It would be extremely beneficial for our OR hosted website to allow for same-day bookings with a cut-off same as AirBNB. We are seeing more last minute inquiries who find us on AirBNB that shows availability only to find our website which shows it is not! Any updates on this?
I agree. We recently had the exact same scenario take place, which resulted in us having to discount the stay, and a poor rating in Airbnb. What is the resolution for this?
I offer a 2% discount if a guest pays by etransfer instead of charging an extra fee for those that pay by credit card we have given them the option to save $ by etransferring - people like discounts LOL
BUT when we apply this discount I have to go in and put the amount to Expense then go into Expenses and change it to be a credit card processing expense discount, don't show on ownerstmt and don't calculate commission.
This isn't a Rent transaction as it applies to the whole amount before HST taxes.
Is there a way you can offer those options in the discount setup? So I don't have to do this every time?

We utilize a number of 3rd party applications via OwnerRez Integrations... We would like to be able to access those applications without having to exit from OwnerRez to do it.
Currently under Tools Menu OwnerRez has 3 apps defined there but they are just links that open in a new browser window and I can do that with a hyperlink on the browser itself. I am thinking of a much more integrated solution...
There is a lot of real-estate on the LEFT navigation menu - Perhaps it would be possible to use this real estate to create CUSTOM links to 3rd party sites. I know for us we would like to get to Turno, Hubitat, KeyData, ChargeAutomation to name just a few...
When we click on our custom link the page would be loaded in the RIGHT side frame where the normal OR content loads. The Left and Top Navigations in OwnerRez should stay the same so that we could get back to bookings or quotes or inbox or whatever... (Forgive my mouse scribble on the image below.)
I want to collect additional information from guests that could help us provide a better guest experience and more targeted marketing efforts. Allowing us to create specific formatted custom fields could greatly support this.
For example, instead of just plain or RTF, I'd like to specify a standard date format, MM/DD/YYYY, for their birthday or anniversary. I could also see value in checkboxes (multi-selection), radial buttons (single selection), character validation (e.g., requiring numeric vs. alpha), and related fields such as additional contact and connecting an address, email, and phone number linked to that person.
I'm probably not considering other helpful field types, but you get the idea. Ultimately, I'm unclear as to why we're currently limited to plain or rich text formats.
We have a maximum 335 day booking window set. We don't allow rental beyond the 335 day limit. This allows current renters to rebook for the next year, without competing with online bookings. They request the rebooking with our office, and we send them a quote. In our high season (February and March), this is very important to our renters, as we are always completely booked a year ahead.
Until a couple of weeks ago, this worked perfectly. It has stopped working now, and is VERY problematic. 60 units will rebook this month alone.
This example was entered March 5, 2025, so no bookings for dates later than February 5, 2026 (11 months/335 days) should be possible.
Starting with the "Home" page on our website:
When I enter the search dates Feb 1 to Feb 28 2026, I get 3 available properties.
Clicking on unit 611, you can see it allows the booking, even though all the dates after Feb 6 are beyond the 335 day limit.
If I start at the Properties tab and select unit 611, enter Feb 1 as the arrival date, the calendar is properly shaded to exclude all dates starting with Feb 5. CORRECT!
So, even though the website widget settings are what they should be, online bookings for Feb 1-28 2026 are still INCORRECTLY ALLOWED
This could be an excellent option, giving Partners like us a more room to make our service available to Hosts to seamlessly automate their operation. Looking forward to it.
Currently our only option to prevent eating credit card processing fees due to this law are to turn off automatic payments for bookings as far as I can tell, and then manually run the payment 24 hours later. Please implement automation of this by payment method.
I'd like to be able to use different agreements based on the number of nights on the reservation. For example, if it's a 2 night stay, then agreement X would automatically apply. If it's a 60 night stay, then agreement Y would apply.

Anyone who lists on multiple channels is aware of the nuances between how discounts work with airbnb, vrbo, and direct
I have worked around this but the result is multiple discount definitions that often do the same thing.
To make this task easier I know I would benefit from the following 2 upgrades to defining discounts.
#1 ability to export, make modifications to exported data, and import new discount information back in
#2 ability to have discounts remain dormaint (ACTIVE FLAG SET TO "No")
- and allow triggers to activate and/or deactivate discounts based on the date, season, or even possibly the value of a TAG
I would think for those of us using Authorize.NET this should be a pretty simple add on for OwnerRez.

