A limit on how many times that discount code works would be great as well. I would love to set up a single use code to send to people and run promotions with.
It would be nice if owners had the option to show how much availability is available. A simple box that states how many nights to show for each would be great. For example an owner could select to show 5 days before arrival and 2 days after departure.
Currently we have trigger to send Gap upsell email based on gap before arrival and gap after departure.
However the BADJOPEN shows both the arrival and departure gaps.
I want the ability to send arrival date gap first, based on how the availability close to the departure I want to send the departure gap, not both at the same time in the content.
I hope we can get this feature.
Also, like its said in another request, the language used for {BADJOPEN} can be better.
Hi Jenny,
I believe Zapier would allow you to accomplish this. More info on that integration here:
https://zapier.com/apps/ownerrez/integrations
You may also be able to export your contacts from OR and import that to Google periodically. While that's a bit more labor intensive, it should be doable.

Since Rapportive is no longer around, I'm going to close this thread out. If neither of the suggestions outlined above meet your needs, feel free to create a new Feature Request with your own suggestion!
Hi Danielle,
You can create a Season that encompasses the dates you're looking for, and then adjust arrival and departure for those dates within said Season. For example, here I've made a Christmas Season that is recurring only on 12/25 every year.
I can then create arrival and / or departure restrictions for that date within the same season.
On the Rates Calendar, you'll see that restriction applied.
Seems nearly all of our BDC bookings have invalid cards on them and we have to send them the OR form to complete. I have repeatedly asked they send CVV and ZIP CODE and have been told they will make the change but I don't think it happens... we just deal with the issue knowing that the card will fail and then we send them the link to give us the information directly instead of going through BDCs card update which does nothing since it is the same as the first time they provided the card to BDC.
Did this make it yet Shawn?
Looks like an integration with GOOGLE contacts was talked about in 2012 - any updates? I'd still like to see contact info pop up when my guests call
After all these years, never noticed that the arrival and departure times are not displayed on the Overview screen.
We have gotten aggressive in selling early-arrival and late-checkout to our guests, with the help of the of OR "adjacent night" feature. And I know the red-marker is on the calendar, but this is info we really need on our overview screen.
Can you please add it there?
Would be best to always have it, but even "Custom Arrival: XX:XX" and/or "Custom Departure: XX:XX" somewhere on it would be helpful.
Hello,
has a function like this been implemented yet?
Thanks,
Danielle
Currently we have to do this manually to get an accurate report. We need this so that our monthly state and county taxes will be accurate each month.
I prorate not only my taxes, but cleaning expenses as well and would def vote for this feature. Would be helpful to also be able to pro-rate the PM Expense report so everything matches up.
Cheryl
Yes, OR has it on their docket, but no timeframe yet. Here's one thread about it, I'm sure there's more: https://www.ownerrez.com/forums/requests/add-a-guest-login-portal-for-guests-to-view-their-reservation-details-folio-checkinout-dates-party-size-billing-etc
If OR is going to do this I hope they do afocus group or something to solicit feedback on feature functionality. Would love to participate and provide insight. Form re-design is not a guest portal.
Are they building a guest portal? Is there a post about features and functionality? I would love to provide feedback and suggestions based on my research in this area.
Hi, everyone! I am merging this issue into Detailed report for Prorated Taxes Received as this is a request related to the same discussion.
If you ever see "[This topic has been closed as a duplicate of another topic ...]" on a Feature Request in our forums, rest assured that we did not close the request out and leave it for dead. We've simply merged it into another request, and all unique votes are merged into that request as well.
I've asked our Dev team to adjust the language we use in that typical "close" note to reflect reality. I know it's a little confusing as it stands today.
Thanks so much for your input! Please share that request linked above with likeminded users willing to give it an upvote. Voting proves a demand and helps us determine what we should set our focus on next.
BTW, Dolphin V and Alece, I'm afraid that comments are not merged along with votes. I would suggest pasting the comments from this thread over in Detailed report for Prorated Taxes Received for better visibility.

