Thanks for the response Chris...our point on most of these requests is that OwnerRez is our system of record and is the system that we use to communicate with guests and where we go if we need to find information about a property or booking or guests or whatever...
If we look at them one at a time...
1. Notification on Battery Level. We too have setup Hubitat to do this and it tells us when we are at the percentage that we set one time per day until we fix it. Since OR has this information on the door lock in OR already it would be nice to have OR notify instead of relying on the hub and the twilio service I have installed to send us a notification.
2. Logs. I do not want an email for every lock open and close. We are 42 properties and what would be hundreds of emails each day. I believe for nearly every integration that is done there are detailed logs kept on OR. Hubitat is limited on what it stores and what can be filtered, etc... and having to search through thousands of emails to find a specific event would be problematic as well. If the logs lived in a database somewhere that could be filtered by property, lock, date, time, type of event, etc.... then we could narrow down particular things. This for us is more of a security thing so we can track when staff/contractors enter the property and for guest issues and claims. We do this with our camera system as well. Lets just say we have had instances where guests make claims that ultimately turn out to be unfounded but finding the details is a time consuming process. We also use it to confirm no shows.
3. Notification when not booked... this is also a security thing... we have had situations where someone would "bump" the lock to gain access to the property. The event of the door opening was logged, no booking or block. It really a notification specific to an event that has occurred in the logs that have been collected.
4. Notification of first use... we had this with other lock providers. Not sure how they accomplished it... again probably back to collecting log information and then processing it. We would like this in OR so that we can then trigger a communication to the guest... in particular a welcome to the property, give it a quick look is there something not right? Thing first impression survey. We would also like to have a status on the property set so that we can visually see it on the ribbon view that the property is occupied. When in the busy season it is sometimes necessary to do last minute things that while they could wait until the next guest... if the current guest has not checked in yet let me quickly drop off a throw that needed laundering, refill the laundry soap or dishwasher pods, etc... things that if we knew the guest wasnt there yet we could just do without having to call the guest to ask if we can drop something off, etc...
5. Staff Codes - These would be no different than any other code except they do not have a start and end time. OR now has a staff component for access to OR and in the case of the staff we would just want to have it generate a code that lives in the lock all the time. We do this now manually using the lock code manager. We deliberately set our staff codes to be 5 digits with a starting digit different for each geographic area and our owner codes are also 5 digits starting with a 9. This keeps them from conflicting with guest codes which are 4 digits and being added by OR. The ability to add codes OR already has. The Team Access section they already have. We would just like to have a property select list so we can determine which properties to add the staff person to and a field for the code they have been assigned. OR would then just put that code onto each of the property hubs.
6. Owner Blocks - we also use these for contractors. Generally speaking we notify them of when they can get into the property but for some reason a block seems to also follow the standard checkin and checkout times of the property even though a block has no time fields associated with it. On a booking we can adjust the times to reflect property defaults or change them to whatever we want. In a block this is not possible so we usually have to manually go into the lock code manager to give the contractors a time that is outside of the typical property times. We would really like blocks to be like bookings where we can set the time for them to be active.
While Hubitat can likely do much of this, as I said I like to try to have one source of truth. Most of these things we have addressed with manual solutions or with an integration we created with Twilio and I know we could go further with Twilio -> Zapier -> OR but ultimately we would like to see this stuff in OR so we didn't have to develop that type of solution.

I stumbled upon this and have some thoughts from my own experience. Would be great to connect and talk about implementation as I think we both have utilized this heavily. I was in the BETA for hubitat and had made some custom modifications to better serve my use case, such as prefixing guest codes with a G: so they are easy to identify.
I will say I think many of your asks are possible, but likely not in scope for OwnerRez. I have made many of my own automation and I have considered offering them out to others or consulting for others to help benefit from my own findings.

Our staff uses the booking screen frequently to view what is happening today.
It would be very helpful if there was a TODAY button.
So you click it an only see todays arrivals.
And as I type this it would be great if there were buttons for YESTERDAY TODAY TOMORROW
I know I would use them all the time.
Yes, there are daily reports to view the bookings but very often we need to view the reservation which when using the report often requires rerunning the report especially if you are reviewing multiple books.
Could I ask you to write this up for the Helpdesk to take a look at? Feel free to reference the Feature Request URL when doing so.
I'd like for them to take a look and see if there's anything amiss here. If you could also include the details of what you're trying to accomplish with the trigger, that'll be helpful.

