Hi Michael,
Thanks for sharing this context—I completely understand how those manual adjustments and small discrepancies can create headaches when trying to tie everything out perfectly.
Regarding the workflow, here are a few thoughts that might smooth this out for you:
For manual charges: When you add taxable charges, try adding them above the existing tax lines. As long as the taxes are set as a %, they should auto-recalculate based on the new total. This ensures you collect the correct balance without as much manual math.
Regarding Airbnb: Airbnb prefers that you use the Resolution Center for additional charges to keep the booking connected. It is definitely frustrating that they don't always automate the tax collection on those extra charges. Since that is an external limitation, manual adjustment is unfortunately the only way to handle it right now, regardless of how the report is formatted.
Regarding Tax Authorities: While I can't speak for every jurisdiction, most tax filings ask for the total taxable revenue multiplied by the rate, rather than a sum of individual collections. This method naturally results in those "off-by-a-penny" rounding errors.
Because OwnerRez is designed primarily for property management rather than strict fund reconciliation, we provide the totals you need for that standard filing method. For the kind of forensic, down-to-the-penny reconciliation you are looking for, you might find more peace of mind integrating with one of our accounting partners or a dedicated sales tax solution like Avalara.
Hi guys, thanks for that suggestion. I know there is more work going on to leverage this information in other ways. That would be a good one. In the meantime, share this post with other users that you know to vote this feature request up if they think this would be valuable to them!
Hi Amy, thanks for the suggestion. At this time, reports in general, including the Owner Statement Summary report, are not intended to be 'owner-facing'. I do know that there is a lot more work planned on that report to make it even more useful and accurate. It is still challenged by the transition from PMv1 data to PMv2. I do believe that the goal would be to make this something that could be sent as is to an owner - and theming would be a great addition to that - but for now, it is more likely that you will still want to export it and manipulate the data in a spreadsheet to ultimately have something that you can provide to an owner.
They need more triggers period.
Try to set a trigger that will be sent to a guest Sunday. The only way I could do it is to create 7 different Triggers based on their arrival date and conditions. That will only cover guests that stay for 1 week. That covers the vast majority of my needs but it was a bit much to do it that way.
Hey Travis,
Sounds like what you're looking for are Recurring Triggers, which we have in testing at this time. You can find the Feature Request for that and follow along for updates here - https://www.ownerrez.com/forums/requests/trigger-for-exact-day-of-week-trash-reminders
Why is this taking so long to implement? This is probably the #1 we need as hosts.
Right now in the Inbox, we can only "search" by using the various available filters. PLEASE add a way to simply search by words/phrases.
I see what you mean! We should probably cut the captions down to just one line and / or make the photos larger so the view of the image isn't obstructed on smaller screens.
I've passed this along to our Design team to see what we can do to address this.
We've received your feature request—thank you! If you think others would love this too, spread the word and invite them to upvote. Community feedback really helps us prioritize what to build next.
There is already a request to be able to set due dates and re occuring tasks but while you are working on that could you please also add the ability to filter and sort tasks by their due date.
This week's release addressed this concern!
[This topic has been merged with another topic (Rezzy to read field codes). All unique votes have also been merged.]
[Another topic was closed as a duplicate of this topic (Allow Rezzie AI to read from OR custom fields)]
This would be awesome! And even better if Rezzi could reply with quotes for bookings.
That's actually something we're working on now!
We appreciate you taking the time to submit this feature request! If you know other users who would benefit from this, we'd encourage you to share it with them so they can add their support by way of an upvote at the top of the page.
We have invested a significant amount of time populating custom fields with key data related to our business operations, Please allow Rezzie AI to read the custom fields. Hostbuddy AI already has this functionality built in so I would expect the native OR AI tool to be able to do the same. Thanks.
Yes!
I'm trying to build a workaround using the api to pull out to run some reports for me in python and it just keeps saying 401 error token not authorized. I've deleted and recreated it 3 times. same thing.
I'm about to sit down and spend the rest of the night doing my owner's reports manually. Not a happy camper :( I've not updated to V2 yet because I was scared. still am.
Hi Julie,
Great suggestion! Thanks for submitting! Know anyone else who'd benefit from this? Send them the link so they can add their vote and show there's interest in making this happen.
And in the meantime, as we discussed previously, I will share this internally. As I feel this would be a great addition to make Rezzy task generation even better!
Have a great evening and glad you are enjoying Rezzy!
We recently did switch to the PM2. This is so wrong, all owner statements from the past were supposed to be saved, none of them saved, they all changed, and we can't get the system to do the statements correctly, so if anyone has figured this out, please post, because the person we tried to talk to was no help. And now a disaster because owners calling questioning why nothing seems right, because all prior statements are wrong. Help!!
Our office hours are 9am-5pm. We are using Rezzy to autorespond to guests during the off hours. She makes tasks for the team all day long. It would be much less redundant and more useful if we could change the setting and have Rezzy only create a task for the team when she is working solo (after hours). During the day her tasks are redundant because we have staff actively working and respnding to guest issues.
It would be nice to have a Live feed on my homepage as background image for the Hero Unit.
I agree! An annual statement that follows our custom owner statement views is the most ideal solution.
Please don't close this... as someone else mentioned before... we would need to create a spreadsheet for each owner and then modify it to show the same items that are on our saved owner's statement views to match. We should be able to enter custom dates and generate a statement/report that follows one of our statement views that have been created.
This is a labor intensive workaround and we still need a easy way to generate a owner's year end statement.
Hello all! If you missed the news, Rezzy AI is now available for all. It is free to use until your March 2026 billing date. So turn it on to try it out if you haven't before!
There's a lot of info on what Rezzy can do (and a lot added since it first came into beta back in July), so I'll link to those resources here:

That report doesn't have the data we need.
It has a bunch of stuff under income that shouldn't be (cleaning, management etc)
and is missing expense that it DOES need (management fee)
and when you export it it loses all sums/totals and just pulls in the data cells and you have to go manually enter all the other info... I did 3 of them before realizing it was missing my management fee, which means the income row should have been higher because we need to subtract out management expense.
On a positive, the "profit" really did match my owner payouts, and other than management, the expenses seemed right on the few I did.
With PMv2 fully released and available to all to upgrade, we're marking this one as Released! Once on PMv2, the Owner Statement Summary report is available, which rolls up income and expenses for the selected owner statement period.
It can be exported as Excel, CSV, or TSV if the PM needs to add or remove info or add additional labeling, etc.
Our owners have been asking for a year-end summary that matches their 1099. The PMv2 upgrade is a great step in the right direction.
The PM Owner Statement Summary when printed should have the option to include the PM Theming, just like the Owner Statements.
Our Theming for Owner Statements includes a header with our company logo and the owner information (name, address, email, phone). The footer includes our company information, similar to letterhead.
Awesome, looks great!

Given the updates to the PM Statement, I am finding a void on mid-month forecasting on my commissions earned. The Commission Detail report could be a solution, but it would need to offer the option to select "stay dates within selected period" to allow for pro-rated commissions. Without that update, I am operating a bit blind. I understand the need to update the Owner Statements functionality, just do not understand why that had to spill into the PM reporting too.
