RemoteLock has the ability to send a notification when a guest code is used for the first time- the notification can be made via email, sms or firing a webhook. It would be awesome to have this turned on by default for each guest account created by OwnerRez. We use it to see/make sure people got in on time. What would be even cooler is having RemoteLock fire a webhook back into OwnerRez which would let you trigger an action when the guest enters the property for the first time (automate a message 2 hours after they arrive with a standard “just making sure you’re in and everything is good” type thing).
The second part is entirely doable with some middleware, but having the notification turned on when OwnerRez creates the guest entry in RemoteLock would simplify a lot. Prior to using OwnerRez we had this ability, but it’s because we had RemoteLock following the calendar from the other PMS system and creating the users itself, which would be possible now but with no way to push the guest codes back to OwnerRez for inclusion in other messages.
For the tourism board where we are located, I have to fil lout a Guest card for each booking that tells the tourism board where a guest if from, this is mandated by law (www.belizetourismboard.com) it would be nice to be able to pull a report with All guest details instead of having to manually open and check all bookings every month.
It would also be good as each of our needs is different if we would create custom reports like we can with emails and templates.

I also asked DTravel to integrate with OwnerRez as a PMS. The feature request status changed to "in progress", I hope you can make it work. Anyone trying to help us bypass the high commissions of the platforms deserves a warm welcome as far as I'm concerned.

You can simply create a specific agreement for AirBnB and make it a copy of the House Rules. Don't call it an agreement in the messaging or title and just say we need you to confirm that you have read the house rules by clicking on the form. Ever since we did this we haven't had any problems with AirBnB guests. The form before the house rules captures their email.
It's a bit overwhelming at first but OR is very flexible once you learn how to deal with it... their canned language needs a lot of work and needs to be personalized and adapted.

With most integrations such as listing sites, most of the other systems write their integration into OwnerRez, we don't integrate to them.
Payment processors are a bit different where our engineers would have to write the integration. At this time we are not looking to add any new payment processors unless they are able to handle properties in the Caribbean or Latin America regions.

Stax is a company with a flat-fee monthly CC processing rate on top of what Visa/MC/Discover charges, plus only 15 cents per transaction. Most payment processors (e.g. Lynnbrook) mark up the Visa/MC rate with their own rate. In my case, this works out to be far less expensive than the other CC providers - which is more than enough to cover my OwnerRez monthly invoice. Can you add support for Stax or a similar service with lower CC fees? If there's any downsides to this cost model, I'm curious to know what it is. If there's another company with a similar flat monthly rate from $99-$199, that would work too.

Unfortunately, this is not something we can control. The OS and the Airbnb app together determine what should open in the Airbnb app. If we could, know that we would!

P.S. I use iPhone and when I click on that link on an Airbnb booking of mine from the overview tab, it opens the Airbnb app.

That is an issue, what with the increased popularity of dynamic pricing. We are working on some future solutions. For the moment, for an Airbnb booking you can see that breakdown in the host info. Any other sources would require either PriceLabs or OwnerRez to review audit logs from the date the booking was created. You can use the average price per night if the demand at that time was fairly consistent.
We need “set and forget” to eliminate the need to check repeatedly to see if someone is “caught up” on payments. If we can set payments for “monthly” due on a specific date there would be an alert if the guest falls behind on their payment. The expected payment would hopefully show up in reporting for future income too
This is set and forget. Once you take the 1st payment on day X (usually when the guest books), the guest's credit card is recorded in OR; The guest gets a payment receipt with a link with an explanation in their "welcome" email.
the balance is auto payment is scheduled Y days before arrival (whatever is your Y is) at the time of booking. That is it. You are done. Guest can make as many (or as few) interim payments between date X and date Y as they want. every time they pay, OR generates a receipt showing money paid to date and how much is still owed. . On date Y, if the balance is still outstanding, it is auto-charged to their card on file. They cannot "fall behind" because the balance payment is scheduled to be auto-collected on date Y.

can you solve this need by simply sending the guest a payment link within their welcome email (for example) and they can pay whenever however much (they can make 50 payments if they want to), as long as it is paid by the due date? They get an OR receipt for every payment made. The balance is auto-charged on the due date. I have been doing this for years.

OR sends email notifications, and my email app is setup with mobile notifications. Is there additional value in a mobile app?
I would like for staff to have access to messaging "only" without having to give full OR site access. Currently I'm not aware of a way to do that.
Need an app that does push notifications so that staff member VAs and customer support team can receive them without having to log into my main airbnb and vrbo apps.
I agree that a simple form asking for an email and verification that they have read the rules would be very helpful. I just lost a $683.85 payout because the rental agreement was automatically sent to them (I was not used to the automation of this yet). They canceled and replied with the following screenshot. Before I started using OwnerRez, we would simply ask for their email for emergency contact purposes and for the "secret code word" hidden within the house rules. The renter agreement scared off this guest. However, if there was simply a form that asked for their email and a place where they could enter the code word proving they read the rules, then I would want the completion of the form to trigger a release fo the door code and wifi password. I really think something like this would help a lot.
Yes. This would be very nice to have. I don't really want to give permission to control literally everything to my VA that I just hired to help me run my operation. I would like to give some permissions on an as need basis. Start out slow with guest messaging and then gradually give them more as they prove their dependability and trustworthiness.
Also, I would like the VA to be able to receive notifications when a message comes in for timely replies. If we can't get push notifications, then an email alert sent directly to their email would be great, because I don't want my email to be flooded with those kinds of emails.

yes!!! I don't want my guests checking out on Christmas day. I would rather not have to ask my cleaners to come in that day. Same with Thanksgiving. You can do this within Airbnb, but the problem is, I'm afraid that everytime my pricing syncs each night, it might override this. I've noticed that my discounts were overwritten when it synce. Fortunatley I figured out how to create the length of stay discounts within Owner Rez, but I have not figured out how to prevent check outs or check ins or specific days.
Please develop a way for us to receive notifications from unified Guest messaging. I have a VA that is managing the listing exclusively from OwnerRez and it's imperative that she is able to be notified fo guest messages and can reply in a timely manner. Also, she needs to be able to received notifications of Bookings and whatnot. So that she can review them in a timely manner.
Yes, this would be great! Especially if my cohost can sign in and when she responds it would look like she is the one responding and not the main host. Notifications would be the best thing because right now my VA has to hover over Owner Rez inbox to see if we got any messages. It's better if she were to be able to get a notification just like Airbnb and Vrbo do for us. It's critical for timely responses.
Something that would be hugely helpful for scaling management would be the ability for owners to input as much information about their listing as possible directly into OwnerRez, saving countless hours of back and forth questions and calls between the Property Manager and the Owner.
This could be achieved two separate ways:
1.) A landing page which asks every question imaginable that an owner could answer and a PM could port into a new listing
OR
2.) Owner access (restricted or temporary) directly to the backend listing portal. This would allow owners to take their time and make sure all of the details are filled in, and then the PM could restrict their access after it’s been initially set up.
