Hello! Yes, doing that works but what i'm looking for is a way to automate this process just by applying a tag, without me having to enter to change/move button, and it doesn't have to be limited to this, maybe a way to automate processes based on the tag applied, something like what we have now with tags and rules, but applying commands for example to block days, or what i said before, changing times just by applying tags.

If your inquiry is showing as "Available" even though one or more nights overlapping the inquiry dates is booked that sounds like a bug. Can you write in to our support with details and provide the inquiry number so we can investigate?

We have a number of staff creating and making changes to bookings. It would be great to see in the Activity section, which staff created the booking, which staff made a change or applied a payment, etc.

In the current Inquiry status, it only classifies an Inquiry as "Unavailable Dates" if all the dates in the Inquiry are unavailable. For example, if the booking is for 7 days and 6 of the 7 days are Booked it still shows up a "Available" which is not very useful.

At the very least, if more than 50% of the dates are unavailable it should be in "Unavailable Dates" status, but the best solution would be to add the new status so we can have more effective filters for follow-up.

Would it be possible to create a Ribbon Like view for Triggers? I think it would help to be able to visualize how are Triggers are setup through a booking or using the Forecast tool instead of in the list view.

It does not sort by property, but if you title the documents to begin with the property name, could that work for your purposes?

Any time you change the check-in/out time of a booking via the change/move button in the booking overview screen, it should update the lock via RemoteLock in a matter of minutes. If that is not happening for you, can you write to Help Desk Help@OwnerRez.com and share some specific booking numbers?

We need guests to be able to ADD optional items to their bookings with us when they are completing the Rental Agreement for Channel Bookings.

At the moment, there is no way to present and provide optional extra items to guests when they book on VRBO or other such sites. So the bookings come in, devoid of common optional extras (for example pool heating in the Orlando market) which the guests want and PAY extra for. I realize that my workflow is somewhat different from most OwnerRez users because I don't use the VRBO API for VRBO guests and bookings. I want it that way for my own reasons that are unimportant here.

BUT... I expect that every OwnerRez user that accepts bookings through third party sites needs the ability to provide optional extras to those guests who initially book through those sites in any event.  I need guests to be presented with these optional items, and be able to add them to their booking in the exact same manner that they do when they book directly with me.

And yes... I want the guest to pay me directly for them separately from the payment they make through the 3rd party site, because adding these optional extras to the guests charges through the third party site increases the site's 'service fee' charges to the guests, AND my commissions which I have to pay to the site, which is additional revenue and money out of my pocket that the listing sites do NOT need to be making over and above the excessive percentages they already take.

Having Optional Items appear in the Rental Agreement process for Channel Bookings workflow would solve this problem. Guests are providing their credit card for our own security deposit purposes in any event (again, my own workflow) and can use the same to pay for the optional add ons that they include with their booking when completing their rental agreement.

As things stand now, I literally have to ask the guests to go and complete a THIRD booking form for optional add ons (1st, they do the site's woefully inadequate booking form, then 2nd, they complete my Booking Form and rental agreement, and 3rd I have to send them to my website to complete a separate, additional form to order optional add ons – which I then have to manually ADD to the booking in OwnerRez) which is NOT fun, a PITA and a lousy guest experience!

Please ADD selection of Optional Items to the Rental Agreement for Channel Bookings workflow!

Note: This is NOT the same request as the one shown in the Optional Add-On Items existing feature request shown here: https://www.ownerrez.com/forums/requests/optional-addon-items which requests having the ability to order multiples of an optional item (like 5 bundles of firewood), when an optional item is selected.

This is about being able to order Optional Items in the manner presently available in OwnerRez when completing the Rental Agreement for Channel Bookings.

They are NOT the same thing! (I'm looking at you Ken!) :)

PLEASE... the default should be for NO taxes to be included in ANY report that shows financial information.

Taxes are not revenue for a business. (In fact, they are a liability.) They should NEVER be included in reports. None of the summary reports showing sales, financial information, etc. in OwnerRez really have any value when they are distorted by 12% (our local sales tax) eliminating them as a means for doing comparisons to prior years actual accounting info.

This is so fundamental and basic, there should not be a need to request it. It should go without saying that all reports would be done this way (without taxes) as a default, with only those created and used specifically for sales tax reporting purposes including sales tax in any format.

We would love to see a file feature added.  Our town is requiring us to keep all of these documents on file and readily available.  It would be great for my team to have access to everything in one location.  Additionally, would love to see a field added for management agreement signed date so we could easily keep up with when we need to renew management agreements.