Tags should be able to used on reporting as well. For example, I have the need to use my 'partner property' tag on management commission reports so that i can only include those properties in specialized reports. I can see this useful for many other scenarios as well. Since tags are now available and a growing feature, it should be able to be leveraged in all modules and through out the entire UI experience.
Here's a few examples but there's probably a lot more.
Some examples:
1) Unified inbox: You have to click the filter button to drop it down, then click again to filter.
2) Within the message: You have to click to show the date/time stamp.
3) On the booking page, why are there tabs for charges, transactions, legal, etc etc? Is there a reason this can't all be on the same page without having to click all over the place?
All of this seems super unnecessary and easy to fix, so there must be a reason?
Hi Ken I just got off the phone with Expedia and have disconnected any old connections on our Expedia listing which was from our old Property management company. We presently have a API connection to VRBO thru Owner Rez how do I add the Expedia connection under my VRBO connection. Will it then update pictures and description?
I currently send messages that are repetitive to create upsells. currently my triggers are:
1. when booking is created
2. 7 days out
3. 2 days out
4. night before departure
It would be great to have a condition that allows you to "stack triggers" for example:
A guest books 3 days in advance. Currently they get trigger 1 and 2 as soon as the RA is signed. It would be nice to have it so trigger 2 won't run until x hours after trigger 1 has run. Or, a condition that trigger 1 will only run if arrival is greater than 7 days from booking date.
Maybe there is a way to do this already?
You are not alone... it took me over 18 months to resolve a payment issue with them... I eventually had to stop paying commissions for that property and told them that I will not pay until they resolve the issue with thinking humans (as I was in the endless loop you are in - they are either using AI or offshore people that don't read or understand the thread). They eventually shut off my property and threatened legal action to which I replied - I welcome legal to review the situation. They eventually corrected it and put the property back online. I have empathy for you... but it takes drastic measures to resolve payment issues.
I have switched to Booking.com payments and it is much, much better. It takes time to get approved but I think it is the only way to work with Booking. It also eliminated all the fraudulent credit cards. I have only had Fraud with Booking.com
Ken since Expedia and VRBO are related and we don't have a API connection to Expedia. Is there a way to link Expedia Calendar from OR and pull info about our property and description, either from VRBO or Owner Rez to Expedia?
When selecting dates on the "widget calendar" the numbers of the dates are not in "bold" showing they are available. Also, within the "widget calendar" it will allow you to click and select dates even if they are unavailable. If you notice on Airbnb the dates will show as grey and will not allow you to select them if you are not allowed to arrive/depart on that day.
Airbnb Example below. You notice the arrow does not turn into a hand allowing you to select the date because it's not available to check-out that day. Also, the dates of the 15th, 22nd, and 29th are in bold indicating that you can select them.
OR widget:
The numbers are not in bold indicating to the potential guest they are available. Also the hand appears which allows the guest to select any date even when it's not available.
I feel like it would make the user experience for the guest better. As it is now in the widget, they could be spending a lot of time selecting random dates until they select a date that allows them to depart.

Also, can OR please comment on the Infant count that AirBnB collects if it is available to the API and if not if this is the reason why it has not been implemented in OR
Irrespective, this would be a great addition to have in OR data, even if we have to add it manually after we find out. It will really help manage guest limits and charges for extra guests.
I realize that this small change touches a lot of pieces in the system - AirBnB integration, max guest calcs and rules for sending max guests to different platforms as they all have a different approach but it would be extremely helpful.
It would be great to get an update from OR on this request and its challenges.
PS the UI should define infants as "Under 2" like AirBnB and the airlines
I have a similar issue that this or a similar solution might work for...However, I use PriceLabs to handle pricing so that may be a nonstarter here, depending on how this stuff feeds to the different channels (especially Airbnb).
I am trying to prohibit check in/out on Saturdays...my new cleaner wants one day off per week...Plus I'd prefer if guests didn't split my weekends.
This seemed simple enough until I made that change in Pricelabs and the result was that Airbnb blocked off all Saturdays on my calendar. So I had to delete the setting.
Can I restrict check in/out only on Saturdays in OwnerRez and, if so, would that interfere somehow with the Pricelabs integration and/or cause the same issue with Airbnb/Vrbo?

Also, it would be nice to restrict a discount code to be used only once. Not sure if that is possible now.
A limit on how many times that discount code works would be great as well. I would love to set up a single use code to send to people and run promotions with.
It would be nice if owners had the option to show how much availability is available. A simple box that states how many nights to show for each would be great. For example an owner could select to show 5 days before arrival and 2 days after departure.
Currently we have trigger to send Gap upsell email based on gap before arrival and gap after departure.
However the BADJOPEN shows both the arrival and departure gaps.
I want the ability to send arrival date gap first, based on how the availability close to the departure I want to send the departure gap, not both at the same time in the content.
I hope we can get this feature.
Also, like its said in another request, the language used for {BADJOPEN} can be better.

You can create a Season that encompasses the dates you're looking for, and then adjust arrival and departure for those dates within said Season. For example, here I've made a Christmas Season that is recurring only on 12/25 every year.
I can then create arrival and / or departure restrictions for that date within the same season.
On the Rates Calendar, you'll see that restriction applied.
