and both need to be updated.
Once that's done, you as the owner will still see the breakdown, but when the guest sees the quotes or emails for direct bookings, they'll only see one "Rent" item with everything rolled together.
Thanks Chris. I had done that but it had still shown the breakdown so I reverted. I hadn’t realized that we will still see the breakdown but that it will be rolled up into rent for the guests.
