Allow Property Managers to set up an Owner account so they can manage their own prices and discounts.
Property Managers need to manage Operations and don't always have time to micro manage pricing for all their properties.
As an Owner I strive for 80%+ occupancy and smart pricing is never perfect. We often end up with orphan days (Mon - Thurs) or empty weeks that need heavy discounting.
Having to text my property manager to change pricing is a waste of efficiency both for the Owner and the Property Manager especially when doing multiple revisions (for example under 30 days dropping weekly until it books).
This can be done by the following:
1. Allow "Staff Member" -> "Limited Access" to offer the option of "Rate Modification" and "Discount Modification", at the Property Manager's discretion.
It would be a big time saver if Rezzy could respond with a polite customized "thank you" to guests for their review.
I have still not found a workaround for this besides manually copy/pasting on each property page and remembering to update it there any time we make changes to it within OR. I'm so perplexed why this doesn't exist yet either as a widget or as a shortcode. On the backend of OR, it must already exist somewhat in shortcode form as it's inserted on legal agreements. Please make this accessible to us as a property shortcode that could be inserted onto WP websites!

There is no way to require this information of the guest via the Public Booking Link, and Quotes do not allow a guest to modify the guest / pet count, no. I think this would make a solid Feature Request though, so I'm going to move this over to that forum.

Our reservation system operates on a night-based booking model rather than calendar days. A one-day block actually encompasses one night, beginning at check-in time and concluding at checkout the following day. While this appears as two calendar days in the system, it represents a single night's stay.
Blocking individual calendar days would create operational complications. For instance, a single-day block would require the previous guest to check out at midnight and restrict the following guest to check-in only after midnight on the same day, which is not practical.
Therefore, the minimum block duration is one night (appearing as two days in the reservation system), which aligns with standard hospitality booking practices where guests reserve nights rather than days.
What you could do is change arrival and / or departure restrictions for individual days on the Rate Calendar. This would prevent a guest from being able to arrive or depart on any given day of your choosing. Though this would not prevent a booking from including that day if it is encompassed in surrounding stay dates. There's a dropdown available on the Property Mappings page for the Crewdogs API that allows a user to include all properties!
I think this would be a great tool to add to the booking widget as well. I will be testing DirectBookingTools and see how it works and if it is worth it.
i would also suggest an extension of the channel Rate tester, it would be nice to see it in a calendar format with the pricing for each ota to give an overview in one snapshot/spreadsheet type. Rather than having to change dates and ota to find out the price

All of our integrations are opt-in per property by design and I don't see that we'll likely change that direction for specific integrations. We want our users to be intentional about the properties they are including in each integration, since every user and integration can do things differently.
We've consolidated our top 3 Infant related Feature Requests to reflect what needs to happen behind the scenes to make these requests possible, which is supporting infants across the system as a whole. This would include a new guest type, field code applicability, trigger conditions, and so on.
We're waiting on roadmap space to open up to be able to fit this work in. I'm hopeful for 2026.

I wholeheartedly agree with you, Manel. After discussing this internally, we'll be consolidating these feature requests to reflect the work that needs to take place to truly support infants system wide.

Sorry for the delay. I consider these all one request as the core is the same - support for infants. The reasons and use for the feature differ which just speaks to the level of the need.
if we don’t combine these all into one request we end up not prioritizing truly needed features even though they have a broad need and support.
maybe the solution is merging them all into a re-written request that addresses the core need and lists the different uses of it
This capability already exists in other parts of OR (Channel Rate Tester) so turning a portion of it into a widget or merging it with the booking widget wouldn't be hard. I appreciate all the integrations offered, but we shouldn't have to pay a 3rd party for something that can easily be implemented natively in OR.
This is still needed! I'd like to have check in details sent 20 minutes after booking is confirmed so my lock codes have time to generate. This is specifically an issue for same-day bookings...
On short-notice bookings we use the "Booking Paid in Full" trigger to send our check-in details. It usually gives us about 5 minutes.
$50 min is not worth it (to even schedule a call with them). I currently have one rental unit, so $6 per rental is ok with me, but not $50 min.

I’ve personally used the tool on my own direct booking site and found it genuinely valuable, not just a "money grab". Ultimately, it’s up to you to determine the value it brings to your business and how much that is worth to you.
Just want to add my thoughts that the $50 minimum is really a non-starter for us, too. We have 6 properties but they are in two different countries so that's two different websites. This should be a native option within OR.

This request remains open for voting for a native price comparison widget. Just wanted to let users know what options are available in the here and now. We do not have space on our current development roadmap to build out a widget like this at this time, but we'll keep you posted here in this thread if that changes.

After some research into this topic, I'm afraid we will not be able to move forward with this request at this time. There are existing workarounds available.
A big driver for that decision is that Vrbo doesn't support percentage-based cancellation fees through their API. Your main options are to set your Cancellation Policy below 100%, or use rate adjustments to build buffer pricing into all bookings to offset potential cancellation losses.
While Vrbo's official policy requires hosts to provide 100% refunds for guests to receive service fee refunds, there's an unofficial workaround: small "cancellation fees" (like recouping 3% by setting your Cancellation Policy to a 97% refund) may be retained if you let Vrbo's automated systems process everything without human intervention. However, if anyone contacts Vrbo directly about the cancellation, they'll enforce the full refund requirement in order to refund those guest service fees. More importantly, any cancellation fee (whether percentage-based or flat) could potentially cost you Vrbo's ranking boost for offering 100% refunds. It's generally better to slightly raise your rates (around 0.5%) to cover cancellation risk while maintaining the no-fee policy and keeping Vrbo's algorithmic advantages.
I'll leave this request open for voting, but do keep in mind that a percentage based cancellation fee would only be applicable to direct bookings if we do decide to tackle this in the future.
You should be able to set this up for yourself by creating an Inquiry type SMS template, inserting your phone number as the recipient in the "To" bar, like so.
Then, configure a corresponding Trigger that fires immediately when an inquiry is received, like this:
I don't think we have any available field codes for Inquiry templates that would link you to that inquiry, but it would give you the SMS notification you're looking for if push notifications or email notifications are spotty for you in certain areas.
Between push notifications and the ability to fire an SMS to yourself as described above, this request has been satisfied. I'll go ahead and mark it released!
As a Breezeway user, I would very much appreciate this feature. As others have mentioned, classifying owner stays as bookings is the only way to make the housekeeping and other schedules function properly in Breezeway, but doing so messes up the Owner Rez reporting. For me the issue is not about the messaging features, but being able to exclude those $0 bookings from the financial reporting. Is there any update on the timing for this project? And, in the interim, could you add an option on the financial reports to exclude bookings with certain tags (like owner visits)? Thank you!
