Although OwnerRez offers a wide range of financial features - from payment collection to tax tracking - OwnerRez does not handle any of your tax responsibilities on your behalf, such as remitting taxes, opening accounts with tax agencies, or filing taxes. Our Avalara MyLodgeTax integration enables you to verify your tax report, synced from OwnerRez, directly in Avalara on or after the 4th of each month.

How OwnerRez's Avalara Integration Works
Here's how OwnerRez's Avalara integration works.
- OwnerRez reports to Avalara on an accrual basis, 24 hours after the guest's departure (check-out) date as the transaction date sent to Avalara. For example, A guest checking in on September 30th and departing on October 2nd would be reported in October by OwnerRez.
- Bookings included in the monthly sync are based on their departure date that falls within the monthly reporting period.
- Although Avalara may have different due dates (such as the 5th or 10th of the month), the deadline for OwnerRez's automatic transaction synchronization is the 4th of each month. This allows users to manually verify reported transactions by running the Tax Detail report and updating data directly in Avalara if needed.
- The revenue calculation is based on total booking charges (excluding taxes), regardless of whether the payment has been completed.
Since the OwnerRez Avalara integration operates on an accrual basis, using the guest's departure (check-out) date as the transaction date, a timing difference may occur if you've been reporting using arrival or check-in dates. This means you may need to coordinate with your jurisdiction about the change in reporting basis from check-in to departure dates, or adjust your reporting approach accordingly.

Steps for Integration
1. Navigate to Settings > Financial > Avalara, and click Connect Avalara.
2. Complete the contact information and enter your business or personal home address, not the property address. Choose your selected properties in the Properties section.
3. The next screen indicates that your connection has been initiated and displays your Avalara external IDs. Complete your setup by clicking the Sign Up Now button.
4. If necessary, follow the instructions on the Avalara integration Instructions tab.
5. Complete your setup by clicking the Sign Up Now button.
6. After you click the Sign Up Now button, you'll be asked to complete your Avalara MyLodge Tax subscription on Avalara’s MyLodgeTax webpage, where you begin the purchase process. Click the Buy Now button.
7. Fill out the Account setup form and click Next.
8. Fill out the Payment method form and click Submit order.
9. The Success page will be displayed, showing your order number, the number of property subscriptions, and the total charge.
10. Now, check your email for your confirmation email and to complete the setup of your account. It may take a minute or two; please check your spam folder. If your email was not delivered, click on the Login button in the top right corner, enter your username, click next, click forget password, then check your email again.
11. You will be prompted to connect your bank account and create a Funding Power of Attorney (FPOA).
12. Fill out and sign the Funding Power of Attorney (FPOA).
Tip: If you don’t have a bank address, any branch or corporate bank address of your banking institution will suffice.
13. You will get this confirmation message:
14. Now it’s time to complete the information about your property in your account.
15. You will need to enter your Social Security Number (SSN) or FEIN for an entity and enter the personal information of the manager/managing member/or member for taxpayer details. After filling out the forms, click SAVE.
Tip: For the date registered, you can put a close approximate date.
16. Review and sign the Filing Power of Attorney, which allows Avalara to file returns on your behalf. After you approve, it will display a pending status until it’s completely processed, and you can then continue with the setup.
17. Banking information - You can click SKIP FOR NOW if you’ve already provided this information in an earlier step.
18. Fill out the License Information section. Click SAVE. Email your licenses to mylodgetaxlicensing@avalara.com.
19. Click SAVE. Finish the Banking Information and Marketplace Information sections.
Tip: Click Existing if you’ve already filled this out; it will populate the information for you.
20. Select all applicable marketplaces, then click SAVE.
21. You will be taken to your Avalara Dashboard. At this point, you are done.
22. When you return to your OwnerRez Account, you will see Pending Activation for your property. It will change to Active after you complete onboarding with the Avalara team.
23. When your properties are connected, they will be listed, and the Status will be displayed as Connected on your Avalara integration page (Settings > Financial > Avalara).
You can use the Property Mapping button to add more properties to your connected account. If you have questions, refer to the Avalara integration Instructions tab.
Reporting in Avalara
1. Log in to your Avalara MyLodgeTax account and navigate to Taxes > Report Revenue.
2. Avalara may prompt you to upload a file to report any additional revenue; however, you can skip this step by clicking the "Skip this step" link at the bottom.