I am having trouble with using calendar sharing with my cleaning service -- Gcal does not update consistently, it is hard to use on her phone, and hard to sync with cleaning requests from other properties.

think there is a better overall solution to cleaning calendars  --- implement a "Calendar invite" which can be triggered by events such as departure date. This would allow cleaners to have a single calendar with events from multiple properties (much easier to see and manage on a mobile phone, which many cleaners need to use). It would also allow you to add individual ;notes for any calendar event. My cleaning service has this with owners who use other PMS software, and she is unhappy we cannot do it.

I am having the same problem, and I think there is a better overall solution to cleaning calendars  --- implement a "Calendar invite" which can be triggered by events such as departure date. This would allow cleaners to have a single calendar with events from multiple properties (much easier to see and manage on a mobile phone, which many cleaners need to use). It would also allow you to add individual ;notes for any calendar event. My cleaning service has this with owners who use other PMS software, and she is unhappy we cannot do it.

While not 100% effective... we tag the guest... and then have the system send to us a notification at time of booking if someone books that has been tagged.  We of course keep all of the "history" with the guest and have not problem cancelling their reservation explaining the past history to them if needed.    I would like to see this automated for direct bookings for sure by preventing them from confirming based on the guest information they provided...  additionally, I don't know when you actually get the guest information from the OTAs but if when the inquiry comes in there are matches to a guest that is tagged I would think you could respond back to the inquiry with an appropriate booking violation response.

In a scenario where a guest is standing outside the rental unit and then scans a QR code to book a unit through my ownerrez website, I want the guest to be able to complete the booking, make their payment, then immediately receive a door entry code email all within less than 2 minutes.

For this to happen, I need to be able to set up:

1) An Immediate Trigger to Process A Payment and allow criteria such as BOOKING DATE IS SAME AS TODAY and CHECK IN TIME has past

2) An Immediate Trigger to send a door entry code email when BOOKING DATE IS THE SAME AS TODAY and BOOKING STATUS IS FULLY PAID

 

There are times when guests literally are standing in front of the property waiting for their door entry email and Ownerrez takes too long to cue up the payment and the door entry code email. Guest are very unsatisfied with the wait time from the Ownerrez PMS.

Please enable hosts to easily understand what the actual Net Rent is after all of the fees for Booking.com and other major OTAs, like AirBnB and VRBO.

For example, for Booking.com bookings, the host pays the 23% host fee (in US), which is included in the Rent.

OwnerRez gets the host fee info from Booking.com via the integration, BUT does not subtract it from the Rent in any of the reports, which overstates the actual Rent that we keep.  

To expand on this idea, it would be useful to have a report where hosts can clearly see the Net Rent.  This can be done by taking the amount paid to the host from by OTAs (AirBnB, VRBO, Booking.com - start with these 3, please!) and subtracting all of the fees (host booking fee, cleaning fee, taxes, etc.), so that we can see the actual Net Rent.

We actually used to have this feature but it got lost in a recent upgrade to our trigger setup form. We're working on restoring it as soon as possible.

Having a trigger that can be set for a message to go out during night time hours. This would allow a template explaining that response time might be a little slower since we are trying to catch some ZZZzzz but will get back to you first thing in the am. If this is an emergency……

I understand you wanted to create one post and are pushing hard to run any updates to accounting by you or a group you create. However, I think it would be helpful to split the request out. Then it can be show which feathers are wanted and by how many. That seems to be a better method than one large thread on all accounting features. Not everyone had the same accounting needs and wants.

I empathize with your issue and have been trying to push for urgency in addressing key accounting deficiencies. We all have to work together to communicate the challenges and needs. Please see the thread I mentioned above for the latest discussion.

OR has finally said they will fix the issue (see Paul’s last post) but we don’t have a timeline yet.

Hey Paul, it's been a few years now, and refunds are still not getting sync'd into QB, making the process of matching invoices and deposits quite tedious.

Any update on when this feature will be available?

Currently, when we extend a reservation, the date in the electronic lock is updated through RemoteLock automatically. However, when I adjust the check-in or check-out time and apply a tag to reflect the change in the booking, the time in RemoteLock doesn’t update automatically—I have to do this manually, either through OwnerRez or the RemoteLock website.

Is it possible to automate this process? For example, if a booking with a checkout time of 10:00 AM is changed to 1:00 PM on the same day, could applying the "Late Checkout 1:00 PM" tag automatically update the time in the electronic lock?

Perhaps the tag could trigger the "Change/Move Booking" feature to modify the lock time accordingly.