Tag Automations are still in in the early stages of development, and we're actively gathering feedback like this to shape their future. Expanding auto-tag functionality to work with guest records, like it does for Bookings currently, is definitely something we'd like to include in the future.
In the meantime, you can create a tag and have it apply automatically to the booking. When you see a booking with that tag, you can manually apply it to the guest record as needed.
I know there is a request to have pictures listed by channel. But I was looking at rotating through some pictures too. Would it be possilbe to make it where a picture is still on your system, but saved, not live. Then I can rotate in and out.

It would be great if we could see the current messages, as they are, but then have a way to see what is scheduled to be sent in the future. And maybe even a send now button to trigger it sooner.
I manage 38 properties. When reporting lodging taxes, it would be nice to have the option for the tax report to broken down by municipality. Even if you made it able to be run by tags, I could tag each property by municipality. This would save me much spreadsheet work!
Could you please elaborate on how this workaround is done? Sounds like something I need to do.

This does not resolve the issue unfortunately - after 11pm owner rez does not trigger any messages (if they sign the rental agreement after the last batch has gone, that triggers the check in instructions), and the guest does not get the message with the check in instructions until the morning, which is obviously not a solution!
Is there anything else that can be done on this seeing that now you can choose up to what time per cahnnle for last minute bookings?

It would be nice to be able to download all property photos at once. Often they are uploaded from co-workers computers and everyone has different properties saved on their computers. Some of those employees don't even work for me anymore. It would be nice to be able to get them all at once so i can put them in a shared folder for future use.
I am constantly getting replies to gap night offers, asking how much will that be for the night. If i send out a gap night offer email and I offer a 25% discount, it would be great if OR could automatically calculate that rate, apply taxes and fees, and add any vrbo or airbnb fees. Then send that total in the email with the offer discount.
Yes this would be especially helpful for guests on the do not book again list. it should flag their booking and highlight it so you can see it on the ribbon.
I agree this would be a great feature - it makes accounting with different LLCs difficult.

I created a custom payment link in stripe. There are work arounds. Was a suggestion for an improvement.

For a current workaround, you could change the zoom on your screen to be something smaller than what it's currently set at. For example, the tags column doesn't disappear on my screen until the zoom gets to be over 125%, if I set my zoom at 80%, I can see all of the booking columns on my laptop screen. That doesn't work for everyone, although it's an option.
You can also export your bookings list to an excel file and manipulate the columns there, making the columns wider or narrower.

I’d like to request a critical feature upgrade to better protect hosts from chargebacks on both direct and Airbnb-linked bookings:
Automatically attach each guest’s signed rental agreement (PDF) and booking metadata to all card charges processed through OwnerRez — including those tied to Airbnb bookings (e.g., security deposits or damage holds) — so that the documentation is preserved and auto-submitted in the event of a chargeback.
🔐 Why This Is Crucial:
I recently lost a $1,700 chargeback because I accidentally submitted the Stripe dispute without attaching the signed rental agreement, and there was no way to correct it afterward.
The agreement was signed and stored inside OwnerRez, but not linked to the charge itself — meaning Stripe never saw it.
While most protections are focused on direct bookings, Airbnb guests can still file chargebacks on security deposits or incidentals charged to a card on file through OwnerRez. These charges need the same level of documentation support.
Without auto-attached agreements, there is always risk of:
Human error during dispute submission
Missed deadlines
Losing otherwise winnable disputes due to technical gaps
✅ What This Feature Should Do:
Automatically attach the signed rental agreement to any charge processed via Stripe, Authorize.net, or other payment gateways — including those tied to Airbnb or Vrbo bookings where OwnerRez is holding a card on file.
For chargebacks:
Either auto-submit the agreement, or
Present it for easy manual approval with all metadata pre-loaded
Include timestamped metadata: booking details, check-in/out dates, guest info, and agreement signature time.
Ensure these attachments persist for security deposit holds, cleaning fees, and damage charges even if the booking originated on Airbnb.

third party apps that dont generate in the moment of booking. Some take time to process codes, links etc... so having a feature that allowed a touch stay booking guide link to generate, THEN send a triggered email, message, etc would be helpful.
the old booking reports when you hover your mouse over the field it would show % up or down of property, $ amount up or down. Please add this back with the new booking reports format. Or in that case any and all reports that had this feature.
It would be nice to be able to have tag automation on the contact level and not just the overview level.

One of my most common uses for tag automation is tagging the guest as a good or unwelcome guest and it would be nice to be able to set up an automation if guests leaves a bad review, tag the guest (not the booking) as an unwelcome guest. Just as an example.
Absolutely... I was expecting this with tag automation, but apparently they only deployed it at the booking level.... I want a tag automation if guest leave <4 star review, tag guest "unwelcome" etc etc.