Hey Ozark Stays,
Good news here -- we plan on implementing a feature such as this, and it's being worked on behind the scenes as we speak! It's not quite in development yet, but the design team is actively working on it to get it ready to move to the next phase.
Thanks so much for submitting this request!
You closed my other request so adding it here. I would really like a to see a bulk send added hear for those of us that have multiple properties.
Hey Sarah! Thanks for adding a comment here.
Your request was actually merged into this one, and all unique votes from yours were added here. When we do a merge like this, the wording is a little confusing when the system drops that "closed as a duplicate" line. I've actually asked our devs to revisit that so it can reflect what actually happened. All this to say, your request wasn't closed out and left in the dust! We just moved it over here to keep similar topics in the same thread. 😉
Yes, this is what is needed to automate the upsell process. I would add a way to offer upsells after the booking process, like sending a link to add upsells (late check-out). I guess this would be part of the upcoming guest portal.
Yes, this is what would make this upsell a more automated feature. I currently have an tag automation for pets which then I use to trigger an email to remind our cleaners to set out the pet gear. I would like to do the same for early check-in/late check-out.
I'd like to accomplish this by having an option in an email trigger that goes something like this.
30 Days after a guest departs IF they have provided an email AND have been reviewed at 5 stars THEN we trigger an email to go out inviting them to our direct booking site to book their next stay at a discount.
This would allow us to invite our best guests back, allow them a discount and have this process automated 30 days after stay when they may be thinking about their next trip.
Can this be accomplished by allowing additional trigger conditions such as Guest Rating = 5 stars? Currently email on file exists. Alternatively if this could be done through tag automations and then we could pick up those tags for a field "Invite Guest to Direct Book" Yes/No.
Open to any ideas, this would be super helpful. The idea would also hold if we were to get a new email address for an existing guest it would then hit the criteria and send email out. Thanks
any update on the xero integration. I really dont want to move to QB
@DolphinV -- Thank you! I posted a similar feature request over a year ago. OR closed it as a duplicate of one posted all the way back in 2022! It is disappointing that this has been a known issue for years and has still not yet been corrected. It is disheartening that we are forced to rely on Feature Request up-votes for things that should be basic functionality fixes.
You closed my other request so adding it here. I would really like a to see a bulk send added hear for those of us that have multiple properties.
Our business prides itself on number of 5 star reviews. If we off board a property, we should still have the ability to display past reviews even if the listing is not longer active. Just as with airbnb, reviews live on with your hosting profile, regardless if the listing is published anymore. Please vote on this feature request so that historical 5 star reviews can still be displayed as they were hard earned regardless of whether the property is still listed.

Sometimes 2 of us will be monitoring the unified inbox and begin typing close to the same time and not see that the other person already replied to the inquiry at hand and wind up with two responses instead of one. Yes it takes a narrow time window for this to occur, but it happens. It would be super nice if we had something closer to a live chat indicator so that we could know another user on the account was actively typing in the chat. Just a little text that said "Username is typing" like you see in most common chat applications. That would help us know when to back off a communication because another user is handling the communication. It should be pretty simple and would help address that problematic scenario listed above.
This is something that we have to do manually to get an accurate report.
I’d like to request a feature that allows for prorated tax calculations on reservations that span multiple reporting periods. We need this so that our monthly state and county taxes will be accurate each month.
For example, consider a 7-night reservation from April 26 to May 3, with $1000.00 in total taxable charges. Since I only need to report taxes collected for April, I need to prorate the charges to reflect only the nights in May.
How it should work:
By selecting a Prorate option, the system should adjust the taxable charges and corresponding taxes based on the Period Nights instead of the Total Nights.
Example Calculation:
Prorated Taxes:
Using tax rates of 1%, 1%, 5%, and 6%, the system should calculate:
Currently, the report calculates taxes based on Total Nights (7 days), which means the system calculates taxes as if the full $1000.00 were taxable for April, even though part of the stay extends into May. This method is only useful for reporting total collected taxes but does not allow for proper tax reporting by period.
Suggested Implementation:
