Airbnb New Single Fee Structure Now Live

As of today, October 27, 2025, Airbnb’s new single service fee structure is officially in effect for all hosts who use property management software like OwnerRez. Please note that Airbnb is rolling out this update gradually throughout the day, so if you don’t see the change yet, it should appear in your account soon.
What this means
Airbnb has transitioned all API-connected accounts from the old split-fee model (3% host fee + 14–16% guest fee) to a single 15.5% host-only fee. Guests will continue to see and pay the same total price; they’ll just see it as one all-inclusive rate instead of separate host and guest fees.
Keep your payouts consistent
If you haven’t already adjusted your Airbnb rates, your payouts will now reflect this higher host fee. To maintain consistent revenue, we recommend increasing your Airbnb rates by about 15.5% (Amounts and increase methods may vary if you are using the OwnerRez Property Management feature to calculate commissions on your bookings. Please consult your accountant for guidance and any implications this change may make to your taxes).
You can easily do this in OwnerRez:
1. Go to Settings → Channel Integrations → Airbnb
2. Click Change at the top
3. Under Rate Adjustment, select Adjust both rent and surcharges → Increase by 15.5%
